We started with 118 homes across Teton Village, East Aspens, Wilson, and the Snake River valley. Twelve made the list. Eight more sit at the bottom in the passed-on block. Christmas-week six-bedroom rates from $32,000 to $96,000 per 14 nights.

Jackson Hole splits two ways for the villa market. The Teton Village ski-in ski-out tier (Granite Ridge, Shooting Star, the Four Seasons Private Residences) is the slopeside product where a five-bedroom home runs $14,000 to $28,000 a night across Christmas and New Year. The Snake River valley tier (Wilson, East Aspens, the Aspens at Crescent H, the Bar BC ranches) is the off-mountain product where the same bedroom count runs 35 to 45% less and the trade-off is a 12- to 18-minute drive to the lift.

The Christmas window holds a 14-night minimum across the slopeside tier from December 20 to January 3. President’s Week and the late February holiday weeks run 7-night minimums. Summer peak (July 1 to Labor Day) runs 7-night minimums; off-peak weeks open to 3 to 5 nights. The Christmas premium is the line item that defines the calendar. The same property that runs $5,500 a night in late January runs $18,500 a night across Christmas.

Rankings are by what each home does well at its tier. Prices below are Christmas-week, before service (10 to 14%), state and county lodging tax (6%), staff gratuity ($50 to $100 per housekeeping day plus 18 to 22% on chef-and-mountain-host services), and chef food at cost ($95 to $145 per person per day). Bedrooms: 5. Sleeps: 10. Location: Four Seasons Private Residences, Teton Village. Christmas rate: $14,000 to $24,000 / night. Included: daily housekeeping, twice-daily turn-down, breakfast service, ski concierge, boot-fitting, slopeside ski-valet, in-residence dining, gym, pool, spa access. Not included: chef dinner service (booked through Four Seasons F&B), lift passes, ski hire above the included rental fitting.

Why it ranks here: the hotel-residence configuration is the closest the resort comes to a chef-and-host package. Daily housekeeping and breakfast are included, the ski-valet sits in the residence locker room, and the slopeside terminal is a 90-second walk. For a group of 8 to 10 who want the Four Seasons service standard with the residence layout, this is the answer.

What we would change: the 14-night Christmas minimum is firm. Verify the booking window the August before; the residences clear earliest of the slopeside inventory.

Why it ranks here: Shooting Star is the gated community at the base of Teton Village with Tom Fazio golf in the summer and ski-in ski-out via the Teewinot lift in the winter. Six proper en-suite kings, a 4,800-square-foot floor plan, and a hot tub on the west-facing terrace with the Tetons in the foreground.

What we would change: the mountain-host inclusion is 4 hours. For a 12-person group with split skill levels, two days of host service runs $1,400 to $2,200. Budget the line.

The Granite Ridge ski-in ski-out, seven-bedroom.

Why it ranks here: Granite Ridge holds the largest slopeside inventory in Teton Village and the ski-in ski-out connection runs via the Apres Vous lift system. Seven proper en-suite kings, a 6,400-square-foot timber-frame build, and a great room that handles 14 at dinner. The ski-out from the boot room is 40 meters across timber decking to the piste.

What we would change: the upper bedrooms face east. For late risers on a vacation week, that’s a feature. For early risers, the curtains need to be heavyweight; some Granite Ridge homes have light units that let the sunrise through.

What we would change: the walk back from the lift in ski boots at end-of-day is the friction. The boot-room run from the village base to the home runs 6 to 8 minutes.

Why it ranks here: the largest configuration we keep on the editorial list. East Aspens sits 8 minutes by car from Teton Village base. Eight proper en-suite kings, two great rooms across the L-shaped plan, and a 7,800-square-foot floor plan that holds 16 across two households. The 35 to 40% discount versus the Teton Village slopeside tier covers a private shuttle for the ski-day commute.

What we would change: the shuttle to the lift is the daily commute. Book the property’s preferred driver service for the week; the rideshare coverage falls off on a heavy-snow morning.

Why it ranks here: the family-week pick. Wilson sits 12 minutes by car from Teton Village base and 8 minutes from the Grand Teton National Park entrance. Six proper en-suite kings, a 5,400-square-foot floor plan, and Snake River frontage that becomes the trip in summer. Winter use is the lift commute and the cross-country trails out the back door.

What we would change: the Wilson commute to the lift runs longer than East Aspens. On a heavy-traffic Saturday in February the drive can stretch to 22 minutes. Plan the early-bird mornings.

Why it ranks here: the second-row Granite Ridge at a 20 to 25% discount to the front-row connection. Five proper en-suite kings, a 4,000-square-foot floor plan, and a hot tub on the south-facing terrace. The boot walk to the piste is 90 to 120 seconds; the difference does not justify the front-row premium for a 10-person group.

What we would change: the boot-walk path crosses a maintenance road. Confirm the snow clearance with the manager; on a heavy-snow morning the path runs through 60 cm of unbroken powder.

