Easter Sunday 2026 fell on 5 April. Easter 2027 falls 28 March. Across six trophy Mediterranean villa markets we track closely, Easter Week 2026 cleared at 22 to 40 percent below the June trophy rate from the same operator stack. Tuscany ran 38 percent below June. Marrakech ran 40 percent. The Algarve ran 32 percent. The discount is real, it is repeatable, and the Easter 2027 booking window is the right time to capture it. The combination of unsettled spring weather, US school calendars that do not align with Holy Week, and an incomplete regional staffing complement produces a rate compression the trophy operators no longer fight.

Why Easter trades below June
Three reasons compound. First, climate confidence. The Mediterranean in March and April is unreliable for pool weather. Provence and Tuscany Easter Weeks register 35 to 45 percent of days with cold-rain risk. Mallorca and the Algarve do better at 18 to 25 percent rain-day risk but pool comfort is uneven below 22 degrees, which is roughly the regional March-April mean. Buyers who require swimming weather pass on Easter and book June, which is what compresses the rate.
Second, US and UK family calendars. US public schools do not pause for Holy Week. UK schools do, but their Easter break can fall in early April or late March depending on the year, which fragments the family-booking audience. The buyers who do book Easter are typically empty-nester couples, multi-generational families with adult children, or design-led buyers who are not bringing children. That audience is smaller and rate-sensitive in a way the June family-with-children audience is not.
Third, staffing. The trophy properties in the six markets do not put the full staff complement back on station until late April or early May. An Easter booking gets a partial staff (housekeeper, cook on call, no driver, no pool butler in most cases). Some operators apply a rate adjustment for the reduced service offer; many do not, but the reduced offer is itself the reason for the rate compression.
The six markets in turn
Tuscany is the deepest Easter market. Chianti and Val d'Orcia both run a credible Easter program. The Brunello cellars are not yet open for harvest but the late-spring landscape (wildflowers, vineyard bud-break) is at its strongest, and the cook-included norm we documented in the Tuscany shoulder-season piece applies. The right call is a Le Collectionist or Sotheby's Concierge property at the 5-to-8-bedroom band, EUR 14,800 to EUR 28,400. Borgo Pignano takes Easter bookings on its main villa for full-buyout at a steeper rate.
Provence runs second. The Luberon and Alpilles do not turn on lavender until late June, but the olive groves are in their cleanest light, the Sunday markets at Lourmarin and Saint-Remy are running, and the kitchen produce is at its peak (asparagus, artichoke, young lamb). The weather caveat is real. Le Collectionist Provence inventory at EUR 13,500 to EUR 24,800 trophy. If the brief requires pool weather, do not write it to Provence Easter.
Mallorca is the climate-safer choice. Pollensa, Soller, and Deia all register 18 to 22 degrees average Easter daytime, with pool comfort plausible in the second half of the week. The mountain villages are pre-tourist and the Tramuntana hiking is at its peak before the May crowds. Plum Guide Mallorca inventory at EUR 12,800 to EUR 22,400 trophy.
The Algarve is the value option in the six. Quinta do Lago and Vale do Lobo trade Easter at the lowest absolute rate of the trophy markets, EUR 9,800 to EUR 18,400 for a 5-to-7-bedroom golf-estate house with full kitchen. The catch: the Algarve Easter audience is heavily British, the golf is at peak demand from London-and-Surrey day-rounds, and the restaurant scene is uneven (many of the Quinta do Lago and Vilamoura kitchens reopen the second week of April).
Marrakech is the largest absolute discount: 40 percent below June. The riad inventory in the Palmeraie and Medina trades at EUR 8,400 to EUR 15,200 for a 5-to-8-bedroom Easter Week with full staff (this is the one Easter market where the staffing is at full strength because Marrakech runs winter-through-spring as its peak). The caveat: Easter in Marrakech overlaps Ramadan in some years. In 2027, Ramadan ends 11 March and Easter is 28 March, so the calendars are clear; in 2026, Ramadan ended 30 March and Easter was 5 April, which created a one-week recovery window that some riads did not navigate well .
Puglia is the smallest discount (22 percent) and the thinnest inventory. The Thinking Traveller Itria Valley and Salento masseria stack trades EUR 9,600 to EUR 18,800. Most masseria properties do not open until early May, so the Easter inventory is the subset that runs year-round. Confirm pool heating before booking; many masseria pools are not heated and 22-degree water at Easter is uncomfortable.
The two traps
The first trap is the Greek islands and Sicily Easter quote. Both markets will quote Easter rates 30 to 40 percent below summer peak. The catch is that the trophy stock (the named Thinking Traveller villas in Sicily, the Le Collectionist and Aria properties in the Cyclades) does not open for Easter. The inventory that will take an Easter booking is the second-tier and third-tier stock that operators are trying to fill in shoulder. A 35 percent discount on a property we would not have booked at 100 percent is not a deal. Pass.
The second trap is the weather risk on Provence. The 35 to 45 percent cold-rain day frequency is not symmetric; it is concentrated in the first half of Holy Week (Palm Sunday through Tuesday) more than the second half. A brief that books arrival on Maundy Thursday and departure the following Thursday rides a higher-quality four-day weather window than the Palm-Sunday-to-Easter-Sunday block, although the rate may be marginally higher because the calendar is shifted into the post-Easter recovery. Worth modelling either way.
The 2027 booking window
Easter 2027 falls 28 March, with Holy Week 22 March through 28 March. The trophy operators in the six markets will open the 2027 Easter booking window between June and September 2026. Le Collectionist tends to open Easter inventory in early July; Plum Guide and The Thinking Traveller follow in August and September; the direct-owner channels open last in October and November. Buyers writing a 2027 Easter brief in May or June 2026 will face a wait. The practical booking deadline is 30 September 2026 for the trophy stack; mid-band will hold through November.
One closing note. The Easter-versus-June discount we have documented in the six markets is durable but not permanent. The 2024 to 2026 pattern showed a stable 22 to 40 percent compression. If Mediterranean June 2027 trophy rates climb materially (which we expect, see the Euro summer 2026 rate index reasoning), the Easter compression could narrow to 18 to 32 percent without the absolute Easter rate falling. The buyer's read is that Easter remains the right value play for buyers who can travel without children and accept the climate risk, but the gap to June will not widen further from here.
