What Maldives Villas Actually Cost

A one-bedroom water villa at a five-star resort runs $2,400 to $6,800 per night in peak weeks; the trophy tier (Cheval Blanc Randheli, Soneva Jani Water Reserve, Velaa Romantic Pool Residence) runs $5,500 to $14,500. After service, T-GST, green tax, food, and seaplane transfer, the all-in week lands 60 to 90 percent above the headline. The full structure, line by line, with three worked examples.

Maldives pricing is unlike any other villa market. The product is a resort-owned villa, not a privately-owned rental. The booking platform is the resort, the seaplane operator is one of two carriers (Trans Maldivian Airways or Manta Air), and the food bill is a meal-plan negotiated at booking, not a chef hired locally. The line items are fixed by Maldivian tax law and the resort’s commercial structure. The math is the math.

The rates below were verified against published peak-season cards from Cheval Blanc Randheli, Four Seasons Voavah, Soneva Jani, Soneva Fushi, Velaa, One&Only Reethi Rah, Joali, Anantara Kihavah, Six Senses Laamu, Patina Fari Islands, Conrad Rangali, and COMO Cocoa Island, plus published government tax schedules. All figures are quoted nightly except meal plans, which are per-person-per-day. The week math sits at the bottom of each example.

Rates verified May 2026 against published peak cards. The Christmas window adds 25 to 60% over the February to April peak across every product. New Year’s Eve typically requires a 10 to 14 night minimum and a compulsory gala-night surcharge of $400 to $1,400 per person.

No. II  ·  The Line Items

What sits on top of the headline.

Service charge: 10%

Every Maldives resort applies a 10% service charge on the room rate, the food bill, the spa, the diving, the boat charters, and the on-property shop. The number is fixed by industry custom and is not negotiable. The service charge is distributed to the resort staff under the Maldivian Labour Act service-charge regulations, and is not optional. On a $3,000 nightly rate, the service line is $300 per night before any food is ordered.

T-GST: 16% on the subtotal after service

The Tourism Goods and Services Tax is 16% (raised from 12% on 1 January 2023, then held at 16% through 2026). It applies to the room rate plus service, plus every chargeable item billed to the villa. On a $3,000 room plus $300 service the T-GST is $528. On a $200 dinner for two with service of $20 it is another $35.20. The full villa folio at peak runs 26% in service-and-tax on top of every printed price. Twenty-six percent. The number people quote you at the front desk is the number before the 26.

Green tax: $12 per person per night at five-star

The Maldives green tax was raised to $12 per person per night at five-star properties on 1 January 2025 (doubled from $6, as legislated under the second amendment to the Maldives Tourism Goods and Services Tax Act). The rate at guesthouses and three-star properties is $6. Children under two are exempt. On a 7-night stay for a couple the green-tax line is $168. On a 4-bedroom buyout for 8 adults over 10 nights it is $960. Always confirm the line on the pre-arrival folio.

Meal plans: $250 to $980 per person per day

Half-board (breakfast and dinner) runs $250 to $480 per person per day at five-star resorts in 2026. Full board adds lunch at $90 to $180 per person per day. All-inclusive (open bar, all dining venues except the underwater restaurant and private dining at the beach) runs $580 to $980 per person per day. The Cheval Blanc Randheli, Four Seasons Voavah, Soneva Jani, Soneva Fushi, and Velaa tier ships private chef and full villa programming in the room rate; no meal plan is charged. For a couple on half-board for seven nights, plan for $3,500 to $6,700 in food alone. Add the bar tab.

Seaplane and speedboat transfer: $400 to $900 per person round trip

Trans Maldivian Airways and Manta Air price seaplane transfers by atoll distance and resort exclusivity. Northern atolls (Baa, North Male) run $400 to $560 per person round trip. Central atolls $480 to $720. The further-flung properties (Voavah in Baa, Velaa in Noonu, Soneva Jani in Noonu) run $600 to $900. Trans Maldivian operates sunrise to roughly 4pm only; a late-arriving long-haul forces an overnight at the airport-island hotel ($400 to $900 per room, booked by the resort).

