The 2026 Puglia masseria market sits 7 kilometres back from the coast on average and runs a median 6-bedroom August ask of €38,000. The 17 properties in our 76-villa dataset that sit within 2 kilometres of the Adriatic or Ionian shoreline carry a 35% beachfront premium, with a 6BR August median of €51,500. The premium is wider at the trophy line (44%) and tighter at the 4BR band (28%). Eleven new trulli-to-villa conversions came online for the 2026 season, concentrated in the Valle d'Itria and Ostuni-Cisternino arc, where the buildable trullo stock is densest. The 2026 average new-build rate against pre-2024 stock of comparable bedroom count runs 18% above the legacy median, on the strength of higher-spec pools, full air conditioning to ground-floor and first-floor rooms, and chef-included headline pricing.

Puglia is now the largest single Italian villa market by inventory, having passed Tuscany on our tracking in late 2024. The 76 properties here represent only the top of the marketed line at the €25,000-and-above 6BR August band; the wider Puglia rental market is materially larger and runs through the lower-mid tier on Airbnb and Vrbo at rates we exclude from this report. The story below is the trophy-and-near-trophy line.

The 2026 August rate map, by sub-region

Headline weekly August 2026 rates across the 76-property dataset, by sub-region and bedroom band. Numbers exclude 10% Italian IVA and the comune imposta di soggiorno (€1.50 to €4 per person per night across the seven sub-regions). Numbers are operator rate sheets and direct off-platform quotes as of May 2026. .

Three readings. First, the Savelletri-Fasano coast (the line that runs from the Borgo Egnazia gate north toward Polignano) carries a 47% premium over the inland Valle d'Itria for the same bedroom count. The premium is the Borgo Egnazia halo plus the beach-club bench plus the 14 minutes to BDS airport. Second, the Polignano-Monopoli coast carries a 50% premium over Lecce countryside. Third, the Gargano remains the smallest sub-market at five properties and is materially underpriced for the trophy-line build that exists there.

The 11 new trulli conversions

The 2026 season added 11 trulli-to-villa conversions to the marketed line, all in the Valle d'Itria and Ostuni arc. The conversion economics turn on three numbers. . The base trullo plus 1 hectare runs €280,000 to €620,000 acquired. The conversion to a 6BR full-amenity villa with pool, full kitchen, and air conditioning runs €580,000 to €1.1 million on top, depending on the structural intervention required. The completed property rents at €32,000 to €58,000 in August at the 6BR line. The break-even is 8 to 13 peak seasons against the all-in.

Of the 11 new conversions, we have walked seven. Three are at or above the trophy line of the legacy stock (build quality, pool depth, kitchen capability), four are on the line with the lower half of the legacy stock, and four we have not yet seen and cannot place. The pattern: the operators that have been active in Puglia for more than five years () are running tighter spec on the new stock. The newer entrants are mixed.

The pool build, audited

Pool quality is the single most variable line in Puglia masseria stock. The legacy pre-2018 builds run a 1.2-metre-depth average that bottoms-out for adult swimming, with a 35-square-metre median surface that is too small for a six-adult party. The 2024-26 cohort runs a 1.5-metre-depth average and a 52-square-metre median. The premium operators (Borgo Egnazia portfolio, the larger Le Collectionist and Thinking Traveller properties) are now spec'ing 1.7 to 1.8 metres and 65-plus square metres. For buyers paying €40,000-and-above per week, the pool spec should be in the brief and confirmed before deposit.

Two of the 11 new conversions came in below the 1.5-metre line, on what the operators described as a heritage-permit constraint. We accept the constraint and exclude both properties from our recommended set at the rates asked.

The four villas we would skip in 2026

Every Journal report names what we would not book. Four properties in the 76-masseria set are listed at 2026 asks we cannot defend.

Villa One. An Ostuni-arc 6BR asking €52,000 for the August fortnight (1 to 15 August 2026) on a property where two of the six bedrooms have no air conditioning and the marketing calls them "summer-cool by design." The masonry mass argument does not survive a 38°C August afternoon. Pass.

Villa Two. A Savelletri 8BR asking €178,000 for the August fortnight on a property whose marketed beach-club affiliation (with one of the Borgo Egnazia adjacent operators) was not renewed for 2026. The operator has not updated the listing. Pass at this rate.

Villa Three. A Polignano 6BR asking €68,000 for the 8 to 15 August week on a property where the "private cliff stair to the cove" is in fact a 96-step public municipal stair shared with three other properties. Pass for any group sold on the privacy line.

Villa Four. A Salento 5BR asking €42,000 for the 8 to 15 August week on a converted trullo where the 2025-26 reviews include four complaints about water pressure failures in the only family bathroom on the upper floor. The operator's response cycle has been 96 hours plus. Pass until the plumbing is resolved.

Booking pace, May 15 snapshot

Savelletri-Fasano coast August fortnight: 78% sold across 11 properties, with the trophy line (€150,000-and-above) at 91% sold. Ostuni-Cisternino arc August fortnight: 64% sold across 16 properties, with 6 properties available. Polignano-Monopoli coast August fortnight: 71% sold. Valle d'Itria inland August fortnight: 52% sold (the slowest pace and the largest absolute inventory open). Salento August fortnight: 58% sold. The Valle d'Itria inland sub-market is the only Italian region where 6BR August inventory is meaningful at two months out from arrival.

The chef-included headline, audited

62 of the 76 properties in our 2026 set quote a chef-included August headline rate. The line varies in what "included" means. The premium operators (the larger Le Collectionist, Thinking Traveller, and Borgo Egnazia portfolios) include a single chef working five nights of seven, with breakfasts and one lunch (typically the arrival lunch and the closing dinner sit outside). Mid-pack operators include the chef but exclude provisioning, which lands at €180 to €280 per adult per day on the supplemental invoice. The lowest-quality "included" line is a part-time cook running three dinners and providing a stocked refrigerator from the operator's commissary; it is not the chef line a buyer paying €40,000 a week should accept. The brief should specify nights, lunches, breakfasts, provisioning, and dietary capability before deposit. .

How to book against this report

Three rules. One: if you are buying for the Borgo Egnazia halo or the beach-club proximity, the Savelletri-Fasano coast trophy line will be gone by mid-July at the historical pace; book now or pivot. Two: if the brief is the inland masseria with pool and chef and quiet, the Valle d'Itria has the most inventory at the most rational rate, and the new-conversion line is where the spec is best. Three: the beachfront premium is real (35% on average, 44% at the trophy) but the inland masseria with a serious pool is the value play this season.
