  • A peninsula villa sold on a beach that is a drive away. Many southeast-peninsula villas sit on the hillsides above the bays rather than on the sand, with a beach club or a shuttle for the shore. Confirm whether the villa has beach frontage or a drive and a club membership, because a hillside view and a beach house are very different bookings.
  • A villa booked in the hurricane months without the clause. The Atlantic hurricane season runs June to November, the low and wettest stretch, and a cheaper summer week can fall under a storm watch. Read the storm and cancellation terms before booking outside the December-to-April dry season.
  • A Christophe Harbour villa sold as a finished resort. The estate is still being built out, so a villa there can sit beside ongoing construction or unfinished plots. Confirm the current state of the immediate surroundings before booking, because the development is a work in progress.
  • A windward-coast villa sold as a swimming base. The east and windward coasts catch the Atlantic surf and the trade winds, fine for the view and the breeze but not for calm bathing. Confirm which coast the villa faces, because the leeward peninsula swims and the windward coast does not.
  • A villa booked on the assumption Nevis is next door. Nevis is across The Narrows and reached by a water taxi or the ferry, a short crossing but a planned outing rather than a stroll. Treat a Nevis day as a boat trip from the southern tip, and book Nevis its own nights if you want the island properly.

The hurricane-and-peninsula clause.

St. Kitts's defining features are the southeast peninsula and the Atlantic storm season. The island is reached through Robert L. Bradshaw International Airport (SKB) near Basseterre, with winter direct flights from the United States and the United Kingdom, the peninsula about 15 to 20 minutes south of the airport. The high season runs December through April, the dry apex, when the best villas hold a 7-night minimum; the Atlantic hurricane season runs June to November, the low and wettest stretch, so read the storm and cancellation terms for any summer booking. The southeast peninsula holds the best beaches and most of the luxury building, the leeward coast swims while the windward east faces the surf, and Nevis sits across The Narrows by water taxi or ferry.

Christophe Harbour is still being built out, so confirm the state of a villa's surroundings, and check whether a peninsula villa has beach frontage or a drive to a beach club.
