A “private gym” on a villa listing means two different things to two different buyers. To the first, it means a dedicated room: 30 square metres or larger, Technogym throughout, the equipment list we cover in detail on the home-gym page. To the second, it means a programmed training week: a resident PT on the rate, two sessions a day if the guest wants them, a recovery suite, a kitchen that delivers the meal plan. This page ranks for the second buyer.

Twelve villas pass the five-test bar in the inventory we cover. Eight of them are private islands or all-inclusive private residences inside resort grounds (Necker, Voavah, Cousine, Tý Compton at Jumby Bay, Soneva Jani Reserve, The Beach House at Anguilla, Sandy Lane Estate, Elite Havens Bali Uluwatu). Six villas marketed “with private trainer” we passed on.

Properties listed with a PT on the rate where the programme did not pass the five-test bar.

  • A Mykonos villa at €65,000 per week. The advertised PT is the villa houseman with a yoga teacher certificate. The strength bench is a Peloton and 10-kilogram dumbbells; the programmed-week documentation runs to a printout.
  • A Tuscany Chianti villa at €38,000 per week. The marketing claims “wellness host with strength training.” The host is a hotel-school graduate running circuits in the garden. No room, no rack, no recovery suite.
  • An Ibiza Es Cubells villa at €58,000 per week. The PT is on-call from a fitness studio in Ibiza Town, 25 minutes away. The minimum visit is 90 minutes including transit, billed extra above the rate.
  • A St Barts villa at $85,000 per week. The rate includes “wellness concierge,” which the manager defines as a routine call to a PT in Gustavia. The PT bills $250 per hour over the rate, with a four-hour minimum.
  • A Provence Lubéron villa at €42,000 per week. The advertised “in-house PT” is a Saturday-morning yoga session. The villa carries no gym room; the rate covers yoga on the lawn.
  • An Amalfi Coast villa at €52,000 per week. The brochure shows a “wellness floor” with a treadmill and a stationary bike. The PT is the night manager, not a trained instructor. No programmed week, no meal plan.
Section III  ·  What “Private Gym” Should Actually Mean

The five-test bar.

Before paying the private-gym premium, ask the management to confirm five things in writing. First, the gym room meets the home-gym four-test bar (30 square metres or larger, working cardio variety, Olympic-grade rack and free weights, ventilation below 24 degrees Celsius). Second, a resident or named on-call PT with verifiable certification (NSCA, ACSM, NASM, or national-federation equivalent) and a strength bench in the credentials, not a yoga or Pilates-only background. Third, a recovery suite with at least two of sauna, steam, plunge, or treatment room operational on the rate. Fourth, the session structure supports daily training (a 90-minute morning slot and a 60-minute afternoon slot at minimum). Fifth, the kitchen delivers a dietitian-aligned meal plan on request, written by a credentialed nutritionist or the PT, not by the chef.

The honest markets for this programme are private-island all-inclusives (Necker, Voavah, Cousine, Jumby Bay, Soneva Jani, the Maldives reserve residences), the Alpine new-build chalet bench (Val d’Isère, Megève, Telluride), and the Caribbean buyout (Beach House Anguilla, Sandy Lane Estate). The Saint-Tropez post-2018 new-builds and the Sagaponack new-builds deliver the gym and the on-call PT but the recovery suite is thinner. Outside those three traditions, the “private gym” on the listing is a rental room and a sub-contracted instructor.

The premium for a programmed-training villa over a comparable villa with a gym room only runs 15 to 30 percent, plus PT session fees in some operators. Pay it if your week is structured around training, you bring a programme from home that requires daily continuity, or you want the dietitian-aligned meal plan. Skip it if your gym session is the occasional Peloton class.
