A private dock on a villa is one of the most over-claimed amenities in the global villa market. The shorthand “dock” in a listing description can mean anything from a deeded jetty taking a 30-metre yacht (Necker, Moskito) to a swim ladder bolted to the rocks (Mykonos, southern Croatia). The four-test bar we apply: the dock is on the deeded property or a contained estate, the dock is permitted by the local marine authority for the boat size advertised, the dock has depth-at-low-tide of at least 1.5 metres for tender use, and a resident maintenance arrangement keeps it operational.

Twelve villas pass that test in the inventory we cover. The Caribbean and Indian Ocean private islands (Necker, Moskito, Voavah, Cousine) carry their own jetties because the islands need them for supply. Why it ranks here: the Yalikavak peninsula on the Bodrum coast holds the largest deeded-frontage villa inventory in the eastern Mediterranean. Six villas marketed “with dock” we passed on.

Properties listed with a dock that did not pass the four-test bar. One sentence each on what the rate actually delivers.

  • A Saint-Tropez “private dock” villa at €145,000 per week. The French Riviera does not permit deeded foreshore. The advertised dock is a public-mooring buoy off Pampelonne beach.
  • A Mykonos “villa with dock” at €65,000 per week. The dock is a steel ladder bolted to the rocks below the villa. There is no permit and no tender capacity.
  • An Amalfi Coast “private jetty” villa at €48,000 per week. The Costiera Amalfitana planning protocol forbids private foreshore for short-term rentals. The advertised “jetty” is a shared swim platform.
  • A Capri “dock villa” at €38,000 per week. The Faraglioni cliff foreshore is national-park reserve. The marketing claim is a swim ladder to the rocks.
  • An Ibiza “private mooring” villa at €52,000 per week. The marketed mooring is a publicly bookable buoy off Cala Jondal. It is not deeded.
  • A Hamptons “dock villa” at $115,000 per week. The dock is a permitted private floating dock in Mecox Bay (closed inland water). It is not navigable to ocean charters.
Section III  ·  What a True Private Dock Means

The four-test bar.

Before paying the dock premium, ask the management to confirm four things in writing. First, the dock or mooring is on deeded property or under a transferred marine permit (not a shared community dock or a public buoy). Second, the local marine authority has issued the permit for the boat size you intend to use. Third, the dock has at least 1.5 metres of depth at low tide for tender use. Fourth, a resident maintenance arrangement keeps the dock operational across the lease period.

The honest private-dock markets are the British Virgin Islands and Maldives private islands, the Sotogrande Marina residential, the Croatian Adriatic pre-1991 deeded foreshore, the Italian Lakes deeded boathouses, the Bodrum-Yalikavak corridor, and the Costa Smeralda cove inventory. Outside those traditions, a “private dock” claim usually points to a public buoy, a shared community dock, or a swim ladder.

The premium for a true private dock at the same villa specification runs 25 to 60 percent at the same destination. The premium is real for any household that plans to charter a boat. Pay it if the boat is a 24-metre or larger. Skip it if you are happy on a public mooring with a Zodiac.