Speedboat transfers from the new Velana International Airport serve resorts within 60 km of Malé: typical cost $150 to $320 per person round trip. The southern atolls (Laamu, Addu, Gaafu) require a domestic flight (Maldivian Air or FlyMe) then a speedboat: $480 to $720 per person round trip combined. Children five and under are typically half-fare. Infants on the lap are free on speedboat, $90 on seaplane.

Excursions, diving, and spa: $400 to $1,800 per couple per day

The full-day private speedboat charter (snorkel drift, sandbank picnic, sunset cocktail) runs $1,200 to $3,200 per couple. A single dive runs $90 to $180 per person; a full PADI Open Water certification runs $720 to $1,400. The spa rate at the top tier is $360 to $580 per 60-minute treatment. The number that catches most new arrivals is the boat-and-dive-and-spa day: easily $1,600 per couple before lunch. Plan for it, or do not.

Tipping: $5 to $15 per staff member per day

The 10% service charge is the formal compensation channel. Direct cash gratuities on departure are customary for the villa host, the dive instructor (if a course was completed), the bar staff at the venue used most, and the seaplane lounge agent who managed luggage at transfer. $50 to $150 per person, distributed across four staff, is a normal exit. The general manager will assure you nothing more is expected. The villa host will appreciate the envelope.

No. III  ·  Worked Examples

Three weeks. Three real totals.

Three trip configurations we have priced for clients in 2024 and 2025. Numbers verified against the source contracts and the published 2026 tax schedules. The takeaway: a Maldives week rarely ends within 10 percent of the headline.

Example I

Couple, last week of March, 1BR water villa, mid-tier 5-star.

Headline: $2,400 / night, $16,800 / 7 nights.

Service charge (10%) $1,680. T-GST (16%) $2,957. Green tax (2 × 7 × $12) $168. Half-board ($340 pp/day) $4,760, service plus T-GST on F&B $1,256. Seaplane (Baa atoll) $560 pp round trip $1,120. One spa morning $1,160. One dive day for one $440.

All-in: $30,341 for the week.
Premium over headline: 81%.

Example II

Family of four, second week of February, 2BR Beach Pool Villa, top tier.

Headline: $6,400 / night, $44,800 / 7 nights.

Service charge (10%) $4,480. T-GST (16%) $7,885. Green tax (4 × 7 × $12) $336 (child over 2). Full board ($380 pp/day, kids $190) $7,980, plus service and T-GST on F&B $2,106. Seaplane to Noonu $720 pp round trip $2,880. Private snorkel charter (one day) $2,400. Two spa treatments $1,400. Tipping envelope $400.

All-in: $74,667 for the week.
Premium over headline: 67%.

Example III

Family of eight, Christmas to New Year, Voavah full-buyout.

Headline: $98,000 / night, $980,000 / 10 nights.

Service charge (10%) $98,000. T-GST (16%) $172,480. Green tax (8 × 10 × $12) $960. Food and beverage included at this tier; bar tab and premium-wine pull $14,000 plus 26%. Voavah private yacht day $9,500. Seaplane transfer included in the rate. Compulsory NYE gala-night surcharge $1,200 pp, $9,600. Tipping envelope $4,800.

All-in: $1,307,360 for ten nights.
Premium over headline: 33%.

All-inclusive at the Voavah tier flattens the percentage premium because the food and seaplane are inside the rate. The raw dollar premium is still six figures. Card billing rates will vary 1 to 3% from the published USD figure used here.

No. IV  ·  Reducing the Bill

How to cut the total, without cutting the trip.

Six levers move the all-in figure on a Maldives trip. Two are about the calendar, two are about the contract, and two are about the spend after arrival.

Move to mid-October or mid-May. The southwest monsoon is short-shower weather, not all-day rain in most years. Nightly rates drop 35 to 55%. The marine life is better than peak, by most divers’ account.

Pick a northern atoll over a southern one for short stays. A Baa or North Malé resort saves $300 to $700 per person on transfer versus Laamu or Gaafu. Over a couple on seven nights that is one full additional spa morning.

