The Atlantic Seaboard holds the trophy stock. Clifton, with its four sheltered beaches and a strip of cliff bungalows, is the most expensive address in the city. Bantry Bay sits beside it, slightly calmer and wind-protected. Camps Bay is the social heart, a wide beachfront with the most villas in the high band and the most restaurants within walking distance. Llandudno, around the headland, is quieter and more private.
Inland, the leafy southern suburbs of Constantia and Bishopscourt trade the sea for wine estates, oak-lined plots, and the largest gardens in the city, at lower rates than the seaboard. For a group that wants space, a pool, and a vineyard within reach over beach frontage, the south is the smarter buy.
The load-shedding clause
This is the line that matters more than the rate. South Africa’s grid reliability improved sharply through 2024 and 2025, and prolonged blackouts have eased, but rolling cuts can still recur. Confirm in writing that the villa has an inverter or generator and that it covers the pool pump, the Wi-Fi, and the kitchen, not just the lights. A house at this price without backup power is a pass.
VAT and the tourism levy
South Africa charges 15 percent VAT, a rate confirmed for 2026 after a proposed increase was reversed. A 1 percent tourism levy applies at many establishments. On a $30,000 peak week, VAT is $4,500. Confirm whether the quote is gross or net.
Staff and transport
Staffing is the value story. A private chef runs $250 to $450 per day plus food, a housekeeper and a car with driver cost a fraction of the European equivalent, and most managed villas include daily housekeeping. A car is useful, and a driver is worth it for wine-country days and evenings out.
Security deposit
Plan on a refundable deposit of $2,000 to $15,000 depending on the value of the villa, held by card or transfer and returned within two weeks of checkout.
