A helicopter pad on a villa is not a marketing claim. It is a regulated piece of aviation infrastructure with four operational tests: a hard-surface or grass-rated pad to ICAO Annex 14 dimensions (minimum 15-metre diameter for light twins), perimeter fire-suppression equipment, night-landing lighting if night ops are planned, and an operator licensed under the local civil-aviation authority. Across the Caribbean, Indian Ocean, and Mediterranean, fewer than 30 villas meet all four tests on the headline rate. Many more sell “helicopter transfer included” where the actual landing point is a hotel pad, a public airfield, or a beach 4 kilometres away.

Section II  ·  The Disclosure

Six villas marketed “with helipad” we passed on.

Properties listed with helicopter access where the landing arrangement does not meet the four-test bar. One sentence each on what the rate actually delivers.

  • A Mykonos “helipad villa” at €78,000 per week. The pad is a flat patch of land on a neighbouring property. There is no DGAC permit, no fire suppression, and no resident operator.
  • A St Barts “helicopter villa” at $145,000 per week. The advertised landing is the Saint Jean Airport pad. That is the public terminal, four kilometres from the villa, with St Barth Commuter transfer.
  • A Tuscany “helipad villa” at €48,000 per week. The pad is a grass field with a windsock. The local commune permit is for agricultural use only.
  • An Amalfi Coast “helipad villa” at €65,000 per week. The landing arrangement is the Salerno Airport pad with a 35-minute ground transfer. Direct estate landing is not permitted under the Costiera planning rules.
  • A Hamptons “helipad estate” at $95,000 per week. The pad is the East Hampton Airport (JPX), now closed to most operators after the 2022 town vote. The villa-to-pad arrangement is a public airfield run.
  • An Ibiza “helipad villa” at €42,000 per week. The pad is the Ibiza Airport (IBZ) commercial helipad. The villa-to-pad transfer is a 25-minute ground run.
Section III  ·  What a True Helipad Means

The four-test bar.

Before paying the helipad premium, ask the management to confirm four things in writing. First, the pad is ICAO Annex 14-compliant for the aircraft type the operator will fly (minimum 15-metre diameter, hard or grass surface rated for the rotor downwash). Second, perimeter fire-suppression equipment is in place. Third, lighting is installed if any inbound or outbound is planned at night. Fourth, the operator is licensed under the local civil-aviation authority for the specific pad coordinates (not a generic regional licence).

If any of the four fails, the “helipad” claim is marketing. The actual landing point is a public airfield or a hotel pad, with ground transfer added. The premium is not justified.

The honest helipad markets are the Caribbean and Indian Ocean private islands, the French Riviera DGAC-permitted estates, and the Courchevel Altiport and Mont d’Arbois chalet pads. Outside those traditions, the “helipad” is usually the nearest public landing zone with a transfer in the rate.
