The Mallorca Villa Cleaner Economy: Hourly Rates, Turnaround, and Strain.

Mallorca's senior villa cleaner pool numbers roughly 380 full-time cleaners across the major operator book in 2026, with another 450 to 520 in seasonal rotation through July and August. Hourly rates have moved from 11 to 14 euros in 2019 to 14 to 22 euros in 2026, with the Saturday changeover at 18 to 26. The all-in turnover line on a six-bedroom Andratx villa at the 22,000 euros per week rate band lands between 880 and 1,420 euros across the changeover and the mid-week pass, ex VAT. The piece is the four operator profiles we have audited across 2024 and 2025, the Saturday window spec, the August strain on the labour pool, the one operator we would no longer book, and the budgeting rule that prevents the most common Mallorca booking failure on the housekeeping line.

The Mallorca cleaner economy has tightened faster than the broader Spanish hospitality labour market. The reason is the workforce-housing pinch the island has run since 2021. The municipality of Calvià, which contains Andratx, Camp de Mar, and Port d'Andratx, posted a 2025 median rental rate on a one-bedroom apartment of. The senior cleaner earning 17 euros per hour on a 32-hour week clears roughly 2,200 euros per month after Spanish payroll deductions. The math does not run without commuting from Palma or from the satellite villages east of the motorway. The single largest operator complaint inside the labour pool is the commute, not the rate.

The four operators below are profiled by territory, the bedroom count they comfortably run, the Saturday changeover spec, the hourly rate, and the failure pattern we have audited. We have credited each by initial. The Mallorca senior cleaner book is small enough that publishing operator names without consent would tilt the labour market against the operators that have invested in retention. The piece is calibrated to the buyer, not to the operator's marketing.

No. I  ·  the Andratx senior operator

The six to nine bedroom Andratx coast book.

, based in Port d'Andratx, runs roughly 38 villas on the Andratx coast. The senior team is six full-time cleaners and 14 seasonal additions through the May to October window. The Saturday changeover team on a six-bedroom property is three cleaners and a linen runner, with the linen run pre-loaded on Friday from the operator's central laundry in Santa Ponsa. The hourly rate is 19 to 22 euros per cleaner, 14 euros for the linen runner, and 38 euros per hour for the senior supervisor on the changeover.

"The Andratx coast turnover is the routing problem more than the cleaning problem. The Friday linen drop saves us roughly 90 minutes per Saturday compared to the operator that runs the linen on the day. The 90 minutes is what holds the 11 to 4 window. The operator that runs the laundry centrally and the linen drop on Friday is the operator whose changeover Saturday holds in the August 9 to 23 weeks. Everyone else is one missed delivery from a 5:30 PM check-in."

What we would change. The operator's mid-week pass on the six-bedroom property runs at 90 minutes by default. We have audited two villas where 90 minutes did not hold the pool-area reset, the external dining table, and the bathroom touch-up on a 12-guest booking with two children. The mid-week pass should be 150 minutes on any booking above eight guests. The operator agrees in principle but has not changed the default spec.

No. II  ·  the Pollensa-Formentor operator

The north-coast cleaner book.

, based in Pollensa town, runs roughly 26 villas across Pollensa, Formentor, and Cala San Vicente. The senior team is four full-time cleaners and 10 seasonal additions. The north-coast operator runs a different cost base than the Andratx peer. The hourly rate is 17 to 20 euros per cleaner, the changeover supervisor is 34 euros, and the laundry is sub-contracted to a Pollensa-based independent rather than run centrally.

The sub-contracted laundry is the line item we have flagged on the operator's spec since 2024. The independent laundry runs a 36-hour turnaround, which means the Saturday changeover linen is the Friday-morning collection. A 220-guest changeover Saturday across the operator's 26-villa book means the laundry capacity is the constraint, not the cleaner pool. The operator has discussed bringing the laundry in-house. The capital expense on a 360-piece-per-day commercial setup is roughly 220,000 euros plus the operating staff. The math has not yet pencilled.

The booking we audited in August 2024 ran linen one bedroom short on a six-bedroom changeover. The fault was the Friday-morning collection that missed two pillowcases. The operator absorbed the cost. The owner asked us whether the operator was the right one. The answer is yes on the cleaning, with reservations on the laundry sub-contract.

No. III  ·  the Deia and Soller operator

The five to seven bedroom Tramuntana book.

, based in Soller, runs the cleaner book on the Tramuntana mountain belt. The portfolio is roughly 22 villas across Deia, Soller, Fornalutx, and Bunyola. The hourly rate sits at 17 to 19 euros per cleaner, 32 to 36 for the changeover supervisor. The Tramuntana mountain villa is the harder cleaning problem on the road logistics and the easier one on the floorplan. The standard Deia villa runs five to seven bedrooms across two and a half storeys with no pool deck production line of dishware.