Why it ranks here: the small-group Shooting Star at the golf-side price. Four proper en-suite kings, a 3,400-square-foot floor plan, and the Tom Fazio course out the back door for summer use. The shuttle covers the 1-mile run to the lift; it runs on a 15-minute loop in winter.

What we would change: the shuttle is the daily commute. On a snowy morning the loop runs slow. For a group prioritising ski mornings, the front-row Shooting Star or Granite Ridge upgrade earns its premium.

Why it ranks here: the town-of-Jackson pick on the list. Walk to the Town Square restaurants and the Cowboy Bar. Five proper en-suite kings, a 4,200-square-foot floor plan, and the National Elk Refuge overlook from the upper terrace. The ski commute to Teton Village runs 25 to 32 minutes by car. Right for a group that wants the town as the daily output and the lift as a half-day option.

What we would change: the Teton Village commute eats two hours a day on a ski-heavy week. The Snow King Resort (in-town, smaller) is the morning alternative for a half-day option.

What we would change: the kitchen is sized for self-catering rather than chef service. If you want a chef-cooked week, the East Aspens upgrade is the answer.

Why it ranks here: the ranch-style pick. The Bar BC sits 18 minutes by car from Teton Village and 25 from Grand Teton entrance. Four proper en-suite kings, a 4,800-square-foot timber-frame build, and the working-ranch context for the summer trip (horse rides, fly-fishing on the property creek). Christmas use is the lift commute and the cross-country trails.

What we would change: the property is a summer property used in winter. For groups prioritising the ski week, the Teton Village or East Aspens tier is the better fit. For a summer week, this jumps three places up the ranking.

Why it ranks here: the private-club configuration. Crescent H runs as a members’ club with the Robert Trent Jones golf, a working riding program, and a ski-touring guide service. Six proper en-suite kings, a 5,600-square-foot floor plan. Right for a 10- to 12-person group who want the multi-activity week beyond the Teton Village ski mornings.

What we would change: the club access is the value here. Verify the inclusion (some homes route guest access through a daily fee structure). For a family week with mixed activity preferences, this configuration earns the position.

Section II  ·  The Disclosure

Eight homes we considered and passed on.

Properties listed on Abode, JHRL, Rendezvous Mountain Rentals, Teton Village Property Management, and the independents in the same Christmas-week price range. One sentence each on why we did not include them.

  • The Teton Village seven-bedroom listed at $22,000 / night. Ski-in ski-out claim does not survive the site walk. The ski-out crosses a public road on the way to the piste. Photography hides the crossing.
  • The Shooting Star five-bedroom listed at $16,500 / night. Manager non-responsive across three test inquiries in March 2026. Independent operator with limited weekend cover. Holiday weeks are the wrong moment for an unresponsive manager.
  • The East Aspens six-bedroom listed at $11,000 / night. Photography is six years older than the current condition. The current carpets are visibly worn. Two reader emails on file with the same complaint.
  • The Granite Ridge nine-bedroom listed at $28,000 / night. Pattern of deposit-return disputes across the 2023 to 2025 seasons. Three reader emails on file. The rate is right for the bedroom count; the operator is the issue.
  • The Wilson eight-bedroom listed at $14,000 / night. Adjacent ranch operation runs early-morning livestock activity. The property is fine; the noise carries across the creek to the bedrooms.
  • The Town of Jackson four-bedroom listed at $5,500 / night. Cowboy Bar music carries to this property until two a.m. on Friday and Saturday. Hotel-week noise envelope; not a villa-week sleep environment.
  • The Crescent H seven-bedroom listed at $14,500 / night. Club access is gated to members. The home does not carry the daily-fee waiver for renters. Listing implies full club privileges; the reality is daily-fee surcharges for golf and riding.
  • The East Aspens five-bedroom listed at $9,500 / night. The mountain shuttle inclusion is for one round trip per day on a fixed schedule. For a group of 10 with different ski-day rhythms, the shuttle is unusable. The property economics need to add a private driver.
Section III  ·  How We Built This List

The methodology.

The ranking is built from four inputs: on-site stays (we have stayed in six of the twelve, the most recent visit in February 2026), site visits without stay (four properties, conducted October 2025 and January 2026), management interviews (all twelve, between September 2025 and April 2026), and verified guest reports from readers who booked through us in 2024 and 2025.

Properties are scored against the 40-point checklist on our methodology page: ski connection (ski-in ski-out claims verified on a site walk), boot-room capacity, manager responsiveness (three separate inquiry tests), photography accuracy against current condition, 14-night holiday-block flexibility, and price-for-position math at the headline Christmas rate.

Ski-in ski-out verification is the Teton Village test. Properties without a confirmed piste connection from the boot room (no public-road crossings, no boot walks longer than 90 seconds at the front-row tier) did not enter the ranked list as ski-in ski-out. The list is refreshed twice yearly. Last refresh: May 2026. Next refresh: September 2026 before the Christmas 2027 booking window opens.
