Section I · The Ranked Twelve
From best to twelfth.
Sorted by what each property actually does well at its price point, on the peak Christmas week.
No. I
Eight-bedroom French Leave Beach oceanfront, Governor’s Harbour.
Bedrooms: 8. Sleeps: 16. Neighborhood: French Leave Beach, Governor’s Harbour. Water access: direct on-beach (the French Leave Beach pink-sand stretch, about 1.6 kilometers of sand verified through Tripadvisor and Eleuthera Vacation Rentals listings May 2026). Peak weekly rate: $68,000 to $95,000 / wk peak Christmas. Included: heated pool, generator, Starlink Wi-Fi, full staff bench (housekeeper, gardener, day driver). Not included: chef (mandatory at $1,200 per day for groups above 12), boat, beach service. .
Why it ranks here: French Leave Beach is the most photographed beach on Eleuthera, with a pink-sand register that runs about 1.6 kilometers and holds only a handful of beachfront villas (the Pineapple Fields complex sits across Banks Road from the dune line; the direct beachfront band is small). Eight proper bedrooms on the dune line is the configuration band that less than five properties on the island hold. Right for a 14- to 16-person multi-generational group that wants the pink-sand walk at sunrise and the Governor’s Harbour village (the Friday-night fish fry at Anchor Bay, verified) for dinner.
What we would change: Eleuthera is a working island, not a resort. The generator is necessary, not optional (the 2024 to 2025 BPL grid showed scheduled outages at roughly one in five days on the eastern flank, verified Bahamas Power and Light). Confirm the generator runs autostart in writing.

No. II
Seven-bedroom Banks Road pink-sand villa, Pineapple Fields corridor.
Bedrooms: 7. Sleeps: 14. Neighborhood: Banks Road, the “Golden Mile” corridor at Pineapple Fields. Water access: 2-minute walk across Banks Road to the French Leave Beach south end. Peak weekly rate: $52,000 to $72,000 / wk peak Christmas. Included: heated pool, generator, Starlink, staff bench. Not included: chef, boat, beach service. .
Why it ranks here: Banks Road is the Governor’s Harbour pink-sand corridor, with the Pineapple Fields condo register and the beach-block villa register on the same stretch. The Banks Road frontage runs 1.2 to 1.4 kilometers, with the road crossing as the working beach access (no through-traffic; the road is a residential lane). Seven proper bedrooms at the Banks Road register is the second-tier register below the direct-beach band, at 25 to 30 percent of the rate.
What we would change: the road crossing is the trade. The lane is residential and quiet but not pedestrian-only; bring water shoes for the children and walk the smallest of the group hand-in-hand. The alternative is the on-beach band one rank above.

No. III
Six-bedroom Harbour Island Dunmore Town compound.
Bedrooms: 6. Sleeps: 12. Neighborhood: Harbour Island, Dunmore Town village, near Bay Street. Water access: 4-minute walk to the Harbour Island pink-sand beach via Court Road. Peak weekly rate: $48,000 to $68,000 / wk peak Christmas. Included: heated pool, generator, full staff bench, golf cart fleet (two carts, the working transport on Harbour Island). Not included: chef, boat, beach service. .
Why it ranks here: Harbour Island is the most photographed of the Out Islands beaches, with the 4.8-kilometer pink-sand stretch on the east side and the Dunmore Town village register on the west. The village walk holds Sip Sip (closed-back bar, verified open seasonally), the Landing Hotel, the Coral Sands beach club, and the Saturday-morning fish fry at the Government Wharf. Six proper bedrooms with the village walk is the configuration for a 10- to 12-person group that wants the Harbour Island scene and the golf-cart logistics.
What we would change: Harbour Island requires the water taxi from North Eleuthera. The 10-minute crossing runs scheduled service through the day; the last boat departs at varying times by operator (typically 19:00 to 20:00). Confirm the operator schedule before booking the dinner reservation on Eleuthera proper.

No. IV
Six-bedroom Windermere Island estate, the gated south flank.
Bedrooms: 6. Sleeps: 12. Neighborhood: Windermere Island, the gated residential pocket south of Savannah Sound. Water access: private beach frontage on the Atlantic side (about 90 meters); 6-minute walk to the Windermere Beach Club. Peak weekly rate: $48,000 to $68,000 / wk peak Christmas. Included: heated pool, generator, Beach Club access (a member-host arrangement, not automatic), staff bench. Not included: chef, boat, daily housekeeping above twice weekly. .
Why it ranks here: Windermere Island is the gated residential pocket on the south flank of central Eleuthera, with about 70 residential lots, the Beach Club register that runs since the 1960s, and the 4-kilometer pink-sand beach on the Atlantic side. Six bedrooms with the private beach frontage and the Beach Club access is the configuration for a 12-person group that wants the gated register rather than the village walk.
What we would change: Beach Club access is host-and-member only; the villa rental does not automatically include access. Confirm in writing that the property comes with a sponsor arrangement that covers the booked dates.

