We started with 38 properties along the 180-kilometer length of Eleuthera and the Harbour Island flank. Twelve made the list. Eight more sit in the passed-on block below. Peak Christmas-week rates run $18,000 to $95,000 per week as of May 2026, with the December 23 to January 2 window holding a 45 to 80 percent premium over the first three weeks of February on the same properties.

Eleuthera is a 180-kilometer-long, 1.6-kilometer-wide island in the Out Islands of the Bahamas, with North Eleuthera Airport (ELH) at the top, Governor’s Harbour Airport (GHB) in the middle, and Rock Sound Airport (RSD) in the south. Harbour Island sits off the northeast tip of North Eleuthera, reached by water taxi (about 10 minutes) from Three Island Dock near ELH. The villa-rental register concentrates in five pockets: Harbour Island (Dunmore Town and the pink-sand beach), the Governor’s Harbour stretch (French Leave Beach, Pineapple Fields on Banks Road), Windermere Island on the south flank, Rainbow Bay and Ten Bay in the central pocket, and Gregory Town on the north flank toward the Glass Window Bridge.

Rates above are full-week, peak Christmas, before the Bahamas 12 percent VAT on rental and the standard tourism levy (varies by property). Peak windows: December 23 to January 2 (the apex), February school break (Presidents’ Day week and the third week of February), Easter week, and Junkanoo Boxing Day. Hurricane window: June 1 to November 30, with the heaviest exposure August to October. The 2019 Dorian impact zone was Abaco and Grand Bahama; Eleuthera received tropical-storm-force winds but no major-hurricane damage (verified Bahamas Department of Meteorology archive). Confirm the hurricane carve-out language in writing on inquiry. The Bahamas Property and Tourism Act registers any villa renting more than 14 days per year; ask for the registration certificate.

Why it ranks here: French Leave Beach is the most photographed beach on Eleuthera, with a pink-sand register that runs about 1.6 kilometers and holds only a handful of beachfront villas (the Pineapple Fields complex sits across Banks Road from the dune line; the direct beachfront band is small). Eight proper bedrooms on the dune line is the configuration band that less than five properties on the island hold. Right for a 14- to 16-person multi-generational group that wants the pink-sand walk at sunrise and the Governor’s Harbour village (the Friday-night fish fry at Anchor Bay, verified) for dinner.

Why it ranks here: Banks Road is the Governor’s Harbour pink-sand corridor, with the Pineapple Fields condo register and the beach-block villa register on the same stretch. The Banks Road frontage runs 1.2 to 1.4 kilometers, with the road crossing as the working beach access (no through-traffic; the road is a residential lane). Seven proper bedrooms at the Banks Road register is the second-tier register below the direct-beach band, at 25 to 30 percent of the rate.

What we would change: the road crossing is the trade. The lane is residential and quiet but not pedestrian-only; bring water shoes for the children and walk the smallest of the group hand-in-hand. The alternative is the on-beach band one rank above.

The Cove holds two private white-sand beaches, the infinity pool, the Freedom restaurant with the sushi bar register, and a 2026-refurbished accommodation register including the 1,600-square-foot two-bedroom villa (verified thecoveeleuthera.com May 2026). The paired-villa booking is the working configuration for a 10-person group that wants the resort kitchen on call and the beach access without the off-grid logistics.

What we would change: the paired booking is broker-handled, not single-listed. Confirm the adjacency in writing on inquiry; if the two villas are not adjacent in the booking calendar, the configuration does not work.

Right for a 10-person group that wants the village pattern (the morning walk to the bakery, the afternoon swim, the evening rum punch on the porch) rather than the resort register.

What we would change: Tarpum Bay does not hold a chef-on-call register. The chef has to come from Governor’s Harbour (a 25-minute drive) or from Rock Sound (a 20-minute drive). The food register is village-restaurant, not chef-by-the-day. Plan around it.

What we would change: Ten Bay does not hold a village register at walking distance. The closest restaurant register is at Palmetto Point (a 12-minute drive) and Savannah Sound. Plan the kitchen for self-catering or for a chef-by-the-day from Governor’s Harbour.

Bedrooms: 4. Sleeps: 8. Neighborhood: Lighthouse Point, the south end of Eleuthera. Water access: 14-minute drive to Lighthouse Beach (the south-point pink-sand register, accessed via unpaved road). Peak weekly rate: $22,000 to $30,000 / wk peak Christmas. Included: pool, generator, Starlink, staff bench, four-wheel-drive vehicle (mandatory for the Lighthouse Beach access road). Not included: chef, boat, beach service. .

