Included: private cove, full staff including chef, generator backup, two pools, kayak and paddleboard kit. Not included: additional water-taxi runs above the daily contract, alcohol pantry, boat charter to Spetses.
Why it ranks here: the rare seclusion-tier Hydra property. Private cove access, water-taxi-only arrival, full staff including chef in the rate (the only ranked Hydra villa where chef is structural rather than added), generator backup against the grid disruptions that affect the outer reaches of the island. The right answer for a 16-guest extended-family week where the property is the trip and dinner means the chef on site.
What we would change: the water-taxi dependency is the structural constraint. Lock the daily taxi contract at booking. Improvising it at peak August is the wrong day to find out the boats are running late.

The Kamini-side six-bedroom waterfront.
Bedrooms: 6. Sleeps: 12. Zone: Kamini waterfront. Step count from port: walkable along coastal path, 22 minutes. Peak rate: €18,000 to €28,000 / week. Included: swimming platform from the terrace, private mooring, housekeeping, gardener, one cook for family-meal service. Not included: chef upgrade, water taxi to the harbour, boat charter.
Why it ranks here: the rare Kamini-side waterfront property with a swimming platform directly off the terrace and a private mooring for the water taxi or a day-charter boat. Six bedrooms, 12 guests, walkable to Castello and Pirate Bar for dinner on the coastal path, sunset orientation. The trade for the harbour-front hillside view is the sea-access privilege and the absence of stairs from the port.
What we would change: the coastal path back from the harbour at night is unlit on the last 200 metres. Take a water taxi after midnight rather than walking.

Included: private pool (rare on Hydra), terraced garden across three levels, daily housekeeping, the harbour view as the headline asset, donkey-transport contract for arrival and departure. Not included: chef, additional donkey runs, water-taxi credit.
Why it ranks here: the trophy hillside configuration. Restored captain’s mansion across three terraced levels, private pool (which is rare on Hydra because of the limited buildable plot above the harbour), and the unobstructed cross-harbour view. The 160-step climb from the port is the structural trade and the reason this property is not number one.
What we would change: confirm the donkey-transport arrangement is included in the rate, not billed at arrival. Older guests should plan to take a water taxi to the Kamini side and walk the gentler approach.

Why it ranks here: the standard configuration on Hydra when a single estate above 12 bedrooms is not available on the island. The right answer for two-household groups of 14 who want their own front doors plus a shared central terrace.
What we would change: the two buildings sometimes have a step-count gap of 20 to 40 between them on the same hillside. Assign rooms by mobility before arrival.

What we would change: the harbour-square position misses the cross-harbour view. For the view, climb 60 more steps and book up the hill.
