Uluwatu prices by clifftop pocket and by view. The stretch directly above the Uluwatu and Suluban breaks holds the trophy houses, the architect-built villas cut into the limestone with the long view down the coast and the surf rolling in below. These ask the top of the market. Pecatu and the resort clifftops around Ungasan, where the grand hotel estates sit, carry strong villas with the most dramatic drops to the sea.
Bingin and the pockets above the smaller breaks run a touch softer and more laid-back, closer to the warungs and beach clubs that give the Bukit its character. Set back from the cliff edge, away from a direct ocean view, rates fall sharply for an otherwise comparable house. The closer to the edge and the more uninterrupted the view of the swell, the higher the rate, which is the cleanest premium to understand on the peninsula.
PB1 plus the Bali levy
Bali’s accommodation tax is simpler than most in this guide. Villas carry a 10 percent regional accommodation tax, the PB1 or PBJT levied by the regency, and most operators add a service charge of around 5 to 10 percent on top. Separately, every foreign visitor pays a one-time Bali tourist levy of 150,000 Indonesian rupiah, about 10 US dollars per person, on entry, in force since February 2024 and paid through the official Love Bali portal. Confirm whether a quoted villa rate already includes the PB1 and service charge, because presentation varies.
The staff, and what is included
The staffed villa is the Bali norm. A clifftop house in Uluwatu typically includes a villa manager, housekeeping, security, and often a cook who prepares breakfast and can cater other meals from a provisioning budget you fund. This level of service is built into the rate, which is why a Bali villa buys more hands than a bare house at the same number elsewhere. Gratuities for the team at the end of the stay are customary.
The car, and the deposit
The Bukit’s clifftop pockets are spread out and the roads are narrow, so a car and driver, which most villas arrange, is close to essential for getting around and for the airport run. Expect a refundable security deposit by card hold or cash, returned at checkout, smaller than the Caribbean norm but standard.
