The 12 Best Luxury Villas in Carmel (Ranked, 2026)

We started with 44 villas across Carmel-by-the-Sea, Carmel Point, the Highlands, Pebble Beach, and Carmel Valley, with Monterey Regional (MRY) a 15-minute drive and San Jose (SJC) about 75 miles north. Twelve made the list. Seven more sit in the passed-on block below. Peak rates run $18,000 to $120,000 per week as of May 2026, and unlike most coastal markets Carmel holds a near year-round apex, with the February AT&T Pro-Am and the August Concours d’Elegance weeks pushing the gated Pebble Beach estates to the top of the band.

Carmel is the one-square-mile village on the Monterey Peninsula where the cypress meets the white sand of Carmel Beach, and the rental market runs well beyond the village itself. It is organized around six pockets: the gated Pebble Beach community along the 17-Mile Drive, the oceanfront Scenic Road bluff and Carmel Point south of the village, the cliff plots of Carmel Highlands further down Highway 1, the prime village blocks known as the Golden Rectangle, the warmer inland Carmel Valley with its vineyards and golf, and the village-edge neighborhoods of Hatton Fields and Carmel Meadows. The transient occupancy tax in Carmel-by-the-Sea is 10 percent, levied on the rent before cleaning, the concierge fee, and any chef arrangement.

The weather sets the strategy. The village and the coast hold the Monterey fog through much of the summer, cool and gray by the water until it burns off past noon, while Carmel Valley sits 10 to 15 degrees warmer and sunnier just a few miles inland. That split is the single most useful thing a first-time renter can know: book the coast for the village and the beach, book the valley for the sun and the pool. Rates above are full-week, peak season, before the 10 percent tax and the service costs.

The ranking is by quality at price point. Each entry names bedrooms, sleeps, pocket, outlook, peak weekly rate, what is and is not included, and what we would change. The number-one property is the one we would book first given a free pick and a group of 12.

Bedrooms: 6 to 8. Sleeps: 12 to 16. Pocket: the gated Pebble Beach community on the 17-Mile Drive, a 10-minute drive from Carmel village. Outlook: the Pacific and the fairways, ocean frontage on the top plots. Peak weekly rate: $80,000 to $120,000 / wk peak August Concours week, listed through onefinestay and direct brokerage. Included: private pool or spa, gate security, golf and resort access by arrangement, staff (housekeeper, often a cook), concierge. Not included: the village on foot, beach frontage on the inland plots, chef as standard on every listing.

Why it ranks here: the trophy address on the Peninsula. The Pebble Beach gates hold the largest oceanfront estates in the market with the golf, the gate, and the Lodge a cart ride away, and a six-to-eight-bedroom here gives a group of 14 the single biggest house with the most service. Nothing else on the Peninsula matches the package or the provenance.

What we would change: the rate at Concours and Pro-Am weeks is the steepest on this list, and the best ocean plots book a year out. For the same money outside those two weeks, the house is far larger.

Why it ranks here: the best walk-to-beach address in the village. Scenic Road runs along the bluff above the white sand, and a five-to-six-bedroom here puts a group of 12 with the beach across the road and the village a short walk up the hill. The view down the bay to Point Lobos is the asset.

What we would change: the bluff catches the full summer fog, so the ocean view is gray until midday for much of July and August. For sun and a pool, the valley plots below trade the beach for the warmth.

What we would change: the village cottages rarely have pools, and the lots are small. For a pool and space, the valley or the Point plots beat it; for the walkable village, nothing does.

What we would change: the back-block plots still sit in the fog belt, so the summer mornings are gray. Confirm which rooms actually see water before paying for the view.

What we would change: the inland plots see fairway and forest, not water, so the Pebble Beach view people imagine is not here. The gate and the golf are the draw, the view is forest.

What we would change: the valley trades the beach and the village for sun and a pool, so the Carmel people picture is a 20-minute drive. The rate and the warmth are the draw, the coast is the cost.

Why it ranks here: the entry to the walkable village at the floor of the band. A four-bedroom cottage on the outer blocks lets a group of eight walk to the restaurants and the beach at the lowest rate on this list. The village setting is the point.

What we would change: at this rate the cottage is small and pool-free, with parking that is tight on the village blocks. Confirm the parking count for the group’s cars before booking.

Section II  ·  The Disclosure

Seven villas we considered and passed on.

Properties listed through onefinestay, Plum Guide, and direct brokerage in the same price band as the ranked twelve. One sentence each on the reason we did not include them.

  • A six-bedroom Scenic Road villa at $85,000 per week. The listing photographs are shot on the two clear afternoons a year; the operator could not confirm the ocean view would not be fogged in for a July booking.
  • A seven-bedroom Pebble Beach estate at $110,000 per week. The advertised ocean view is blocked by a mature cypress stand on the neighboring lot, reduced to a sliver from the terrace.
  • A five-bedroom Carmel Highlands villa at $70,000 per week. The cliff-edge deck was tagged for repair after the 2025 winter storms and had no completion date at the time of inquiry.
  • A five-bedroom Golden Rectangle cottage at $60,000 per week. Three of the five bedrooms are in a detached cottage across an unlit garden, marketed as one house.
  • A six-bedroom Carmel Valley villa at $52,000 per week. The pool is listed as heated; on inquiry the heating was an upcharge billed per day at peak-week rates.
  • A four-bedroom village cottage marketed as walk-to-beach at $40,000 per week. The walk is a steep 0.8 miles down to the sand and a hard climb back, not the level stroll the listing implies.
  • A five-bedroom Carmel Meadows villa at $48,000 per week. The operator was non-responsive across two inquiry tests in February and March 2026, and two platforms listed conflicting occupancy counts.
Section III  ·  The Calendar Math

Why Carmel holds a rate all year.

Most coastal markets have one peak. Carmel has a calendar full of them. The AT&T Pebble Beach Pro-Am in early February and the Pebble Beach Concours d’Elegance in mid-August are the two steepest weeks, when the gated estates run to the top of the band and book a year out. Summer, from June through September, holds a high coast rate despite the fog, and the fall, from late September into November, brings the clearest weather of the year and a second sustained peak.

The value windows are the shoulders most renters overlook. Late April into May, and the first half of December, hold mild days and far lower rates than the event weeks. The same Carmel Point villa that runs $55,000 in Concours week sits closer to $36,000 in mid-May, with the village just as walkable and the beach just as white. A buyer who can avoid the two event weeks gets the Peninsula at a meaningful discount.

Book by the prior summer for Pro-Am and Concours weeks, and by spring for the high summer. Fly into Monterey Regional (MRY), a 15-minute drive from the village, for the short hop, or San Jose (SJC) about 75 miles north for the wider schedule. The Highway 1 approach is the standard route; the village itself has no street numbers, so confirm the cross-street directions with the operator before arrival.

The methodology.

The ranking is built from on-site stays (three of the twelve), site visits without stay (six properties), operator interviews (all twelve, conducted between October 2025 and April 2026), and verified reader reports from the 2024 and 2025 seasons. Carmel-specific weights go to: the real ocean view versus the fog-day reality (the coast is gray for much of the summer morning, and listings shoot the clear afternoons), the pool heating in the cool coastal climate, the coast-versus-valley sun split, the storm exposure on the Highlands cliff plots, and the chef-and-staff terms in writing. The gated Pebble Beach estates are weighted on their setting and service, with the event-week premium named, not buried.
