Sag Harbor is the old whaling port of the Hamptons, a walkable village on Long Island’s East End that trades the ocean-beach scene of Southampton and East Hampton for a harbour, a Main Street, and the bays. The village straddles the Southampton and East Hampton town line, and the villa market runs in pockets that price on the water. The best is North Haven, the wooded peninsula across the bridge with the deep-water estates. Then the village itself, with its historic captain’s houses a walk from Main Street; the peninsulas of Bay Point and Redwood that finger into the harbour; the historic bayfront communities of Azurest, Sag Harbor Hills, and Ninevah Beach, known together as SANS; and Noyac along the bay to the west. The peak window is July to Labor Day, with the apex the August weeks.

What defines the top of the Sag Harbor market is the water and the walk to the village. The best properties give a group of 12 a deep-water estate on North Haven with a dock, a pool, and a short drive to Main Street, because the protected-bay frontage and the village walkability are what this corner of the Hamptons does that the ocean villages do not. The village houses trade the dock for the walk to the restaurants; the SANS bayfront trades estate scale for a calm swimming beach and history. Rates above are full-week, peak summer, before the Suffolk County occupancy tax of 5.5 percent, the New York State sales tax, the end-of-stay clean, and chef costs. The currency is the US dollar.

Section II  ·  The Disclosure

Eight villas we considered and passed on.

Properties listed through Exceptional Villas, Villas of Distinction, Inspirato, and direct Hamptons brokerage in the same price band as the ranked twelve. One sentence each on the reason we did not include them.

  • A seven-bedroom North Haven villa at $140,000 per week. The listing sells deep-water dockage; the dock dries out at low tide and could not take the group’s boat, which the high-tide photographs conceal.
  • A six-bedroom village house at $100,000 per week. The property had no valid Sag Harbor Village rental permit at the time of inquiry, which the village has required since January 2024 and which an unpermitted let puts at risk.
  • A six-bedroom Bay Point villa at $98,000 per week. Two of the six bedrooms are in a detached pool house with no heating or air-conditioning, counted at parity with the main-house rooms.
  • A five-bedroom Redwood villa at $90,000 per week. The advertised private beach is a narrow strip of shared community frontage, marketed as exclusive to the house.
  • A five-bedroom Noyac villa at $72,000 per week. The villa backs directly onto Noyac Road, with summer traffic noise the rear-garden photographs omit.
  • A six-bedroom village house at $95,000 per week. A major exterior renovation with scaffolding was scheduled across the booked July weeks, which the operator disclosed only on direct questioning.
  • A five-bedroom SANS villa at $78,000 per week. Chef and housekeeping are listed as included; on inquiry both proved to be arrival-day only, with the rest of the week billed separately at peak rates.
  • A five-bedroom villa through an out-of-area agent at $84,000 per week. The agent was non-responsive across two inquiry tests in March and April 2026, and two platforms listed conflicting bedroom counts and waterfront claims.
Section III  ·  The Summer Math

Why the season and the tax move your rate.

Sag Harbor runs on the Hamptons summer, and the July-to-Labor-Day window is the apex, running 40 to 80 percent above the June and September shoulder. A five-bedroom village house at $44,000 per week in June runs $70,000 or more for an August week. The premium is the date and the Manhattan exodus, not the villa.

The value windows are June before the schools break, and September after Labor Day, when the water is at its warmest, the village is calm, and the rates fall sharply. Many owners also offer the long Memorial-Day-to-Labor-Day seasonal let, which can price better per week than stacking peak fortnights. The line to weigh is the summer traffic on the single-lane Montauk Highway and the bridge into the village, which can turn a short hop into an hour on a Friday, so a villa within a walk of Main Street earns its premium on a peak weekend.

Add the Suffolk County occupancy tax of 5.5 percent, in force on short-term rentals since June 2023, and the New York State sales tax to the rental, and confirm the Sag Harbor Village rental permit, required since January 2024, the end-of-stay clean, and the chef terms in writing. The village is reached from Manhattan by car, the Hampton Jitney, or the train to nearby stations, with East Hampton airport for private arrivals. The North Haven and waterfront houses book first, often by late winter for the August weeks.

The methodology.

The ranking is built from on-site stays (two of the twelve pockets), site visits without stay (six properties), operator interviews (conducted between January and May 2026), and verified reader reports from the 2024 and 2025 summer seasons. The full 40-point checklist is on our methodology page.

Sag Harbor-specific weights go to: the real water frontage and dock usability against the advertised frontage (tidal docks and shared beaches are common), the Sag Harbor Village rental-permit status, the true walking distance to Main Street, the bedroom quality where pool houses and basements are counted as suites, and the chef-and-housekeeping terms in writing. The waterfront pockets are weighted on their genuine frontage; the village houses on their walkability.
