Eleuthera is a 180 km-long, 1.6 km-wide ribbon island in the central Bahamas, 80 km east of Nassau. The rental market reads it as four micro-markets with sharply different price-and-product bands. Harbour Island is the 5.6 km-long offshore island reached by water-taxi from Three Island Dock and holds the trophy rate band: the three-mile Pink Sands east-shore beach is the Harbour Island product. Governor’s Harbour and Palmetto Point sit in central Eleuthera at the French Leave Beach catchment. Gregory Town and Hatchet Bay are the surf-and-cliff zones north of Governor’s Harbour. Rock Sound and Lighthouse Point are the south-Eleuthera zones with the wildest beach product and the thinnest premium inventory.

The peak window is narrow. Christmas Week (20 to 28 December), New Year (28 December to 5 January), President’s Week (mid-February), and Easter Week (the eight days around Easter) are the compression points; rates on Harbour Island run 80 to 130 percent above the mid-January and March baseline. May, June, and the November shoulder are the value pockets at 35 to 55 percent below peak. Hurricane season (June to November) carries a force-majeure clause every buyer should read; the historic strike rate on Eleuthera is moderate but not zero.

The rental categories that work are the Harbour Island Dunmore-area three-to-five-bedroom (the walk-to-Pink-Sands format), the Harbour Island ridge-back six-to-eight-bedroom estate (the trophy Pink Sands format), the Governor’s Harbour cliff-edge four-to-six-bedroom on French Leave (the central-Eleuthera trophy format), the Palmetto Point family compound (the value family format), and the Lighthouse Point south-Eleuthera cottage-cluster (for groups whose week is built around the wildest beach on the island). Most listings outside these five categories are vacation-rental product priced at a Harbour Island premium they have not earned.

Built for: walk-everywhere weeks, the Dunmore Town pink-and-white houses, the Pink Sands Resort and the Coral Sands hotel-adjacent dining program. Highest rates in the rental cluster. Golf-cart-only inside the village.

Airport: Governor’s Harbour (GHB), 10 minutes by car to the central villas. Beach: French Leave Beach (1.5 km of pink sand on the Atlantic side), Cocodimama Bay on the lee side. Built for: family weeks, the Friday Night Fish Fry, the walkable colonial-village product. The value tier with the strongest family configurations.

Airport: North Eleuthera (ELH), 25 minutes by car; Governor’s Harbour (GHB), 35 minutes. Beach: Surfer’s Beach (the only consistent break in the Bahamas), the Glass Window Bridge cliffs. Built for: surf-week, cliff-and-cave geography, the Receiver of Wrecks restaurant. Thin premium inventory; product runs to four-bedroom and below.

Airport: Rock Sound (RSD), 15 to 40 minutes by car. Beach: Lighthouse Beach (the wildest pink-sand stretch on the island), Bannerman Town, Tay Bay. Built for: property-as-the-trip weeks, the wildest beach product on Eleuthera, the Disney-cruise-port impact watch. The most remote zone. Vehicle and generator dependence is total.

Two zones often confused with Eleuthera that are not in our editorial set here. Spanish Wells sits west of North Eleuthera, runs as its own conch-fishing community with a thin rental product, and is covered separately. The Berry Islands and Cat Island are different out-island chains, not Eleuthera, despite the geographic adjacency.

Rates are weekly, before Bahamas VAT at 12% on accommodation, the $5 per person environmental levy on entry, the $25 embarkation tax on departure, security deposit, and the final cleaning fee ($380 to $1,200). Three airports, each with a logic.

North Eleuthera (ELH) is the airport for Harbour Island, Spanish Wells, and northern Eleuthera. American Airlines runs winter daily service from Miami, Silver Airways and Tropic Air run the Nassau hop, and direct seasonal flights operate from Atlanta and Charlotte. From ELH, the 5-minute taxi ride to Three Island Dock plus the 5-minute water-taxi to Harbour Island ($5 per person) is the standard route. Total ELH-to-Harbour-Island time door-to-door runs 25 minutes.

Governor’s Harbour (GHB) is the airport for central Eleuthera (French Leave, Palmetto Point, Cocodimama Bay, Gregory Town). Bahamasair runs the Nassau hop daily; American Airlines and Silver Airways run seasonal direct from Miami. The drive to Palmetto Point from GHB runs 12 minutes, to the French Leave villas 8 minutes, to Gregory Town 25 minutes.

Rock Sound (RSD) is the southern Eleuthera airport for Rock Sound, Bannerman Town, Lighthouse Point. Bahamasair runs the Nassau hop. Drive from RSD to Lighthouse Point runs 40 minutes on a rough road. Private charter aviation (Bahamas Charter Services, Tropic Air) lands at all three airports and at the Cape Eleuthera private airstrip; the Cape Eleuthera strip is the practical option for Lighthouse Point arrivals.

Section V  ·  The Chef Question

The chef bench is thin in summer, full in peak.

