A private cinema in a villa is a structural commitment. The room takes 35 to 60 square metres of floor plate, requires a thick acoustic envelope, demands HVAC routed to avoid noise into the seating, and adds a calibrated projection or LED system that costs $80,000 to $400,000 installed. Few villas were built with this in mind. The ones that were are concentrated in the new-build Alpine chalets of the last 12 years (Val d’Isère, Megève, Verbier, Courchevel) and the recent Caribbean and Maldives private-island reconfigurations.

Properties listed with a private cinema where the configuration did not pass the four-test bar. One sentence each on what the rate actually delivers.

  • A Mykonos “villa cinema” at €65,000 per week. The advertised cinema is a 4-metre Samsung Frame TV in the great room with bean bags. No projection, no separate room, no calibrated surround.
  • A Tuscany “cinema villa” at €28,000 per week. The cinema is a 6-seat sofa room with a pull-down screen and an entry-level projector. No tiering, no calibration, no blackout.
  • An Amalfi Coast “cinema” villa at €48,000 per week. The advertised cinema is the great-room TV plus a portable projector for terrace use. Not a dedicated room.
  • An Ibiza “villa with private cinema” at €38,000 per week. The cinema is a 4-seat banquette in a converted basement with a 65-inch LED TV. Not at scale for an eight-guest group.
  • A St Barts “cinema villa” at $58,000 per week. The cinema is a curtained section of the master bedroom with a screen drop. Not a separate room.
Section III  ·  What “Private Cinema” Should Mean

Before paying the cinema premium, ask the management to confirm four things in writing. First, the room is dedicated, separate, and enclosed with its own door (not a great-room TV setup). Second, the seating is tiered or fixed-position for at least eight guests, configured to the screen size. Third, the room has full blackout (no daylight bleed under doors or through windows). Fourth, the projection is 4K minimum with anamorphic capability, or a calibrated LED video wall, and the surround system is 5.1 minimum (ideally 7.2.4 Atmos or Auro).

The honest cinema-room markets are the post-2015 Alpine new-builds (Val d’Isère, Megève Mont d’Arbois, Verbier, Courchevel 1850), the Caribbean and Maldives private islands (Necker, Voavah), the North American post-2015 mountain new-builds (Aspen Red Mountain, Telluride Russell Drive), and the post-2018 Mediterranean new-builds (Ramatuelle hillside, Tramuntana, Pevero, Bali Bukit). Outside those traditions, “cinema” usually means a great-room TV or a portable projector setup.

The premium for a true cinema room at the same villa specification runs 10 to 25 percent at the same destination. The premium is real for households with children or for trips overlapping with weather days. Skip it if your group will not actually sit in a cinema room together.