Why it ranks here: Lighthouse Beach is the south-point register, accessed by unpaved road that runs about 4 kilometers from the asphalt to the beach (a four-wheel-drive trip in normal conditions, impassable in heavy rain). The beach holds the longest unbroken pink-sand stretch on the island (about 1.4 kilometers) with effectively zero day-tourist traffic, given the access logistics. The four-bedroom villa at the south point is the small-group configuration for a couple-led 8-person group that wants the south-point beach.

What we would change: the access road is the trade. Disney Cruise Line announced plans to develop a Lighthouse Point destination on the south point in 2023; the project status and any access changes should be confirmed with the property manager and local authorities before booking. The current 2026 register holds the beach as undeveloped.

Four bedrooms in the village walk to the surf beach is the configuration for a couple-led group of eight that holds at least two surfers in the party.

What we would change: Surfer’s Beach is a surf beach, not a swim beach. The current and shore-break are real. Beginners and children should use a calm-water beach (Ten Bay one rank above is the alternative on the same trip).

What we would change: three bedrooms is the floor of the configuration band, with no flex for a guest visit. The villa is for the group as listed, no add-ons.

Section II  ·  The Disclosure

Eight villas we considered and passed on.

Properties listed on Eleuthera Vacation Rentals, Premier Bahamas Vacation Rentals, The Good Life Bahamas Rentals, Vrbo, and direct brokerage in the same price band as the ranked twelve. One sentence each on the reason we did not include them.

  • A six-bedroom Banks Road property at $48,000 per week. The listing claims direct on-beach; the property is across Banks Road from the dune line, with the beach-access path crossing a privately gated easement. Confirm with the brokerage in writing on inquiry.
  • A six-bedroom Harbour Island property at $52,000 per week. The pool deck sits at the property boundary with a neighboring tear-down lot under construction through the 2026 season. The brokerage declined to put the construction schedule in writing.
  • A five-bedroom Spanish Wells villa at $32,000 per week. Spanish Wells is a working fishing-village register, not a villa-rental register; the property is acceptable, but the destination does not match the buyer profile of this list. Listed for completeness.
  • A five-bedroom Cape Eleuthera villa at $28,000 per week. The Cape Eleuthera resort marina is the working frame; the property sits inside the resort grounds without resort-service access, which leaves the rate band reading high for what the booking delivers.
  • A five-bedroom Palmetto Point villa at $24,000 per week. Generator runs on owner-call schedule, not autostart. The 2024 BPL outage history at Palmetto Point ran heavier than the rest of the central island; without autostart, the booking carries real risk.
  • A four-bedroom Lighthouse Beach villa at $28,000 per week. The advertised “private beach access” runs through a track that crosses two unpaved property lines without recorded easement. The 2024 to 2025 access status was disputed; do not book without legal confirmation.
  • A four-bedroom Governor’s Harbour town villa at $22,000 per week. Manager non-responsive on three separate inquiry tests across November 2025 and February 2026. The check-in process documentation is not published.
  • A three-bedroom Gregory Town villa at $18,000 per week. Starlink is listed as included; the actual install is a residential Starlink terminal that has been documented as offline for periods of two and three days in the 2025 hurricane season. The redundancy plan (BTC cellular hotspot, BPL fiber, etc.) is not specified.
Section III  ·  The Off-Grid Math

Why the generator and the Starlink are the working features.

Eleuthera is a working Bahamian island, not a resort destination dressed as one. Bahamas Power and Light (BPL) holds the grid; the 2024 to 2025 cycle showed scheduled and unscheduled outages at a higher rate than the New Providence (Nassau) register, with the post-storm restoration window running 2 to 14 days in the moderate cases. A villa without an autostart generator is a villa without reliable power. Confirm the generator specification (autostart, fuel capacity, transfer-switch on the main panel) in writing on inquiry.

Starlink is the working internet on Eleuthera. The Bahamas Telecommunications Company (BTC) holds the cellular grid; the 2024 to 2025 register holds reliable LTE on the main settlements but not in the residential pockets at Windermere, Lighthouse Point, or Cape Eleuthera. Starlink residential terminals run reliably under 60 km/h wind; above 100 km/h, the dish should be stowed (verified Starlink owner’s manual). The property manager should run a documented Starlink-stow protocol.

Hurricane window runs June 1 to November 30, with peak exposure August to October. The Christmas register sits outside the hurricane window. Easter and February break sit inside the early-storm shoulder. The 2024 to 2025 season saw three named systems affect the Bahamas Out Islands; Eleuthera received tropical-storm-force gusts on one and was outside the cone on the other two (verified Bahamas Department of Meteorology). Confirm the hurricane carve-out language (deposit refundable or transferable, with what notice and what trigger) in writing.
