Uluwatu sits on the Bukit Peninsula, the limestone plateau at the southern tip of Bali, and it sells one thing better than anywhere on the island: the clifftop villa with an infinity pool that drops 70 metres to the surf below and the Indian Ocean filling the whole frame. The market is defined by its cliff pockets, the strips of plateau above the surf breaks, and the position on the cliff is the product. A glass-walled estate above Pecatu and a thatched compound back from the Bingin edge are different trips at the same rate.

The single fact that shapes an Uluwatu booking is the dry season. The Bukit runs on two seasons: the dry from roughly April to October, with the clean light, the offshore wind, and the surf breaks that draw the global tour, and the wet from November to March, which is warm but humid with afternoon downpours. The apex is the July and August dry-season core, when the southern-hemisphere winter brings the surfers and the European summer holidays at once, and rates run highest. Confirm the villa has reliable water, power backup, and proper staff before you book, because the Bukit infrastructure is thinner than central Bali.

Why it ranks here: the entry to a staffed Uluwatu villa at the floor of the band. An inland Ungasan villa puts a group within a short drive of the southern cliffs and beaches at the lowest rate here, with a basic staff and a private pool. Four bedrooms for a group of eight on a tighter budget.

What we would change: at this rate the staff thins to a housekeeper and a part-time cook, the view is gone, and the build quality varies. Confirm water, power backup, and exactly which staff are included, because this band attracts the most listing churn.

Eight villas we considered and passed on.

Properties listed through Elite Havens, The Luxe Nomad, and direct operators in the same price band as the ranked twelve. One sentence each on the reason we did not include them.

  • A six-bedroom Pecatu clifftop estate at $65,000 per week. The water supply runs off a single delivery tanker with no on-site reserve tank, so a missed delivery in peak season leaves a full house dry.
  • A five-bedroom Ungasan clifftop villa at $52,000 per week. The advertised cliff-edge pool sits behind a public coastal path, so the view comes with a steady stream of passers-by at the rail.
  • A five-bedroom Bingin villa at $42,000 per week. The only beach access is a 200-step cliff stair with no alternative, which the listing photos soften and the operator would not clarify.
  • A five-bedroom temple-side villa at $46,000 per week. The generator does not cover the air conditioning, so the rooms run hot through the frequent dry-season power cuts.
  • A four-bedroom Padang Padang villa at $32,000 per week. A large resort build broke ground on the adjacent lot in early 2026, and the listing does not disclose the construction noise.
  • A five-bedroom Nyang Nyang ridge villa at $40,000 per week. The access track is impassable for a standard vehicle after rain, stranding guests without a four-wheel-drive transfer the operator does not provide.
  • A four-bedroom Balangan villa at $28,000 per week. Two platforms listed conflicting staff arrangements, and the operator could not confirm in writing whether a chef was included.
  • A five-bedroom inland Bukit villa at $26,000 per week. The headline ocean-view photos were taken from a neighboring rooftop, not the villa, which sees only its own garden.
Section III  ·  The Dry Season and the Cliff

Why the season and the position move your rate.

Uluwatu runs on the dry season. The peak is roughly April to October, with the clean light, the offshore wind, and the surf breaks that draw the global tour, and the apex stacks on the July and August core, when the southern-hemisphere winter brings the surfers and the European summer brings the families, and the best clifftop estates book 6 to 10 months ahead. The Christmas to New Year fortnight is a second spike inside the wet season. These windows run 30 to 60 percent above the wet-season baseline. The premium is the date and the cliff position, not the house alone.

The wet season, November to March, is warm and green with afternoon downpours and a heavier swell, and rates fall by a third or more. A buyer who can take the occasional storm finds real value in the shoulder months of April, May, and October, when the weather is largely dry and the crowds thin. The Bukit infrastructure is the variable that does not appear in the rate: water on the limestone plateau is often delivered or pumped, and power cuts are common, so a villa with a real water reserve and a generator that covers the air conditioning is worth more than the view.

Book by the previous autumn for a July or August clifftop villa, and earlier still for the New Year fortnight. The western Pecatu and southern Ungasan estates close first; the inland and entry pockets hold inventory later. The April, May, and October shoulders run 25 to 40 percent below the dry-season apex with mostly fine weather.

The ranking is built from on-site stays (two of the twelve), site visits without stay (six properties), operator interviews (all twelve, conducted between October 2025 and April 2026), and verified reader reports from the 2024 and 2025 dry seasons. Uluwatu-specific weights go to: the water supply and on-site reserve (the single most overlooked failure point on the Bukit), the generator coverage including the air conditioning, the real beach access and whether it is a path or a cliff stair, the cliff orientation against the sunset, and the full staff arrangement in writing. We weight the high-cliff estates on position and service, and the lower picks on access and value.