The operator's strength is the senior team retention. The four-cleaner senior pool has averaged 8.5 years of tenure across 2024 and 2025. The strain we have audited is the August driveway access. The Tramuntana villa is reached by single-lane mountain road. The operator's van convoy on the Saturday changeover runs three vehicles, which means two drivers and three loadouts. The booking that fails the changeover window in Deia is almost always the booking where the road met a delivery truck at the wrong corner. The operator has begun running a 9:45 AM Saturday departure rather than 10:30 to absorb the road risk. Other operators have not yet adopted it.

No. IV  ·  the Santanyi and Es Trenc operator

The four to six bedroom southeast book.

, based in Santanyi, runs the southeast and Migjorn coastline book. The portfolio is roughly 32 villas across Santanyi, Cala d'Or, Porto Petro, and Es Trenc-adjacent inland positions. The hourly rate is the lowest in the audited set at 14 to 17 euros, the changeover supervisor at 28 to 32 euros. The lower rate is a function of the inland-village labour pool that supplies the senior team. The 22-minute commute from Santanyi to most properties is the operator's structural advantage. The Andratx operator runs a 35 to 60 minute commute on the same staff.

The trade-off is the bedroom count ceiling. The southeast operator runs comfortably on four to six bedrooms. The seven and eight-bedroom Santanyi compounds we have audited are not in this operator's book. The Pollensa operator and the Andratx operator pick up that work when it comes through the major broker network. The owner of a five-bedroom Santanyi property should ask the operator named here before defaulting to a Palma-based operator with a 50-minute commuting cost layered onto the senior rate.

The one we would no longer book

The Palma-based aggregator that took two senior teams in March.

One Palma-based aggregator we have not credited above acquired two of the senior teams from a smaller Andratx independent in March 2025. The acquisition was structured as a non-compete buyout. The owners of three villas the smaller independent had cleaned for between four and nine years moved to the aggregator's book by default. The first changeover Saturday under the aggregator on a six-bedroom Andratx villa in June 2025 ran 22 minutes long, with a fridge restock 70 percent of spec and a missed bath-towel turn in two bedrooms. The aggregator's stated cleaner-per-bedroom ratio at 0.45 was below the senior independent's 0.55. The senior team that had transferred had not yet been allocated to the property they previously knew.

The operator agreed to refund the cleaning fee on the failed changeover. The owner moved the property back to a smaller Pollensa-based independent for the remainder of the 2025 season. We have not rebooked an Andratx villa through the Palma aggregator since June 2025. The lesson is structural. The acquired senior team is not the same product as the senior team paired with the property she has cleaned for five years. The cleaner-per-bedroom ratio is the easier metric to publish and the wrong one to optimise.

The August strain

The 92 percent utilisation on the senior pool.

August utilisation across the major operator book runs at roughly 92 percent of full-time senior cleaner hours, 96 percent of supervisor hours, and 88 percent of seasonal additions. The same-day backup line for any operator is empty between August 9 and August 23 in 2026. The owner who has not locked the senior team by April loses the team to the operator that locked first. The operator who has not locked the laundry sub-contract by March loses the linen window to the next operator's Saturday demand. The strain is structural and not the result of any one booking peak. The Mallorca peak week of August 16 to 23 has been the tightest week in the labour pool for three consecutive seasons.

The owner-side response is the April lock and the cleaner spec the lock requires. The cleaner spec should be the named senior team, the supervisor, the daily mid-week pass minutes, and the changeover spec by bedroom. Without these four lines, the operator has the option to substitute a junior team on the August week, which is the booking failure we audit most often.

The budgeting rule

The 0.55 cleaner-per-bedroom floor.

The rule. The Mallorca peak-week senior team should run at no less than 0.55 cleaners per bedroom on the standard day and 0.75 on the changeover. A six-bedroom property therefore needs a three-cleaner standard team and a four to five-cleaner changeover team. The operator that quotes below the ratio is the operator the booking should not accept. The operator that quotes above the ratio is allocating headroom into the day, which is the right answer for any booking above eight guests.

The cost band the rule produces on a six-bedroom Andratx villa at the 22,000 euros per week rate band: 880 to 1,420 euros across the seven-night stay, ex VAT. Anything below 720 euros is under-allocated. Anything above 1,800 euros on a six-bedroom is over-allocated unless the booking includes a chef-catered service stack or a daily fire-lay routine. The cost should track the service stack, not the bedroom count alone. This is the same point we made in the Aspen chalet housekeeper roster. The principle is portable.

Coda

The four-line brief for the cleaning operator.

The owner brief on day one. First, the named senior team and supervisor. The operator that will not name them is the operator hedging the August allocation. Second, the changeover Saturday team count by bedroom. Three cleaners on six bedrooms, two on four. Third, the laundry routing. Central in-house or sub-contracted to whom. Fourth, the same-day backup procedure for the August 9 to 23 window. Without these four lines, the contract is under-specified.
