Guadeloupe is the French Caribbean destination buyers misread. Most North American readers come to it through the St Barts gateway and skip past, assuming it is the cheaper sister and therefore the lower-grade trip. The math says otherwise. Guadeloupe at 16 degrees North is a 1,628-square-kilometre French overseas department with the same currency (euro), legal framework (French law and EU consumer protection), and direct air access from Paris (eight hours 30 minutes on Air France) as a French domestic destination. The villa pricing runs 30 to 45 percent below the St Barts equivalent for the same bedroom count, and the inventory at the Saint-François lagoon tier is the strongest in the French Caribbean outside St Barts.

Five zones cover the editorial inventory. Saint-François at the south-east corner of Grande-Terre, the lagoon-and-golf zone with the highest concentration of luxury-villa stock (Villa des Arts, Villa Sunny, Villa Paradisiac on the golf-and-lagoon edge, Villa MaPa in the quieter residential side). Le Gosier 15 minutes east of PTP, the closest-to-airport pick with strong infrastructure and a Mediterranean-style waterfront. Sainte-Anne on Grande-Terre’s south coast, the family zone with the long Caravelle Beach. Deshaies on Basse-Terre’s north-west coast, the rainforest-and-Parc-National-de-la-Guadeloupe base with the BBC drama filming-location association. Les Saintes (Terre-de-Haut, the harbour-village sub-island, 45 minutes by ferry from Trois-Rivières), the seclusion sub-base for groups who want a second island in the trip.

Two positions we would not book in for a Guadeloupe villa week: Pointe-à-Pitre city centre (working capital, port traffic, no villa-village pattern), Basse-Terre town (administrative capital on the south-west coast, no villa context).

Why the regulatory framework matters.

Guadeloupe is a French overseas department. The euro is the currency, French law applies to villa rental contracts, EU citizens travel on identity card, and the consumer protection framework is the standard French rental law (Loi Hoguet, the 2014 ALUR law) supplemented by the standard EU package-travel directives. This matters for buyers in three ways.

First, deposit-return enforcement runs through French small-claims process (Tribunal de Proximité), which is faster and stronger than most Caribbean alternatives. Second, the headline rate VAT inclusion is enforced (the 8.5 percent overseas-department VAT must be included in the published price; surprise tax additions at the contract stage are not allowed under French consumer law). Third, mobile data, healthcare, and emergency-services access run on French standards; an EU buyer’s European Health Insurance Card is honoured at the local hospital.

The wrong assumption is that this makes Guadeloupe a domestic French rental. It is still the Caribbean: hurricane risk applies, the language is French (and Creole), and the supply chain is slower than mainland France for specific items. The right framing is that Guadeloupe combines Caribbean character with French regulatory architecture, which is meaningfully stronger than the alternatives for EU buyers and increasingly attractive for US buyers who value the clearer consumer-protection backbone.

Section V  ·  Booking and Cancellation

When to book, when to walk away.

For Christmas and New Year, the top eight villas in our Guadeloupe inventory are typically committed by August of the previous year. For Christmas 2026, July 2026 is the safe booking month. For February and March, October to November is the safe window. Saint-François lagoon villas book the fastest.

Guadeloupe villa rentals run on 20 to 40 percent deposit on confirmation, balance 60 days before arrival. Security deposit of €1,500 to €4,500 held against damage and refunded within 14 days. Antilles Exception, Prestige Vacations, and VillaVEO hold standard cancellation terms under French rental law (full refund up to 60 days, sliding scale to 30 days). The hurricane-clause should be in writing and is non-negotiable for July through October bookings.

The structure to walk away from: any villa where the contract is not held by a French SIRET-registered company, or where the deposit clears via personal bank transfer rather than a French escrow account or card hold. Without a SIRET number on the invoice, no recourse through the French Tribunal process. About three to six villas in the Guadeloupe public listings still operate this way. We do not list any of these.

  • Pointe-à-Pitre city four-bedroom listed at €6,500 / week. Working capital and port-city context. Traffic noise, no villa-village pattern, wrong character for the trip.
  • Le Moule north-coast five-bedroom listed at €8,200 / week. Strong Atlantic wind exposure, outdoor dining unusable two to four nights a week in season. Listing photography hides the prevailing wind.
  • Saint-François lagoon six-bedroom listed at €22,000 / week. Photography seven years old. The pool was rebuilt in 2024, no longer matches the listing. Three reader complaints in 2025.
  • Bouillante west-coast four-bedroom listed at €5,500 / week. The Bouillante geothermal-plant area has documented sulphur smell on east-wind days. Listing does not disclose.
  • Saint-François marina-side three-bedroom listed at €4,800 / week. Marina noise from 7 a.m. to 11 p.m. in season, generator backup non-functional on a 2025 inspection.
  • Marie-Galante five-bedroom listed at €7,200 / week. Manager non-responsive across three inquiry tests in 2025. Sister-island ferry-timing complications not disclosed in the listing.

What is the minimum stay in Guadeloupe in peak season?

Seven nights, Saturday to Saturday, through December to April peak on the top-tier villas. Christmas and New Year hold the seven-night minimum firmest. Shoulder months open to five nights. Off-season is more flexible.

How do I get to Guadeloupe?

PTP takes direct flights from Paris (8h30 on Air France, Air Caraïbes, Corsair), Montreal (5h on Air Transat), and seasonal Miami connections. Most villas are 25 to 60 minutes from PTP.

Which area is right for the first trip?
