As of 14 May 2026, our Mauritius villa dataset tracks 42 properties at the four-bedroom-and-up tier across three primary concentrations. The east coast (Belle Mare, Trou d’Eau Douce, Anahita estate, Pointe d’Esny) carries 22 of the 42 villas and the strongest quality bar. The west coast (Black River, Tamarin, Le Morne peninsula) carries 13. The north (Grand Baie, Mont Choisy, Pereybere) carries 7. The 7-night Christmas 2026 median for a 4-to-5-bedroom villa sits at EUR 17,800, with the Four Seasons Anahita-adjacent stack running EUR 22,000 to EUR 38,000.

This piece publishes the 2026-27 rate map, quantifies the hotel-adjacency premium, names the operators worth calling, and lists what we passed on.

Two observations. First, the Four Seasons Anahita line is the dominant rate ceiling on the island. The 38% premium over a comparable independent east-coast villa reflects in-villa restaurant ordering from the Beau Champ and the Bambou outlets, full kids-club access for guests of the villa, spa and golf entitlements, and resort-grade medical proximity. For a family-office Christmas brief, the premium is rationally priced. Second, the Royal Palm Beachcomber premium is the smallest because the resort-villa entitlement is the narrowest and the Grand Baie villa stack outside the Royal Palm line is structurally weaker.

The east coast: Belle Mare and Anahita

The east coast carries the strongest Mauritius villa segment. The Anahita estate (a 213-hectare integrated resort built around the Bernhard Langer-designed golf course ) anchors the Four Seasons-adjacent villa stack, with roughly 18 to 22 villa products marketed through the Four Seasons Private Residences programme and a further 25 to 30 villas owner-direct or via third-party brokers. Belle Mare to the north of Anahita anchors on Constance Belle Mare Plage and One and Only Le Saint Geran. Pointe d’Esny to the south delivers an old-money low-key segment with strong beachfront geometry and fewer resort anchors.

Christmas 2026 trophy rates on the Four Seasons Anahita-adjacent line clear EUR 38,000 a week for a 5-bedroom villa with full resort entitlements. The same villa configuration without Four Seasons rights would clear roughly EUR 26,000. The 38% premium is the price of the entitlement layer.

The west coast: Black River, Tamarin, and Le Morne

The west coast trades the east’s resort density for a different rhythm. Tamarin and Black River anchor on the Tamarina golf estate and the river-mouth surf-and-kite economy. Le Morne peninsula at the southwest tip anchors on the One and Only Saint Geran sister property at Le Saint Geran (incorrect, the Le Morne anchors are Lux Le Morne, Paradis Beachcomber, and the Dinarobin ). The west-coast villa stack runs roughly 13 properties at the four-bedroom-and-up tier, with the Tamarin trophy clearing EUR 24,000 a week and the Le Morne premium clearing EUR 22,000.

For buyers who prioritise surf, kitesurf, and the Black River gorges hinterland, the west is the right side of the island. For buyers who want resort-grade F and B and the strongest beach geometry, the east holds the better answer at most rate bands.

The three we passed on

A Pointe d’Esny beachfront villa at EUR 22,000 a week Christmas. The build is recent. The eastern boundary wall carries documented sea-wall erosion from the January 2024 storm cycle , with repairs completed but not certified to the pre-storm standard. The 2026 marketing does not disclose the damage history. Pass until the repair is certified.

A Grand Baie hillside villa at EUR 16,800 a week Christmas. Marketed as trophy with full-staff layer. The access is a shared 240-metre driveway with no allocated villa parking. The neighbouring property is a small short-stay rental and the driveway carries multi-party traffic at peak. The friction at Christmas is significant. Pass.

An Anahita-adjacent villa offered through a third-party broker at EUR 28,000 a week Christmas. The villa is on the Anahita estate but is offered without Four Seasons Private Residences-programme entitlements. The buyer pays Four Seasons-adjacent rates without the restaurant-ordering, spa, kids-club, or golf rights. The marketing is suggestive of the full entitlement layer; the entitlement is conditional on booking through the resort programme. Pass categorically unless booked through the Four Seasons channel directly.

Which side of the island matches the brief

If the brief is a Christmas family Four Seasons-adjacent compound with full restaurant and kids-club access, Anahita through Four Seasons Private Residences at the EUR 28,000 to EUR 38,000 band is the right answer. Book before 31 July 2026 for Christmas 2026. If the brief is a Belle Mare beachfront with One and Only or Constance hotel layer, the EUR 22,000 to EUR 32,000 band on the Belle Mare beach is correct. If the brief is a surf-and-kite west-coast week, Tamarin or Le Morne at the EUR 14,000 to EUR 24,000 band is the right call. Avoid Grand Baie at the trophy band unless the specific villa is verified against the resort-anchor question.

What we are watching: the rumoured Four Seasons Le Morne project, which if delivered would lift the Le Morne adjacency premium from zero to roughly 30% and re-rate the entire west-coast villa stack. Construction timelines remain undisclosed ; treat the rumour as a multi-year horizon.
