Samui’s villa premium follows the ridges rather than the beaches. The northeast corner, Bophut Hills, Choeng Mon, and Plai Laem, holds the highest concentration of luxury houses, most of them set on slopes with wide gulf views and a short drive to Fisherman’s Village. This is the top of the market.
The southwest, around Laem Set, Lipa Noi, and Taling Ngam, is quieter and flatter, with sunset-facing beachfront and some of the largest single estates. Chaweng Noi, tucked behind the headland from the main Chaweng strip, offers walking-distance beach without the noise. Rates run lower in the south and west than the northeast at matched size.
Thai VAT: 7 percent
Thailand applies 7 percent VAT on accommodation and services. On a $15,000 high-season week that is $1,050. As on Phuket, some villas quote inclusive of VAT and some add it, so confirm which before comparing two houses.
Food for the cook
The cook’s labor is included; the groceries are not. Plan on $35 to $75 per person per day for a Thai-led menu with market produce and seafood. For a family of six over a week, that is roughly $1,500 to $3,200.
Transport and extra staff
A car with a driver runs $70 to $110 per day, slightly under Phuket given the smaller island. A Western chef adds $130 to $230 per day plus food. Spa therapists and babysitters are bookable through the manager.
Security deposit
Expect a refundable deposit of $1,500 to $8,000 depending on the value of the villa, taken by card hold or transfer and returned within two weeks of checkout.
