Maldives pricing is unlike any other villa market. The product is a resort-owned villa, not a privately-owned rental. The booking platform is the resort, the seaplane operator is one of two carriers (Trans Maldivian Airways or Manta Air), and the food bill is a meal-plan negotiated at booking, not a chef hired locally. The line items are fixed by Maldivian tax law and the resort’s commercial structure. The math is the math.
The rates below were verified against published peak-season cards from Cheval Blanc Randheli, Four Seasons Voavah, Soneva Jani, Soneva Fushi, Velaa, One&Only Reethi Rah, Joali, Anantara Kihavah, Six Senses Laamu, Patina Fari Islands, Conrad Rangali, and COMO Cocoa Island, plus published government tax schedules. All figures are quoted nightly except meal plans, which are per-person-per-day. The week math sits at the bottom of each example.

Rates verified May 2026 against published peak cards. The Christmas window adds 25 to 60% over the February to April peak across every product. New Year’s Eve typically requires a 10 to 14 night minimum and a compulsory gala-night surcharge of $400 to $1,400 per person.
Every Maldives resort applies a 10% service charge on the room rate, the food bill, the spa, the diving, the boat charters, and the on-property shop. The number is fixed by industry custom and is not negotiable. The service charge is distributed to the resort staff under the Maldivian Labour Act service-charge regulations, and is not optional. On a $3,000 nightly rate, the service line is $300 per night before any food is ordered.
The Tourism Goods and Services Tax is 16% (raised from 12% on 1 January 2023, then held at 16% through 2026). It applies to the room rate plus service, plus every chargeable item billed to the villa. On a $3,000 room plus $300 service the T-GST is $528. On a $200 dinner for two with service of $20 it is another $35.20. The full villa folio at peak runs 26% in service-and-tax on top of every printed price. Twenty-six percent. The number people quote you at the front desk is the number before the 26.
The Maldives green tax was raised to $12 per person per night at five-star properties on 1 January 2025 (doubled from $6, as legislated under the second amendment to the Maldives Tourism Goods and Services Tax Act). The rate at guesthouses and three-star properties is $6. Children under two are exempt. On a 7-night stay for a couple the green-tax line is $168. On a 4-bedroom buyout for 8 adults over 10 nights it is $960. Always confirm the line on the pre-arrival folio.
Half-board (breakfast and dinner) runs $250 to $480 per person per day at five-star resorts in 2026. Full board adds lunch at $90 to $180 per person per day. All-inclusive (open bar, all dining venues except the underwater restaurant and private dining at the beach) runs $580 to $980 per person per day. The Cheval Blanc Randheli, Four Seasons Voavah, Soneva Jani, Soneva Fushi, and Velaa tier ships private chef and full villa programming in the room rate; no meal plan is charged. Trans Maldivian Airways and Manta Air price seaplane transfers by atoll distance and resort exclusivity. Northern atolls (Baa, North Male) run $400 to $560 per person round trip. Central atolls $480 to $720. The further-flung properties (Voavah in Baa, Velaa in Noonu, Soneva Jani in Noonu) run $600 to $900. Trans Maldivian operates sunrise to roughly 4pm only; a late-arriving long-haul forces an overnight at the airport-island hotel ($400 to $900 per room, booked by the resort).
Speedboat transfers from the new Velana International Airport serve resorts within 60 km of Malé: typical cost $150 to $320 per person round trip. The southern atolls (Laamu, Addu, Gaafu) require a domestic flight (Maldivian Air or FlyMe) then a speedboat: $480 to $720 per person round trip combined. Children five and under are typically half-fare. Infants on the lap are free on speedboat, $90 on seaplane.
The full-day private speedboat charter (snorkel drift, sandbank picnic, sunset cocktail) runs $1,200 to $3,200 per couple. A single dive runs $90 to $180 per person; a full PADI Open Water certification runs $720 to $1,400. The spa rate at the top tier is $360 to $580 per 60-minute treatment. The number that catches most new arrivals is the boat-and-dive-and-spa day: easily $1,600 per couple before lunch. Plan for it, or do not.
The 10% service charge is the formal compensation channel. Direct cash gratuities on departure are customary for the villa host, the dive instructor (if a course was completed), the bar staff at the venue used most, and the seaplane lounge agent who managed luggage at transfer. $50 to $150 per person, distributed across four staff, is a normal exit. The general manager will assure you nothing more is expected. The villa host will appreciate the envelope.

All-inclusive at the Voavah tier flattens the percentage premium because the food and seaplane are inside the rate. The raw dollar premium is still six figures. Card billing rates will vary 1 to 3% from the published USD figure used here.
Six levers move the all-in figure on a Maldives trip. Two are about the calendar, two are about the contract, and two are about the spend after arrival.
Move to mid-October or mid-May. The southwest monsoon is short-shower weather, not all-day rain in most years. Nightly rates drop 35 to 55%. The marine life is better than peak, by most divers’ account.
Pick a northern atoll over a southern one for short stays. A Baa or North Malé resort saves $300 to $700 per person on transfer versus Laamu or Gaafu. Over a couple on seven nights that is one full additional spa morning.
Negotiate the meal plan as a package, not at the front desk. Half-board to full-board upgrades booked pre-arrival run 15 to 25% below the on-property rate. The Soneva and Cheval Blanc tier will sometimes credit the F&B against the room rate for stays of 10 nights and over.
Book Conrad Rangali or COMO Cocoa for the over-water product, not Voavah. If the goal is a single water villa with a view, not a full-island buyout, the value gap between the top tier and the upper-mid tier widens past 40% in 2026. The water is the same water.
Pre-book the private boat day for two days, not three. The marginal third day is rarely the day that builds the memory. The savings, $1,800 to $2,400 in peak, funds the only meaningful upgrade: the underwater dining slot at Ithaa, Sea, or 5.8.
The sixth lever, the one most renters do not know. The Maldives operates a quiet last-minute repositioning market through the major dive-and-travel agents (DivePoint, Diamir, Diving World, and a small number of specialist UK agents). Resorts release distressed inventory at 20 to 35% below the published rate inside the 30-day window. The agents email a short Maldives availability list every Friday. The published platforms (the resort sites, the chain corporate channels) do not surface it. Email any of the established Maldives specialist agents in late October for Christmas openings, in late January for the February to April peak.

The standard structure is a 10 percent service charge, a 16 percent T-GST applied after service, plus a green tax of $12 per person per night at five-star properties. On a $4,000 nightly rate for two people, the contractual line items add roughly $1,540 per night before food.
