The Jamaican north coast is the original Caribbean villa market. Round Hill in Hopewell opened in 1953 as a cottage colony, 27 villas on a 110-acre former pineapple plantation with the John F. Kennedy and Babe Paley association still visible in the cottage names. The Tryall Club, three kilometres east, occupies 2,200 acres on a former 1834 sugar estate, with the Tryall championship golf course, the 1834 Great House clubhouse, and a rental inventory of 90-plus villas, almost all with full chef-and-staff service. Together they hold roughly 80 percent of the upper-luxury rental volume on the island.
The Christmas-week math is set by the chef-and-staff included norm and the seven-bedroom-plus format. A Round Hill cottage at the cottage-cluster level runs USD 4,200 to USD 9,500 a night in high season. A Tryall four-bedroom villa runs USD 18,000 to USD 32,000 a week. A Tryall seven-bedroom villa with private beach runs USD 32,000 to USD 78,000 in the same window. Christmas and New Year weeks carry a 25 to 40 percent premium over the rest of high season and a non-refundable deposit. The all-in number includes the 15 percent Tryall membership service charge, the 15 percent Jamaica GCT, and the pooled gratuity of roughly USD 22 per guest per day.
The coast has five distinct rental sub-markets. Round Hill is the trophy hotel-and-villa hybrid. Tryall is the gated 2,200-acre golf estate. The Hopewell-to-Lucea strip outside the two anchors holds standalone villas at a 15 to 25 percent discount on Tryall pricing. Discovery Bay and Runaway Bay are the eastern extension, more spread out and 50 to 70 minutes east of MBJ airport. Ocho Rios further east, and Negril on the west tip, hold their own villa inventory at a structural 20 to 35 percent discount on Hopewell.
