We started with 36 red-rock villas across the seven Sedona pockets, about 120 miles and a 2-hour drive north of Phoenix Sky Harbor (PHX), with Flagstaff Pulliam (FLG) 26 miles the other way. Twelve made the list. Eight more sit in the passed-on block below. Peak rates run $14,000 to $65,000 per week as of May 2026, with the twin apex in spring (March to May) and the October foliage in Oak Creek Canyon running 30 to 55 percent above the summer-monsoon baseline.

Sedona is the red-rock town in the Verde Valley where the high desert breaks into Cathedral Rock, Bell Rock, and the Boynton and Oak Creek canyons. The villa market is organized around seven pockets: the Boynton and Long Canyon resort enclaves to the northwest, the Chapel and Back O’ Beyond plots under Cathedral Rock, the Crescent Moon and Red Rock Crossing stretch along Oak Creek, the Soldier Pass trailhead streets, the Village of Oak Creek (VOC) to the south with its golf, walkable Uptown, residential West Sedona, and the creekside canyon north of town. The lodging tax inside Sedona city limits runs 13.9 percent (5.6 percent Arizona state, 1.3 percent Coconino County, and the 3.5 percent city bed tax), and that is before cleaning, the resort or concierge fee, and any chef arrangement.

The high season is not summer. Sedona sits at 4,350 feet, so spring and fall hold the dry, mild days that fill the trailheads, while July and August bring the monsoon afternoon storms and the lower rate. The October window, when the Oak Creek Canyon maples turn, is the single most-booked stretch of the year. Rates above are full-week, peak spring or foliage, before the 13.9 percent lodging tax and the service costs.

Why it ranks here: the address that defined luxury Sedona. The adobe casitas sit inside the box canyon with the red walls on three sides and the Mii amo spa next door, and a group of eight can connect four casitas with the resort bench behind them. Nothing else combines the canyon setting and the service.

Bedrooms: 3 to 5. Sleeps: 6 to 10. Pocket: the gated Seven Canyons community in Long Canyon, a 12-minute drive from Uptown. Red-rock outlook: the Long Canyon walls and the fairways. What we would change: Uptown carries the day-tripper and tour-jeep traffic, so it is the busiest pocket. The walkability is the asset, the foot and vehicle traffic is the trade.

Section II  ·  The Disclosure

Eight villas we considered and passed on.

Properties listed through Plum Guide, onefinestay, Natural Retreats, and direct rental in the same price band as the ranked twelve. One sentence each on the reason we did not include them.

  • A six-bedroom Chapel-area villa at $48,000 per week. The listing sells the Cathedral Rock view; the formation is visible only from the third-floor primary suite, and the main living rooms face the neighbor’s roofline.
  • A five-bedroom Soldier Pass villa at $42,000 per week. The pool is unheated and the operator declined to confirm heating for an October booking, when the desert nights run cold.
  • A six-bedroom Back O’ Beyond estate at $55,000 per week. A new build is under construction on the adjacent lot through the 2026 spring season, with no written assurance the peak weeks would be free of site noise.
  • A five-bedroom West Sedona villa at $30,000 per week. The sixth sleeping space is a converted garage with a window unit, marketed as a guest suite.
  • A four-bedroom Uptown villa at $34,000 per week. The street is on the tour-jeep staging route, and the operator could not confirm the morning engine noise would not start before 7am.
  • A five-bedroom VOC golf villa at $36,000 per week. Chef service is listed as included; on inquiry it proved to be a stocking service only, with the cook billed separately at peak rates.
  • A four-bedroom Oak Creek Canyon villa at $30,000 per week. The creek frontage floods the lower terrace in a hard monsoon, and the 2024 high-water line was still visible on the retaining wall at inquiry.
  • A six-bedroom villa marketed as walking distance to Uptown at $44,000 per week. The walk is 1.4 miles along SR 89A with no continuous sidewalk, which after dinner is a drive, not a walk.
Section III  ·  The Season Math

Why spring and the October foliage move your rate.

Sedona runs on two peaks, not one. Spring, from March to May, fills the trailheads with dry, mild days and is the longest high stretch of the year. The fall, and specifically the October week when the Oak Creek Canyon maples turn, is the single most-booked window. Both run 30 to 55 percent above the July and August monsoon baseline. A six-bedroom Chapel villa at $30,000 per week in late summer runs $44,000 to $46,000 for the second week of October.

The value window is the monsoon. July and August bring the afternoon storms, but the mornings are clear and the rate drops to close to two-thirds of the spring apex, with the desert at its greenest after the rain. A group that can work around a 3pm storm gets the same villa for a third less. Winter, December and January, is the quietest and cheapest, with cold nights and the occasional dusting of snow on the red rock.

Book by November for the following October, and by January for the spring. The resort casitas at Enchantment and L’Auberge and the gated Seven Canyons villas close first, with the West Sedona and Page Springs floor holding inventory later. The PHX drive up SR 17 and SR 179 is the standard approach; the Flagstaff (FLG) airport is closer at 26 miles but carries far fewer flights, so most groups still fly Phoenix.

The methodology.

The ranking is built from on-site stays (three of the twelve), site visits without stay (five properties), operator interviews (all twelve, conducted between November 2025 and April 2026), and verified reader reports from the 2024 and 2025 seasons. Sedona-specific weights go to: the real red-rock view versus the advertised view (steep lots put the view rooms upstairs, and listings overstate what the living rooms see), the pool heating for the cold spring and fall nights, the monsoon flood exposure on the creek-adjacent plots, the trailhead and tour-jeep traffic on the street, and the chef-and-staff terms in writing. The resort casitas are weighted on their service and setting, not on a private-house footprint they do not have.
