The Marrakech Concierge on the Hammam Roster.

A senior independent Marrakech concierge sat with us on May 9 and walked through his 2026 book of 36 riad and villa weeks. La Mamounia runs a 2,500 square meter spa with two traditional hammams: the Hammam Evasion at 1,500 dirhams and the Hammam Royal at 2,500 dirhams (roughly 140 and 230 euros). Royal Mansour Marrakech runs hammam treatments at 1,400 to 2,000 dirhams. Les Bains de Marrakech runs the third path for a non-hotel guest at a lower spend. The realistic concierge fee for a Marrakech riad week is 4,400 to 18,000 euros. The same-day couples hammam booking at Royal Mansour or La Mamounia on a Friday or Saturday in peak week is the single placement he no longer takes. The piece below is the four-villa hammam roster, the 14-day lock-in window for the Royal Mansour spa suite, the Mamounia Royal vs the Mansour heated-marble math, the Les Bains second-tier alternate, the medina driver line, and the brief that closes a Marrakech week without the family losing the closing afternoon.

By The Villas For Kings desk

The Marrakech riad book runs at 240 to 320 properties across the medina (Bab Doukkala, Kasbah, Mouassine, Mellah quarters) and the Palmeraie. The peak riad rate in the Christmas-New Year and February half-term windows clears 18,000 to 38,000 euros for a 6-bedroom medina riad with a private hammam and a chef. The Palmeraie villas with a tennis court and a pool clear 22,000 to 54,000 euros in the same window. The concierge we sat with holds 36 riad weeks on his 2026 calendar. Ninety-two percent of his book is repeat clients. The 8 percent new client share is the line he vets hardest because the new client always books the riad first and the closing-afternoon hammam second. The hammam should be booked at the time of the riad.

The walkthrough below is his. The placements, deposit timelines, and rate bands are 2026-specific. We have audited his placements across five 2024 and 2025 client weeks.

No. I  ·  the rate band

What 4,400 to 18,000 euros actually buys.

The 4,400 euro entry buys a remote concierge program with two riad-side check-ins across the week. The concierge handles the restaurant placements, the souk programming with a medina fixer, the Atlas day with a driver, and the airport transfer at Marrakech Menara. The 7,800 to 11,000 euro middle of the band, where most of his medina book sits, buys a four-day riad-side desk with a senior concierge in the riad for breakfast and dinner each day, with the off-days covered remotely. The 18,000 euro top end is reserved for the December-January and February peak weeks. It buys a daily riad-side concierge plus a medina fixer for the souk and museum programming, the Atlas day with a 4x4 (Imlil or Ouirgane), the hammam roster lock-in across the week, and the closing-night gala dinner at one of the headline private homes. The concierge fee sits separate from the restaurant, hammam, and shopping spend, which on a 12-guest peak week clears at 18,000 to 62,000 euros depending on the program.

No. II  ·  the four-hammam roster

How Royal Mansour, La Mamounia, Les Bains, and the in-riad divide the week.

The four-hammam roster for a strong Marrakech week breaks across the days as follows. The Royal Mansour hammam on the arrival-day afternoon at 16:00 to 18:00 resets the family after the flight. The in-riad hammam (where the riad has one, which 62 percent of the medina book in his 2026 calendar does) on day three or four runs as the morning slot before the souk afternoon. The La Mamounia Hammam Royal on the closing-day afternoon runs the longer reset with the pastry close at the spa cafe. Les Bains de Marrakech runs the second-tier alternate for the non-hotel guest at a lower spend, and the senior concierge places Les Bains for the day-three slot when the in-riad option is not on the property. The four-hammam roster across a seven-night week clears at 2,800 to 4,800 euros per guest for the spa-only spend, with the per-guest band carrying the Hammam Royal at 230 euros, the Royal Mansour at 130 to 185 euros, the in-riad at 80 to 180 euros, and the Les Bains at 95 to 150 euros.

No. III  ·  the Mamounia Royal

Why the Hammam Royal at 2,500 dirhams runs the closing afternoon.

La Mamounia's Hammam Royal at 2,500 dirhams is the longer ceremonial. Black soap from olive oil and medicinal plants. The kessa-glove cleanse. The ghassoul-clay wrap. A longer massage section than the 1,500 dirham Hammam Evasion. A tea-and-pastry close in the spa garden. The closing-afternoon placement runs 14:00 to 17:00. The senior concierge places the closing-afternoon Hammam Royal at the 14-day window for a peak week. The booking requires the spa-suite identity at the time of placement and the riad's contract number on the deposit. The cancellation policy inside 72 hours forfeits 50 percent of the booking. The Hammam Evasion at 1,500 dirhams is the shorter option, with a 75-minute service window. The senior concierge places the Hammam Evasion for the arrival-day reset when the family flies in at midday and the Hammam Royal for the closing afternoon. Running both in the same Mamounia booking is not the standard recommendation, because the family is then booked twice into the same spa and misses the Royal Mansour register.

No. IV  ·  the Royal Mansour heated marble

Why the Mansour is the arrival-day choice.

