Passover 2026 ran 1 April through 9 April. Across 14 markets we audit for kosher villa rental supply, the 2026 trophy block cleared between EUR 22,000 and USD 72,000 for an eight-night stay with a full kashered kitchen, dedicated mashgiach supervision, and either a kosher caterer on site or a catering relationship in place. The kosher rental market is the most structurally tight family-holiday segment we cover. The audience is concentrated in roughly six metros (New York, Miami, London, Paris, Tel Aviv, and Los Angeles); the conversion-ready inventory is limited; and the operator channel is fragmented enough that buyers who do not know whom to call routinely waste two to four weeks on the wrong platforms. This piece publishes the 2026 rate evidence, names the three operator categories that actually matter, and flags the three traps.

The booking window for Passover 2027 (21 April through 29 April) opens between June and August 2026, with a 31 July 2026 practical deadline for trophy inventory.

The figures are the conversion-included rental rate, plus the kitchen-and-property kashering cost charged separately. They exclude catering. A typical kosher-catering line for a Pesach week (two seders, eight Yom Tov and Shabbat meals, daily lunch service) clears USD 18,000 to USD 48,000 per family depending on the meat-to-dairy split and the catering channel. The all-in Pesach budget for a trophy week therefore lands between EUR 50,000 and USD 130,000 for a family of 12 to 18, before flights. .

Why the kosher rental market is structurally tight

Three structural factors. First, the inventory is small. A kosher-conversion-ready villa requires a kitchen that can be properly kashered (gas stovetop or self-clean oven, not induction-only), enough counter space to maintain the meat-dairy separation, dedicated storage for Pesach dishware sets, and an exterior layout that supports the seder seating plan for 18 to 30 people. Maybe 15 percent of the trophy villa stock in any given market clears that bar without compromise.

Second, the operators are fragmented. Le Collectionist and Plum Guide handle some kosher conversions but neither runs a dedicated Pesach program. Inspirato touches the segment but does not specialise. The Thinking Traveller has no meaningful kosher program. The specialist channels (Kosher Villa Rentals, Pesach-Programs.com private-villa book) hold deeper inventory but operate on the broker model and do not always run the standards we would expect at this rate band .

Third, the audience is calendar-locked. Pesach families plan their holiday inventory by November or December of the prior year (in many cases 14 to 16 months ahead). The competition for trophy inventory in Marbella, Aventura, and the Cote d'Azur peaks 9 to 12 months before the holiday. By May of the booking year, the trophy stack is 70 to 85 percent committed. By July, it is 90 percent.

The eight markets in turn

Marbella Golden Mile is the deepest European Pesach market. The Bahia de Marbella and Sierra Blanca neighbourhoods both run mature kosher catering relationships (HaMakom, Solomon Catering, La Marbella Kashrut) and the trophy 6-to-8-bedroom villa stack converts cleanly. Marrakech is the value option. Riad conversion is technically more complex than villa conversion (small kitchens, shared courtyards), but the resident kosher infrastructure is mature because the city has had a continuous Jewish community presence and the Pesach-program hotel circuit overlaps. The Palmeraie villa stock at EUR 22,000 to EUR 42,000 represents the strongest absolute discount in the eight markets. The caveat is the Ramadan calendar overlap, which we documented for the 2026 Easter cycle and which is clear for 2027.

The Cote d'Azur (Antibes, Cap d'Ail, Saint-Jean-Cap-Ferrat) holds the deepest French-audience inventory. The Paris-based Pesach family stack tends to write briefs here rather than Marbella because the flight is 1h 30m from Orly versus 2h 45m to Malaga, and the kosher catering channel via Paris-based suppliers is mature. Le Collectionist Cote d'Azur inventory at EUR 32,000 to EUR 62,000 trophy with French-channel catering tie-ins.

The Tel Aviv area (specifically Caesarea, Herzliya Pituach, and the Savyon stack) is the natural home for Pesach because the kashering is native to the market and the catering is cleanest. The trophy rate at USD 26,000 to USD 48,000 is the lowest of the audited markets, but the geographic constraint is real: roughly 40 percent of the Pesach audience does not want to spend the week in Israel for security and geopolitical reasons in the current cycle .

Miami and Aventura together form the strongest US Pesach market. The Bal Harbour, Sunny Isles, and Aventura mainland trio offer trophy 6-to-8-bedroom homes with kosher infrastructure that the Hamptons cannot match. The climate is right (78 to 85 degrees, no cold-rain risk), and the synagogue and catering proximity matters operationally. USD 42,000 to USD 72,000 trophy at the eight-night block.

The Hamptons are listed for completeness but we would pass for most briefs. East Hampton trophy houses convert well but the weather is wrong (45 to 65 degrees, periodic cold rain), the synagogue infrastructure is thinner than Aventura, and the catering channel is less mature. The right brief writes Hamptons for Sukkot or summer, not Pesach.

Cascais (Lisbon-adjacent Portugal) is the newest entrant to the category. The post-2017 Portuguese Jewish-heritage citizenship program drew a wave of UK and French families into the Lisbon and Cascais market, and a small but credible Pesach infrastructure has emerged. EUR 24,000 to EUR 44,000 trophy is competitive against Marbella for buyers who prefer the Atlantic climate and the lighter crowd.

Provence is the limited case. Conversion-ready Provence villas exist but the catering channel is thinner than the Cote d'Azur, and the brief tends to be a couples-and-adult-children Pesach rather than the large multi-generational seder. EUR 26,000 to EUR 48,000 trophy works for a 6-to-10-person Pesach with imported catering.

The three operator categories worth calling

The first category is the specialist kosher villa broker channel. Kosher Villa Rentals and Pesach-Programs.com private-villa book are the two we name . They hold the deepest European Pesach inventory because they run the conversion logistics, the mashgiach relationships, and the catering tie-ins as a single package. The trade-off is that broker margins are real (typically 12 to 18 percent above direct), and the vetting bar is sometimes softer than what Plum Guide or Le Collectionist would clear.

The second category is the South Florida luxury broker stack. One Sotheby's International Realty Aventura/Bal Harbour and the Compass Florida luxury team both run rental books with kosher-property segmentation. For Miami and Aventura Pesach, this channel is more efficient than the specialist kosher broker because the local inventory is deep and the brokers know which properties convert cleanly. Buyers should request the kosher-segment book directly and not be filtered into the general luxury rental pool.

The third category is the Israeli direct-owner channel for the Caesarea and Herzliya Pituach inventory. The pattern there is owner-managed multi-week Pesach rentals through specialist intermediaries (Caesarea-based brokers and the Herzliya synagogue-network referrals). This channel is hardest to access without warm introduction but produces the cleanest service standard because the owner is typically themselves observant and the kashering is native.

The three traps

First, do not book a standard villa and plan to kasher on arrival. The kashering requires 24 to 36 hours plus a supervising mashgiach, and properties that quote a "we can kasher for you" line without specifying the conversion timeline and supervision should be treated with maximum skepticism. The proper question is: who is the supervising mashgiach, when does kashering begin, what is the chametz-removal protocol, and what is the failure-to-convert remedy.

Second, do not accept a property with shared kitchen or shared pool facilities. Several Costa del Sol and Aventura villa complexes have shared kitchen prep zones, shared pool areas, or shared parking that compromise the Pesach standard. Confirm sole-occupancy of all relevant facilities in writing before contract.

Third, do not book a Marrakech Pesach without confirming Ramadan calendar overlap. The 2026 Easter cycle saw a one-week recovery window between the end of Ramadan and the start of Pesach that some riads did not navigate cleanly. The 2027 calendar is clear, but always verify before signing.
