The interior-village stock carries garden views with no Pacific sightline.   • A Pebble Beach five-bedroom listed at $58,000 per week AT&T week with full course-access. The villa sits on Pebble Beach Company estate land but carries no Pebble Beach Resort tee-time entitlement. “Full course-access” is the marketing claim; the contract carries no priority tee-time on Pebble Beach Golf Links or Spyglass Hill. Tee-times during AT&T week are managed through the Pro-Am tournament-spectator pass. The marketing overstates the access.
  • A Carmel Highlands four-bedroom listed at $42,000 per week with private beach. The villa carries cliff-stair access to a tide-dependent rock platform 80 feet below the cliff edge. “Private beach” is the marketing claim; the actual access is a 220-step concrete stair to a non-sand rock platform that is partially submerged at high tide. The cliff geometry is real; the beach claim is not.
