A regulation-sized hard court without lighting or maintenance. A practice court (half-size, no service line). Section II  ·  The Disclosure

Five villas marketed as “tennis court” we passed on.

Properties listed with a tennis court that did not pass our test (regulation-sized, properly surfaced, maintained, lit). One sentence each on the reason.

  • A Mykonos “tennis court” villa listed at €38,000 per week. The court is a multi-purpose surface (tennis, basketball, padel) with all three line sets. Regulation-sized but the surface is acrylic over concrete with no drainage. Unplayable after rain.
  • A Marbella “tennis court” villa listed at €22,000 per week. The court is half-sized (no service line at full regulation), used as a practice court. Marketed as a tennis court. It is not.
  • A Tuscany “tennis court” villa listed at €18,000 per week. The court is overgrown red clay last dragged in 2023. The estate gardener does not maintain it. Photographs flatter.
  • A St Barts “tennis court” villa listed at $58,000 per week. The court is regulation but oriented north-south on a hillside. Afternoon glare makes one end unplayable from 1pm onwards.
  • A Costa Smeralda “tennis court” villa listed at €48,000 per week. The court belongs to a neighbouring estate and access is via an arrangement that the villa cannot guarantee. Court access is a hope, not a contract.
Section III  ·  What a Villa Tennis Court Should Deliver

The five tests.

Before signing the contract on any villa marketed with a tennis court, get written answers to five questions. First, regulation: is the court regulation singles (23.77 m by 8.23 m) or doubles (10.97 m wide), not half-court or multi-purpose. Second, surface: red clay, HarTru green clay, or acrylic hard (or, on the Caribbean private islands, the resort hard-court standard). Third, lighting: lit for evening play, or daylight only. Fourth, maintenance: who drags, lines, waters, and waters the court; is it the estate gardener or a separate contractor on call. Fifth, pro access: is there an on-call teaching pro included on the rate, or via the local club, or not at all.

The three honest villa-tennis markets are the Caribbean private islands and estate clubs (Necker, Jumby Bay, Sandy Lane, Mustique), the Mediterranean private estates with French Open clay tradition (Cap d’Antibes, Saint-Tropez, Sotogrande, Mallorca larger fincas, Tuscan Chianti, Provence Lubéron, Sicily), and the US East Coast HarTru estates (Hamptons Sagaponack, East Hampton). Outside those three markets, the “tennis court” claim is often the multi-purpose acrylic surface marketed as singular.

The premium for a properly maintained regulation court with pro access over a multi-purpose surface at the same villa specification runs 15 to 35 percent. The premium is real for the family with two serious players. For the family with two casual hitters, the multi-purpose court is enough. Match the spend to the player.