Negotiate the meal plan as a package, not at the front desk. Half-board to full-board upgrades booked pre-arrival run 15 to 25% below the on-property rate. The Soneva and Cheval Blanc tier will sometimes credit the F&B against the room rate for stays of 10 nights and over.

Book Conrad Rangali or COMO Cocoa for the over-water product, not Voavah. If the goal is a single water villa with a view, not a full-island buyout, the value gap between the top tier and the upper-mid tier widens past 40% in 2026. The water is the same water.

Pre-book the private boat day for two days, not three. The marginal third day is rarely the day that builds the memory. The savings, $1,800 to $2,400 in peak, funds the only meaningful upgrade: the underwater dining slot at Ithaa, Sea, or 5.8.

The sixth lever, the one most renters do not know. The Maldives operates a quiet last-minute repositioning market through the major dive-and-travel agents (DivePoint, Diamir, Diving World, and a small number of specialist UK agents). Resorts release distressed inventory at 20 to 35% below the published rate inside the 30-day window. The agents email a short Maldives availability list every Friday. The published platforms (the resort sites, the chain corporate channels) do not surface it. Email any of the established Maldives specialist agents in late October for Christmas openings, in late January for the February to April peak.

FAQ

The questions readers ask.

What does a Maldives water villa cost per night in 2026?

A one-bedroom water villa at a five-star resort in peak season (24 December to 6 January, plus mid-February to mid-April) runs $2,400 to $6,800 per night on the public rate card. At the trophy tier (Cheval Blanc Randheli, Soneva Jani 1BR Water Reserve, Velaa Romantic Pool Residence) peak nightly rates run $5,500 to $14,500. The two-bedroom beach villas at the top tier reach $18,000 to $32,000 per night during the Christmas window.

What is the all-in cost after taxes and service at a Maldives resort?

Plan for roughly 35 to 45 percent on top of the headline nightly rate. The standard structure is a 10 percent service charge, a 16 percent T-GST applied after service, plus a green tax of $12 per person per night at five-star properties. On a $4,000 nightly rate for two people, the contractual line items add roughly $1,540 per night before food.

How much is the seaplane transfer to a Maldives resort?

Trans Maldivian Airways and Manta Air price seaplane transfers by atoll distance. Per-person round trip runs $400 to $900. Trans Maldivian operates daytime only (sunrise to roughly 4pm). A late arrival into Malé requires a paid overnight at the airport-island hotel, which the resort typically books at $400 to $900 per room. Domestic-flight plus speedboat is the alternative for southern atolls.

Is food included in the Maldives villa rate?

It depends on the meal plan. Most resorts default to half-board (breakfast and dinner) at $250 to $480 per person per day. Full board adds lunch at $90 to $180 per person per day. All-inclusive (open bar, all dining venues except the underwater restaurant and private dining) runs $580 to $980 per person per day. The Cheval Blanc, Voavah, Soneva, and Velaa tier ships private chef plus full villa programming included.

What is the green tax in the Maldives?

The Maldives Inland Revenue Authority levies a green tax on all overnight stays. From 1 January 2025 the rate at five-star resorts is $12 per person per night (raised from $6). Guesthouse and three-star levels remain $6 per person per night. Children under two are exempt. The tax is added to the final folio.

Is the Maldives T-GST on top of the headline rate?

Yes. The Tourism Goods and Services Tax (T-GST) is 16 percent, applied after service charge. On a $3,000 nightly rate, the structure is $300 service, then $528 T-GST on the $3,300 subtotal. The line appears in the contract and the final folio.

When are Maldives villa prices cheapest?

Mid-May to mid-July, and again late September to mid-November. The southwest monsoon brings short heavy showers, but most peak-season divers and snorkelers will tell you the marine life is better. Off-peak nightly rates run 35 to 55 percent below the December-to-April peak. The atoll matters: the central atolls (North and South Malé, Baa, Ari) get the most rain; the southern atolls (Laamu, Gaafu Alifu, Addu) see less.
