What a Sotogrande Villa Really Costs

A five-bedroom near the Marina asks €11,000 a week in June and €34,000 during the August polo. Sotogrande is Andalusia’s gated golf-and-polo enclave, an hour west of Marbella and 25km from Gibraltar airport, and its single peak is not a beach week but the International Polo Tournament that runs from late July through 29 August 2026. The full structure, by zone and week.

The number that matters first: €4,000 to €140,000 per week. The floor is a four-bedroom golf villa in low season, and the ceiling is a staffed estate in the Kings & Queens streets during the August polo. Sotogrande sits in Cádiz province, which means it shares Marbella’s tax position: 10 percent IVA on serviced rentals and no Andalusian tourist tax.

The peak here is set by a calendar, not a thermometer. The Ayala Polo Club International Tournament runs its Bronze, Silver, and Gold Cups from 27 July through 29 August 2026, and the August weeks around the Gold Cup are the tightest and dearest of the year. Four things move a quote: the week, the zone, the bedroom count, and the proximity to the polo fields and the Marina.

No. II  ·  Taxes, Fees, and the Zones

Where the polo calendar sets the price.

Sotogrande is laid out in clear zones. The Marina and the lower streets near the beach are the social, walkable base. The golf villas cluster around Valderrama and the Real Club, La Reserva sits on the higher ground with the newest estates, and the Kings & Queens streets are the established trophy address.

The August polo peak

The Ayala Polo Club runs the International Tournament across three cups in 2026: the Bronze Cup from 27 July to 1 August, the Silver Cup from 3 to 15 August, and the Gold Cup from 17 to 29 August. The Gold Cup fortnight is the social and commercial peak of the Sotogrande year, when the best villas carry a two-week minimum and book 9 to 12 months ahead. Admission to the matches themselves is free, which surprises first-time visitors.

IVA: 10 percent, and no tourist tax

Serviced accommodation carries 10 percent IVA, the reduced VAT rate, so on a €40,000 polo week that is €4,000. Andalusia levies no regional tourist tax, unlike Catalonia and the Balearics, which keeps the Sotogrande line-item stack shorter than the Spanish islands. As elsewhere, some private owners let on a residential basis where IVA does not apply, so confirm gross or net.

The Kings & Queens and La Reserva premium

The Kings & Queens streets are the old trophy address, large gated estates within a short drive of the polo and the Real Club de Golf. La Reserva, on the higher ground, holds the newest large houses with the best views. A polo-fortnight week in either is the most expensive combination in Sotogrande, and the same villa in June costs less than half.

The Marina and golf-villa value

The Marina and the lower streets near the beach are walkable, social, and better value than the gated estates, and the golf villas around Valderrama suit groups whose week is built around tee times. A family that wants to walk to dinner and the water does better near the Marina than up in the estates.

Cleaning, service, and staff

Expect an end-of-stay cleaning fee of €350 to €800, and on staffed villas a 3 to 5 percent concierge charge. A private chef runs €350 to €550 per day plus food, a driver is around €300 per day, and a refundable deposit of €3,000 to €25,000 is standard, returned within two weeks.

No. III  ·  Worked Examples

Three weeks. Three real totals.

Each budget is the rate plus the fees that land on the invoice. In Sotogrande the line items add roughly 12 to 18 percent on top of the headline.

Example I

A golf group, June shoulder, four-bedroom near Valderrama.

Headline: €13,000 / wk (mid-June, golf villa with pool).

IVA (10%) €1,300. Cleaning €450. Chef for three dinners €1,300 plus food €650.

All-in: about €16,700 for the week, roughly €2,390 a night for eight.

Example II

A family, August polo, five-bedroom near the Marina.

Headline: €38,000 / wk (Gold Cup week, walkable to the Marina).

IVA (10%) €3,800. Service (4%) €1,520. Chef for four dinners €1,800 plus food €900. Driver for the week €2,100.

All-in: about €48,100 for the week, roughly €6,870 a night for ten.

Example III

A celebration, Gold Cup fortnight, Kings & Queens estate.

Headline: €120,000 / two-week minimum (Gold Cup, staffed estate).

IVA (10%) €12,000. Service (5%) €6,000. Full-time chef €5,500 plus food €4,000. Two drivers €4,200.

All-in: about €151,700 before events and polo hospitality.

No. IV  ·  Reducing the Bill

How to pay less, without dropping a tier.

Three levers move the all-in cost on a Sotogrande week.

Skip the Gold Cup fortnight. A week in late June or September in the same villa runs 35 to 50 percent below the Gold Cup, the golf courses are quieter, and the weather is still long and dry. If polo is not the point of your trip, there is no reason to pay the polo premium.

Buy the Marina, not the estate, if you want to walk. Renters pay for a Kings & Queens estate and then drive everywhere. A villa near the Marina is walkable to dinner, the beach, and the boats, and costs less than the gated trophy streets.

Use Marbella as the comparison. Sotogrande sits an hour west of Marbella with the same tax position and a calmer scene. Outside the polo it often prices below comparable Marbella stock, so check both before you commit.
