Kalkan is the Lycian fishing town on the southwestern Turkish coast, 130 kilometres east of Dalaman airport along the D400 road that runs the length of the Turquoise Coast. The town itself is small, 4,000 permanent residents around a horseshoe harbour with the 19th-century Greek-Ottoman village core climbing the cliff behind it. The villa stock is the value proposition: 1,000-plus cliff-edge homes on the western and eastern flanks of the town, most with infinity pools and direct sea-access platforms or private jetties cut into the rock. The UK summer drive market and the European charter trade hold the volume; trans-Atlantic visitors are a small share.
The August math is set by the cliff villa supply. Verified rates on the Kalkan Escapes operator programme (verified on kalkanescapes.com, May 2026) include Villa Lavaya, a seven-bedroom sleeping 14 with direct sea access and a private jetty at GBP 5,005 a week entry rate; Villa Guney Exclusive at GBP 3,055 a week for five bedrooms sleeping 10 with direct sea access and a beach platform; Villa Water Edge 1 at GBP 3,244 a week for six bedrooms sleeping 12; and Villa Bella Mare at GBP 3,150 a week for five bedrooms sleeping 10. The same operator runs 20 percent April discounts and 10 percent May-to-November shoulder discounts on the published rate stack. Add 18 percent KDV on chef and transfer extras; the headline villa rate is tax-inclusive.
The town has four distinct rental sub-markets. The sea-edge cliff villas on the western flank of Kalkan (the Kalamar Vadi and Yamaclar sectors) hold the trophy block at GBP 5,000 to GBP 12,500 a week for seven-bedroom format. The harbour-edge old town carries walkable village apartments and townhouses at GBP 1,800 to GBP 4,500 a week. The Kas-side strip east of Kalkan (Patara and Kalkancý sectors) holds mid-range cliff inventory at a 15 to 25 percent discount on western Kalkan. The inland hillside above town offers panoramic views with the structural discount on cliff-and-jetty product.
