Grenada is the Caribbean destination buyers under-research because the name is mistaken for two other places. It is not the Spanish city. It is not St Lucia. It is the southernmost Windward island at 12 degrees North, 160 kilometres north of Trinidad, 95 kilometres south of St Vincent, with the world’s underwater sculpture park installed by Jason deCaires Taylor in 2006 and the largest accessible wreck dive in the world at the Bianca C. The hurricane-belt math is the second under-told fact. Mainland Grenada sits below the standard September-October hurricane track. The 2004 Ivan landfall remains the once-in-a-generation event; Beryl in July 2024 struck Carriacou (the island 50 miles north of the mainland) as a category 4, and mainland Grenada saw outer-band rain but minimal damage.

Five villa zones cover the editorial inventory. Distance to GND: 8 km, 15 minutes. Character: the working capital and the cruise-ship port. Not a primary villa zone but the dinner-circuit base. Petit Bacaye, BB’s Crabback, Patrick’s Local Homestyle Cooking, Coconut Beach. The right rotation base for villa guests staying south.

Two positions we would not book in for a villa week: St George’s town centre (working capital, cruise-port traffic on call days), True Blue and the medical-school district (St George’s University catchment, dense student-housing context, wrong character for the trip).

Section IV  ·  The Hurricane Clause Question

Why Grenada is the safer Caribbean for September booking.

Grenada at 12 degrees North sits below the standard September-October Caribbean hurricane track. The 2004 Hurricane Ivan landfall remains the once-in-a-generation event in living memory. Beryl in July 2024 struck Carriacou (the island 50 miles north of mainland Grenada) as a category-4 storm; mainland Grenada saw outer-band rain but minimal damage. The base-rate hurricane exposure on mainland Grenada is meaningfully lower than St Lucia, St Vincent, Barbados, or the Leeward Islands further north.

The correct hurricane clause to insist on is a 75 percent refund if a category-2 or above storm makes landfall within 48 hours of the booking window, plus a no-fault rebook option if the airport (GND) closes for more than 24 hours due to weather in the 14 days before arrival. Laluna and Calabash hold versions of this clause in their direct contracts. Independent owners and the smaller platforms vary; the named-storm clause should be in writing.

The wrong adjustment is to assume that the lower hurricane risk means no risk. Tropical storm Bret in 2023 caused south-coast disruption without making landfall. Category-1 conditions a few miles offshore are enough to close beach access for two to four days. The off-season weeks (July through October) still carry the rain risk and the broader Caribbean unpredictability, even when the storm tracks are mostly north.

Section V  ·  Booking and Cancellation

When to book, when to walk away.

For Christmas and New Year, the top six villas in our Grenada inventory are typically committed by July of the previous year. For Christmas 2026, June is the safe booking month. For February and March, October to November is the safe window. The Laluna Estate villas (seven units) and the Calabash Caribali book fastest.

Caribbean villa rentals run on 30 to 50 percent deposit on confirmation, balance 60 days before arrival. Security deposit of $1,500 to $5,000 held against damage and refunded within 14 days of departure. Laluna and Calabash hold the strongest cancellation terms (full refund up to 90 days out, sliding scale to 30 days). Hurricane-clause specifics are non-trivial and must be reviewed in writing.

The structure to walk away from: any villa where the contract is held by an individual owner without a Caribbean-registered management company, with no escrow, no card hold, and no platform intermediary. About four to seven villas in the Grenada public listings still operate this way. The deposit-return fight is the most common Caribbean-rental complaint. We do not list any of these.

  • Calivigny Island private-island listing at $48,000 / night. Real property but only marginally booked for outside parties; multi-month lead-time barrier and minimum-night rules removed it from buyer-relevance inventory.
  • Westerhall five-bedroom listed at $12,500 / week. Generator backup claimed in listing, confirmed non-functional on a 2025 inspection. Grenada grid has documented evening outages in the rain window.
  • Grand Anse three-bedroom listed at $6,200 / week. Pattern of deposit-return disputes documented across two seasons. Three reader complaints 2023 to 2025.

Seven nights through the December to April peak window on the top-tier resort villas. Calabash holds a complimentary-night promotion for stays of seven-plus nights between March 1 and October 31, 2026. Off-season opens to five and occasionally three nights.

How do I get to Grenada?

GND takes direct flights from JFK (4h20), Miami (3h30), London Gatwick (8h30), and seasonal Frankfurt. Most luxury villas are 10 to 25 minutes from the airport on the south-west coast.

Which area is right for the first trip?
