St Lucia is the Eastern Caribbean island where the picture (the twin Pitons rising 798m and 743m out of the sea at Soufrière) and the swim (the calm coves at the Cap and Pigeon Island) are in different places. That is the planning question. A villa at Sugar Beach Viceroy in Soufrière puts you under the Pitons with resort-managed standards and a 25-minute boat-ride to a calm beach. A villa at Cap Estate puts you on Cariblue or Smugglers Cove with the swim and a one-hour drive to the picture.
The peak season runs mid December through mid April. Christmas week (December 19 to 26) and New Year week (December 26 to January 3) clear first and hold the steepest premium, 60 to 140% above January and February rates. Easter is the second peak. April to mid-June is the value window with rain pattern building from late May into the hurricane season.
The areas that matter for villa rentals are Cap Estate, Sugar Beach Viceroy (Soufrière), Marigot Bay, Rodney Bay / Gros Islet, and Soufrière town. The Pitons view is the property at Sugar Beach. The swim is the property at Cap Estate. Marigot Bay is the calm-inlet alternative with a walkable harbour village. Soufrière town centre is for view-led groups without a swim requirement.

Drive from SLU: 30 minutes. Drive from UVF: 70 minutes. Water: the inlet (calm, swimmable), short tender to Marigot Beach. Best for: groups who want the harbour walk, the dinner options at Marigot Bay Resort, and the calmest water on the island. Six-bedroom-plus inventory is limited.
Drive from SLU: 20 minutes. Water: Reduit Beach (long flat sand), Rodney Bay marina. Best for: sailing-led groups with the IGY Rodney Bay Marina at the door, three-night Friday-jump-up trips. Lower price band, more apartment-style inventory than detached villas.
Drive from SLU: 75 minutes. Drive from UVF: 60 minutes. Water: Anse Chastanet (dark sand, calm), Sugar Beach (10-minute drive). Best for: view-led couples and small groups. Some villas access the sea by tender only. Confirm the path before booking.
Position: within the Sugar Beach Viceroy footprint. Water: Jalousie Beach access plus private pool. Best for: a milestone group of 10 to 14 who want the resort backstop and the Piton view in the same property. The eight Sugar Beach Hideaway villas are the top-band Soufrière-area pick.
Three areas we would not book a villa week in: Vieux Fort / UVF (airport-side, no villa inventory), Anse La Raye strip (Friday Fish Fry adjacent, sleep an issue), Castries port-side (working harbour, cruise traffic).

St Lucia sits at the southern end of the Atlantic hurricane belt. The named-storm window runs June 1 through November 30. The island has been a direct hit only twice in the last 30 years; the indirect-pass risk (rain, swell, three-day weather event) is higher and runs three to five times per season.
The line to insist on in the contract: the named-storm clause refunds the deposit if a Category 1 storm or higher tracks within 100 nautical miles within 72 hours of arrival, per the National Hurricane Center forecast cone. Sugar Beach Viceroy and the major Cap Estate operators carry this clause as standard. Direct-booking operators are more variable. Read the contract before the deposit clears.
The other clause to negotiate: a re-booking option (not just a refund) at the original rate within 12 months. Most operators will accept this if the contract is signed before April for a hurricane-season stay. The trip-shape that works for hurricane-season pricing is a flexible re-book group. The trip-shape that does not is a wedding party with a fixed date.
Hewanorra International (UVF) in the south takes the long-haul flights from JFK, Miami, Atlanta, Charlotte, Toronto, London Gatwick, and Manchester. George F.L. Charles (SLU) at Castries takes regional flights from Antigua, Barbados, St Maarten, and Miami via interCaribbean and Caribbean Airlines.
For Sugar Beach Viceroy, UVF is the closer airport, 60 minutes by road. For Cap Estate, SLU is 15 minutes; UVF is 95 minutes. For Marigot Bay, SLU is 30 minutes; UVF is 70 minutes. The road from UVF to the north is the West Coast Road through Soufrière; it is scenic and slow.
The helicopter transfer from UVF to Castries (next to SLU) is 12 minutes at $200 per seat per direction. For a Cap Estate group flying long-haul into UVF, the helicopter saves 80 minutes each way at a meaningful cost per group. The math works for a group of four or more flying with luggage; the breakeven against a private car transfer is about $1,600 round-trip.

On most Cap Estate and Sugar Beach properties, yes. Butler, cook, and housekeeping are included in the headline rate at six or more bedrooms. Food at cost is billed separately at $65 to $110 per person per day. Marigot Bay properties run a more variable structure; verify staff inclusion before paying the deposit.
Cap Estate at the northern tip is the top-band villa pocket with the strongest swim beaches (Cariblue, Smugglers Cove).