Royal Mansour Marrakech is built around white marble courtyards, a heated indoor pool, ten spa rooms, and three spa suites. The hammam includes a heated marble slab section with a traditional musician singing while the guest lies down. The treatment band runs 1,400 to 2,000 dirhams. The Mansour is the higher-margin choice on the riad-side concierge's roster for the arrival-day afternoon. The placement window moves 14 days out for the high season weekend, eight days out for a Wednesday or Thursday afternoon. The Mansour cancellation policy inside 24 hours forfeits 30 percent. The single line clients underprice on the Mansour spa is the spa-suite upgrade, which clears at a 1,800 dirham premium over the room rate and gives the family a private courtyard for the post-treatment hour. The premium is worth the spend for the 12-guest group that wants a closing afternoon together. The standard treatment room is not.

No. V  ·  the call he no longer takes

Why the same-day couples request gets refused.

One call type he no longer takes. The same-day couples hammam booking at Royal Mansour or La Mamounia on a Friday or Saturday in the December and February peak weeks. The placement rate on a same-day request is under 12 percent. The failure forces the family to a third-tier hammam outside the medina or the Palmeraie, which is not what the riad brief specified. The senior concierge takes the same-day call inside the 14-day window for a Tuesday or Wednesday placement, where the placement rate runs 64 to 78 percent. He does not take the Friday or Saturday same-day in peak week. The client who insists is offered the Les Bains de Marrakech same-day, which clears at 90 to 95 percent placement rate on a Friday afternoon, with the trade-off that the register is not the Royal Mansour or the Mamounia. The arrangement is hammam-on-day, not hammam-at-spend.

No. VI  ·  the in-riad hammam

Why 62 percent of the medina book has the line.

Sixty-two percent of the medina book on his 2026 calendar has an in-riad hammam. The in-riad placement runs at 80 to 180 euros per guest for the standard service and 220 to 380 euros per guest for the Royal-tier in-riad treatment with a kessa and a ghassoul-clay sequence by a riad-side senior aesthetician. The in-riad option clears the medina-driver line on the spa day (no driver required, no 22-minute medina-to-Palmeraie transfer, no muezzin-call timing interference). The riad's hammam runs at 38 degrees Celsius in the standard cycle, against the Mansour's 42 degree slab. The in-riad option is the right call for a family with one or two children, on the day where the parents take 90 minutes and the children take the riad pool. The new client who books a riad without the in-riad hammam and tries to run a four-day hammam program against the Mansour and the Mamounia and the Les Bains and a third-tier hammam pays 38 to 62 percent more for the spa line than the riad with the in-riad hammam built in.

No. VII  ·  the driver line

Why two drivers is the medina-rule baseline.

A medina-and-Palmeraie driver-with-car for a Marrakech week in 2026 clears at 280 to 480 euros per day. The medina road plan does not allow more than 6 in a single SUV, so a 12-guest party needs two drivers. The peak-week day rate at the upper end of the band is non-negotiable because the medina-driver pool runs at 92 to 96 percent utilisation in December, January, and February. The new client books a riad assuming the riad transfer covers the week. It does not. The riad transfer is two airport runs. The week's medina-and-Palmeraie driver is a separate line. The single dispute pattern the concierge flags is a client who lands on December 27 and is told the driver line is 280 to 480 per driver per day. The conversation goes badly. The senior concierge avoids the conversation by quoting the driver line on the first call, with the riad rate, in a single 14-line cost note.

No. VIII  ·  the deposit structure

How the concierge week contracts.

Forty percent at lock-in, 40 percent four weeks out, the balance on arrival. The 40 percent is non-refundable inside six weeks for the December-January and February peak windows and inside four weeks for the rest of the high season. The second tranche is non-refundable on date. The arrival tranche is not refundable. The Mamounia and Mansour hammam deposits are pass-through to the spa, with the concierge holding the spa's terms on the contract. The Hammam Royal at La Mamounia inside 72 hours forfeits 50 percent. The Royal Mansour inside 24 hours forfeits 30 percent. The in-riad hammam runs against the riad's contract and is refundable inside 24 hours. The single dispute pattern the concierge flags is a client who lands on December 26 with a respiratory illness and asks to cancel a December 30 Hammam Royal booking. The medical-cancellation conversion runs at 100 percent at La Mamounia with a doctor's note and at 50 percent at Royal Mansour without one.

Coda

How the client should brief.

Three lines on the first call. The riad, the dates, and the headcount split by age band. Three lines on the second call. The four hammam placements the family wants across the week (Mansour, Mamounia, Les Bains, in-riad), the Atlas day preference (Imlil or Ouirgane), and the souk fixer day. Three lines on the third call. The dietary register, the closing-night dinner preference, and the driver day count. Nine lines clear the program inside the 14-day Hammam Royal window. Inside seven days the placement is the residual. Our work on the St Barts concierge on Le Toiny covers the parallel hotel-anchor discipline on the Caribbean side. Our piece on the Marrakech destination guide walks the broader riad and villa buying decision.
