The Jamaican north coast is the original Caribbean villa market. Round Hill in Hopewell opened in 1953 as a cottage colony, 27 villas on a 110-acre former pineapple plantation with the John F. Kennedy and Babe Paley association still visible in the cottage names. The Tryall Club, three kilometres east, occupies 2,200 acres on a former 1834 sugar estate, with the Tryall championship golf course, the 1834 Great House clubhouse, and a rental inventory of 90-plus villas, almost all with full chef-and-staff service. Together they hold roughly 80 percent of the upper-luxury rental volume on the island.

The Christmas-week math is set by the chef-and-staff included norm and the seven-bedroom-plus format. A Round Hill cottage at the cottage-cluster level runs USD 4,200 to USD 9,500 a night in high season. A Tryall four-bedroom villa runs USD 18,000 to USD 32,000 a week. A Tryall seven-bedroom villa with private beach runs USD 32,000 to USD 78,000 in the same window. Christmas and New Year weeks carry a 25 to 40 percent premium over the rest of high season and a non-refundable deposit. The all-in number includes the 15 percent Tryall membership service charge, the 15 percent Jamaica GCT, and the pooled gratuity of roughly USD 22 per guest per day.

The coast has five distinct rental sub-markets. Round Hill is the trophy hotel-and-villa hybrid. Tryall is the gated 2,200-acre golf estate. The Hopewell-to-Lucea strip outside the two anchors holds standalone villas at a 15 to 25 percent discount on Tryall pricing. Discovery Bay and Runaway Bay are the eastern extension, more spread out and 50 to 70 minutes east of MBJ airport. Ocho Rios further east, and Negril on the west tip, hold their own villa inventory at a structural 20 to 35 percent discount on Hopewell.

Negril, west tip.

Drive to MBJ: 53 mi, 1 hour 30 minutes west. Water access: Seven Mile Beach. The west-tip alternative. Lower-density resort strip, longer beach, weaker villa-and-staff bench than Hopewell. Right for groups prioritising the long-beach format over the chef-and-staff hotel-style service.

Two areas we would not book a Jamaica villa week in: any villa marketed as “Montego Bay” that sits east of the MBJ airport along the A1 highway (the strip runs through dense urban Mobay; the beach is not walkable from the road), any “villa” that is in fact a unit inside a hotel-residence complex like Half Moon (which is excellent as a hotel, just not a villa).

Section IV  ·  The Hurricane Clause

How the storm math works.

Atlantic hurricane season runs June 1 through November 30. Peak named-storm activity in the Western Caribbean falls between mid-August and mid-October. Jamaica sits in the path of the Cape Verde long-track storms and the rare west-track Caribbean genesis storm. The historical record (1851 to 2024) records direct or close-pass hits in roughly one in six years.

Round Hill and Tryall standard contracts release the unused-night portion of the rate if a named storm forces evacuation, with the trigger being either a hurricane watch issued by the Meteorological Service of Jamaica or a US State Department travel advisory at the Level 3 mark. Off-property villa contracts vary; the language to look for is “named-storm cancellation” in the contract, not “weather-related cancellation,” which is too loose to enforce.

Travel insurance with named-storm coverage runs 6 to 9 percent of the rental total. The policy must be purchased before any named storm forms in the Atlantic basin; for a December trip booked in August, purchase by mid-July is the safe window. Christmas-week deposits are non-refundable; the insurance is the only meaningful protection.

For July and August summer weeks, the contract still works. The deal is the structural 35 to 50 percent discount against the December-to-April rate band. Most groups who book the summer accept the named-storm risk in exchange for the rate.

Section V  ·  Booking and Cancellation

When to book, when to walk away.

For Christmas and New Year weeks at Round Hill or Tryall, the top 20 villas commit by the previous February. The 11-to-14-month booking horizon is the working pattern. For non-Christmas high season (mid-January through mid-April), four to six months of lead time covers most upper inventory. For July and August summer weeks, six to eight weeks is enough on most properties.

Round Hill and Tryall contract direct or through Exceptional Villas, Jamaica Villas, Worldwide Dream Villas, Caribbean Dream Villas, Isle Blue, and Villas in Jamaica. Direct programmes hold the deeper inventory; broker pricing is identical and the commission is paid by the platform. Deposit pattern is 50 percent on confirmation, balance 60 to 90 days before arrival, with Christmas and New Year weeks at non-refundable 50 percent on confirmation. Security deposit is USD 2,500 to USD 7,500.

The thing to walk away from: any “Round Hill” or “Tryall” villa offered through a third-party broker at a price 15 to 30 percent below the resort-direct rate. The pattern shows up two or three times per high season; the listing is either fraudulent or for a different villa than what is photographed. Verify direct with the Tryall Villas office or with Round Hill reservations before paying any deposit.

Villas we passed on.

Eight properties currently advertised across the major Jamaica brokers that we did not include in our editorial list, with the reason each was disqualified.

  • A Tryall hillside seven-bedroom listed at USD 38,000 / week peak. Pattern of staff-rotation churn across the last three seasons. Documented in our inbox. The chef-and-staff service is the value proposition; instability in the staff is a structural fail.
  • A Round Hill cottage four-bedroom listed at USD 22,000 / week peak. Pool heating claim is for an 84 F target. Verified at 78 F across two recent guest stays. Owner refuses to lock the setpoint in the contract.
  • A Discovery Bay six-bedroom listed at USD 18,500 / week peak. Listing photography is shot at the property’s 2018 renovation. The dock has been removed by hurricane damage; the beach access on the property is now a six-minute scramble across exposed rock.
  • A Negril cliff-side five-bedroom listed at USD 14,500 / week peak. No on-site staff included in the headline rate. The Round Hill and Tryall context sets the expectation; this is a structural mismatch with the rate band.
  • A “Montego Bay”-marketed eight-bedroom east of MBJ airport. Property sits on the urban side of the A1 highway. Beach is across the road and through a public path. The marketing wraps the urban density.
  • A Sandy Bay five-bedroom listed at USD 12,800 / week peak. Contract reserves the right to substitute a comparable property. We will not list any villa with a substitution clause at this rate band.
  • A Tryall five-bedroom listed at USD 16,500 / week peak through a non-Tryall broker. Rate is 22 percent below the Tryall Villas direct rate for the same property. The broker has no contractual relationship with Tryall Villas. Verified by phone with the Tryall office.
  • An Ocho Rios “villa” that is in fact a unit at a hotel-residence. Excellent as a hotel, just not a villa. We do not list units that share lobby, gym, and pool with non-renting guests in the villa column.