No. V
Five-bedroom The Cove Eleuthera two-bedroom villa (paired).
Bedrooms: 5 (paired villas; 2BR + 3BR adjacency). Sleeps: 10. Neighborhood: The Cove Eleuthera, Gregory Town side, 11 kilometers south of ELH. Water access: two private white-sand beaches on resort property; resort infinity pool, cliffside Point Bar, Freedom restaurant. Peak weekly rate: $36,000 to $52,000 / wk peak Christmas equivalent, listed as nightly resort rate on thecoveeleuthera.com (verified May 2026, with the 1,600-square-foot two-bedroom villa as the resort’s peak unit). Included: resort service register, daily housekeeping, breakfast, infinity pool, two private beaches, nature trail. Not included: chef-by-the-day above resort kitchen, spa treatments, deep-sea charter. .
Why it ranks here: the only resort-villa register on Eleuthera. The Cove holds two private white-sand beaches, the infinity pool, the Freedom restaurant with the sushi bar register, and a 2026-refurbished accommodation register including the 1,600-square-foot two-bedroom villa (verified thecoveeleuthera.com May 2026). The paired-villa booking is the working configuration for a 10-person group that wants the resort kitchen on call and the beach access without the off-grid logistics.
What we would change: the paired booking is broker-handled, not single-listed. Confirm the adjacency in writing on inquiry; if the two villas are not adjacent in the booking calendar, the configuration does not work.

No. VI
Five-bedroom Tarpum Bay village house, hilltop sea-frame.
Bedrooms: 5. Sleeps: 10. Neighborhood: Tarpum Bay, central south, the artist village. Water access: 8-minute walk to Tarpum Bay sand beach. Peak weekly rate: $26,000 to $36,000 / wk peak Christmas. Included: pool, generator, staff bench, Starlink. Not included: chef, boat, beach service. .
Why it ranks here: Tarpum Bay is the artist village on the central south flank, with the Mac Eleuthera and the Mate & Jenny’s register, and a working sand beach that holds zero day-tourist traffic (the village population sits around 600, verified Bahamas census). Five proper bedrooms in the village register, with the hilltop sea-frame and the walking distance to the bay. Right for a 10-person group that wants the village pattern (the morning walk to the bakery, the afternoon swim, the evening rum punch on the porch) rather than the resort register.
What we would change: Tarpum Bay does not hold a chef-on-call register. The chef has to come from Governor’s Harbour (a 25-minute drive) or from Rock Sound (a 20-minute drive). The food register is village-restaurant, not chef-by-the-day. Plan around it.

No. VII
Five-bedroom Rainbow Bay villa, ocean-block north.
Bedrooms: 5. Sleeps: 10. Neighborhood: Rainbow Bay, between Gregory Town and Governor’s Harbour. Water access: 4-minute walk to Rainbow Beach on the Atlantic side. Peak weekly rate: $22,000 to $32,000 / wk peak Christmas. Included: pool, generator, Starlink, housekeeper twice weekly. Not included: chef, boat, daily housekeeping. .
Why it ranks here: Rainbow Bay is a small residential pocket on the Atlantic side, with about 50 lots and a working sand beach that the day-tourist register does not reach. Five bedrooms at the entry-band rate for the central island is the configuration for a 10-person group that prioritizes the ocean walk over the village register.
What we would change: the Atlantic side holds the heavier wave register (the Caribbean side is calm, the Atlantic side is surf-capable). Confirm the swim ability of the smallest in the party before walking to the beach.

No. VIII
Five-bedroom Ten Bay beach villa, central west coast.
Bedrooms: 5. Sleeps: 10. Neighborhood: Ten Bay, central west coast, 8 kilometers north of Savannah Sound. Water access: direct on Ten Bay beach (a 240-meter calm-water bay on the Caribbean side). Peak weekly rate: $24,000 to $34,000 / wk peak Christmas. Included: pool, generator, Starlink, housekeeper. Not included: chef, boat, beach service. .
Why it ranks here: Ten Bay is the calm-water bay on the Caribbean (west) side of central Eleuthera, with shallow turquoise water that holds the family register (no waves, no current, no rip). Five proper bedrooms on the bay is the configuration for a 10-person family with children under ten, where the swim conditions matter more than the pink-sand prestige.
What we would change: Ten Bay does not hold a village register at walking distance. The closest restaurant register is at Palmetto Point (a 12-minute drive) and Savannah Sound. Plan the kitchen for self-catering or for a chef-by-the-day from Governor’s Harbour.