The Eleuthera private-chef market is concentrated on Harbour Island (12 to 18 chefs) and Governor’s Harbour (8 to 12 chefs), with thin supply elsewhere. Most book through Bahamas Concierge Services, the Coral Sands chef program, or direct relationships with the larger villas. Christmas Week and New Year are committed by August, President’s Week by November.

Rates run $400 to $750 per chef per day, plus a $200 to $350 second-cook day rate for groups over 10, plus food at cost, plus 18 to 22 percent service. Pre-stocking through the Governor’s Harbour Food Fair, Burrows in Gregory Town, or one of the Harbour Island grocery services is the standard add-on. Provisioning costs in the Bahamas run 35 to 60 percent above mainland US prices; conch, lobster, and grouper are the value tier when caught locally.

The detail to confirm. Harbour Island has no large dock for provisioning trucks; everything arrives by ferry from Three Island Dock and is transported by golf cart. A group of 14 plus a chef plus the housekeeper requires four to six golf-cart runs from the ferry on arrival day. The villa manager either coordinates this or the chef ends arrival day doing logistics rather than cooking. Confirm in writing who runs arrival-day logistics.

Section VI  ·  Booking and Deposits

The contract terms worth fighting for.

Eleuthera rentals run on a 50 percent deposit on confirmation, balance due 60 days before arrival. Christmas-week and New Year contracts move to 100 percent prepayment 90 days out and are non-refundable inside that window. Security deposits range from $2,500 (modest villa) to $10,000 (Pink Sands east-shore trophy). The villa manager or the direct owner is typically named in the contract as the party holding the deposit.

What to negotiate. First, the hurricane-season force-majeure clause. June-to-November bookings should specify a refund or a credit on a named-storm landfall within 200 km of the property. The 2019 Hurricane Dorian damage on northern Abaco is the cautionary precedent; Eleuthera was largely spared but the insurance market priced upward across the Bahamas after that storm. Second, the generator-and-fuel clause. The BPL grid is unreliable in season; a villa with a working generator and a fuel-included clause is worth a 4 to 7 percent rate premium. Third, the water-taxi clause for Harbour Island bookings. Whose responsibility is the Three Island Dock to Harbour Island transfer on arrival and departure? The villa manager or the tenant? It matters when the flight is late and the last water-taxi runs at 6.30 p.m.

The thing to walk away from. Any villa where the manager will not confirm in writing the generator status, the fuel-included clause, and the hurricane-season force-majeure. The Bahamas grid is the structural risk on this island. A listing that hides it is a listing that will hide other things.

Villas we passed on.

Eight properties currently advertised on the Eleuthera and Harbour Island operator rosters and the major platforms that we did not include in our editorial list, with the reason each was disqualified. Conditions described; names withheld where the operator would face commercial harm from naming.

  • Harbour Island four-bedroom listed at $32,000 / Christmas week. Pink Sands beach claim is misleading. The listing photographs show the beach view from a neighbouring property; the rental itself is 280 m back from the dune line behind a second row.
  • Governor’s Harbour five-bedroom listed at $28,000 / Christmas week. Generator failure. The 2024 winter season had two reader-reported four-day power outages with the listed generator non-operational. The 2026 listing claims ‘new generator’ without a date or model number.
  • Harbour Island three-bedroom listed at $14,500 / February week. Sleep failure. The villa sits 25 m from a Bay Street bar with a 1 a.m. licence and a Friday-Saturday live-music programme. Disclosed nowhere on the listing.
  • Lighthouse Point five-bedroom listed at $22,000 / December week. The Disney Cruise Line port construction at Lighthouse Point has the access road closed three days per week through 2026 per the published construction schedule. The listing does not disclose the disruption.
  • Palmetto Point six-bedroom listed at $38,000 / Christmas week. The advertised ‘direct beach access’ crosses a neighbour’s property; the cadastral records show no easement, and the neighbour has gated the path twice in the last 18 months.
  • Gregory Town four-bedroom listed at $11,500 / February week. Air conditioning failure. The 2024 winter season had three reader-reported AC-failure incidents; the 2026 listing has not disclosed remediation. February humidity is the test.
  • Harbour Island five-bedroom listed at $42,000 / New Year week. Staffing failure. The advertised ‘full-service villa with cook and two housekeepers’ was bookable in 2025 with only the housekeeper. Reader feedback on the 2024-25 cycle reports staffing as the consistent shortfall.
  • Rock Sound four-bedroom listed at $9,800 / shoulder week. Septic failure. The property carries an aging system that has been flagged twice in the last 36 months by the Rock Sound public-health office.

What is the minimum stay on Eleuthera in peak season?

Seven nights, Saturday to Saturday, is the standard across the December-to-April peak window. Christmas Week and New Year run a 10 to 14-night minimum at most premium villas. Summer opens to five-night minimums at the same villa.

How early should we book for Christmas Week?

The top 15 villas for Christmas and New Year are typically committed by April of the same year. February is the safe booking month for the same Christmas. President’s Week and Easter are committed by November of the prior year.

How do we reach Eleuthera?