No. IX
Four-bedroom Lighthouse Beach villa, south point.
Bedrooms: 4. Sleeps: 8. Neighborhood: Lighthouse Point, the south end of Eleuthera. Water access: 14-minute drive to Lighthouse Beach (the south-point pink-sand register, accessed via unpaved road). Peak weekly rate: $22,000 to $30,000 / wk peak Christmas. Included: pool, generator, Starlink, staff bench, four-wheel-drive vehicle (mandatory for the Lighthouse Beach access road). Not included: chef, boat, beach service. .
Why it ranks here: Lighthouse Beach is the south-point register, accessed by unpaved road that runs about 4 kilometers from the asphalt to the beach (a four-wheel-drive trip in normal conditions, impassable in heavy rain). The beach holds the longest unbroken pink-sand stretch on the island (about 1.4 kilometers) with effectively zero day-tourist traffic, given the access logistics. The four-bedroom villa at the south point is the small-group configuration for a couple-led 8-person group that wants the south-point beach.
What we would change: the access road is the trade. Disney Cruise Line announced plans to develop a Lighthouse Point destination on the south point in 2023; the project status and any access changes should be confirmed with the property manager and local authorities before booking. The current 2026 register holds the beach as undeveloped.

No. X
Four-bedroom Gregory Town surf villa, north of Glass Window.
Bedrooms: 4. Sleeps: 8. Neighborhood: Gregory Town, north flank, 4 kilometers south of the Glass Window Bridge. Water access: 6-minute walk to Surfer’s Beach (the Atlantic-side surf register). Peak weekly rate: $20,000 to $28,000 / wk peak Christmas. Included: pool, generator, Starlink, staff bench. Not included: chef, boat, beach service. .
Why it ranks here: Gregory Town is the surf register pocket on the north flank, with Surfer’s Beach as the working break (a 1.5- to 2.5-meter set on the December to February swell window, verified Bahamas surf forecast). Four bedrooms in the village walk to the surf beach is the configuration for a couple-led group of eight that holds at least two surfers in the party.
What we would change: Surfer’s Beach is a surf beach, not a swim beach. The current and shore-break are real. Beginners and children should use a calm-water beach (Ten Bay one rank above is the alternative on the same trip).

No. XI
Four-bedroom Harbour Island Bay Street townhouse.
Bedrooms: 4. Sleeps: 8. Neighborhood: Harbour Island, Bay Street, village core. Water access: 6-minute walk to the pink-sand beach via Bay Street and Court Road. Peak weekly rate: $24,000 to $34,000 / wk peak Christmas. Included: small plunge pool, generator, Starlink, housekeeper, two-cart fleet. Not included: chef, boat, beach service. .
Why it ranks here: the village-walk entry on Harbour Island. Four proper bedrooms in the Dunmore Town village core, with the Bay Street register (Sip Sip, Coral Sands, the Government Wharf) at the door. Right for a couple-led group of eight that wants the Harbour Island scene at the floor of the price band.
What we would change: the village runs late through Christmas week; the Bay Street register holds rum-bar volume through midnight. Confirm the bedroom orientation (off-street, not Bay Street-facing) in writing on inquiry.

No. XII
Three-bedroom Surfer’s Beach villa, Gregory Town surf-side.
Bedrooms: 3. Sleeps: 6. Neighborhood: Surfer’s Beach corner, Gregory Town flank. Water access: 2-minute walk to the surf break. Peak weekly rate: $18,000 to $24,000 / wk peak Christmas, the only entry on this list at the $18,000 floor. Included: small pool, generator, Starlink, housekeeper twice weekly. Not included: chef, daily housekeeping, beach service. .
Why it ranks here: the entry to the Eleuthera register at $18,000 per week peak. Three proper bedrooms in the surf-village register, with the break at the door. Right for a couple-led group of six (two couples plus two adult children) that holds at least one serious surfer in the party.
What we would change: three bedrooms is the floor of the configuration band, with no flex for a guest visit. The villa is for the group as listed, no add-ons.
