The 2027 US private-school and university spring break window runs from Saturday 6 March through Sunday 11 April, a 36-day block that holds roughly 22 percent of the annual family-trophy villa spend across the 14 markets we track. By 15 May 2026, ten months out, the 6-to-10-bedroom trophy band is 38 percent committed across the audited set. Cabo Pedregal sits at 64 percent locked. Punta Mita Four Seasons Private Villas at 58 percent. Turks and Caicos Grace Bay at 56 percent. The US ski tail (Aspen, Deer Valley, Big Sky, Park City) carries the most remaining trophy availability at 18 to 28 percent locked, partly because the Easter Sunday 2027 falls on 28 March, narrowing the late-window ski pricing.

This piece publishes the 14-market 2027 spring break supply map, names the operator channels still holding inventory, calls out three markets we would not book for a family week, and gives the booking horizon a 2028-buying family should hold to.

Locked percentages reflect 6-to-10-bedroom trophy weekly buyouts cleared on operator-tracked channels for the 13 March to 27 March window, the heaviest two-week block in the 2027 calendar . Family fit reflects the structural traits of the market against the family brief (calm-water beach, low car-traffic surround, kid-credible F&B, medical-care proximity, and a resort or staffed-villa amenity bench).

Where Cabo and Punta Mita lead

Cabo Pedregal sits at 64 percent locked because the brief works. The Pedregal gate, the contained-resort feel of Pueblo Bonito Pacifica adjacent, the calm-water Pedregal Beach access for the youngest swimmers, and the consistent 24 to 30 degree March temperature combine into the family setup that books out first. Pedregal Real Estate and the in-house Pedregal villa channel hold the deepest trophy book; CUVÉE Cabo and the Cabo Platinum channels carry the second tier. The five Pedregal trophies above USD 75,000 weekly that we have tracked across two seasons (Casa Bellamar, Villa Esencia, Casa La Roca, Casa Theodora, and Villa La Datcha) all clear by 15 December 2026 in a normal year. By 15 May, two of the five are already gone for both March 2027 weeks.

Punta Mita Four Seasons Private Villas leads on the family brief because the resort amenity bench compounds. Beach club, kids' club, three pools, the M Bar and the Bahia Ballena restaurants, the Greg Norman and Jack Nicklaus golf, the dedicated tennis program, the contained gate-and-private-roads layout, and the Riviera Nayarit medical-care infrastructure (Hospiten Vallarta in Nuevo Vallarta) make the value math work even at USD 58,000 to USD 110,000 weekly. The Four Seasons Private Villas direct channel, the Punta Mita Properties brokerage, and LVH Global hold the trophy book. The St Regis Punta Mita estate-residences run a parallel book at the trophy ceiling.

Where the Caribbean trophy stack is

Turks and Caicos Grace Bay at 56 percent locked reflects the tight family-credible inventory. Grace Bay's reef-protected calm water (the swim window starts at age three and runs through teenage in a way the Atlantic-facing Bahamas does not) is the structural advantage. The eight-trophy beachfront stack across Grace Bay (Beach Enclave Long Bay, Amazing Grace, Beach Villa Grace Bay, Triton Luxury Villa, plus the four Grace Bay Estates) all carry strong family programs. By the same token, Provo's medical infrastructure is thinner than Cabo or Punta Mita, and a chronic-condition family should account for medevac to Miami in the contract.

Anguilla Meads Bay at 41 percent locked sits in the strong-second tier. The low-density beach (Meads Bay holds only 12 trophy villas across a 1.6-kilometre stretch) and the calm-water configuration both support the family brief; The Beach House (8BR), Kishti East (6BR), and the Santosha Estate (8BR Long Bay-side) carry the trophy band. The CuisinArt Resort and Four Seasons Anguilla provide the resort-amenity backstop the standalone villas do not. The Bahamas Harbour Island sits at 38 percent locked. The Pink Sands beachfront and the Pink Sands Resort residences both hold the trophy band; the Atlantic-facing pink-sand beach is shallow-grade and family-credible. Asian House (9BR) and La Palmeraie carry the buyouts at the top.

The US ski tail still has weight

The reason the US ski tail (Aspen Red Mountain, Deer Valley, Big Sky, Park City Deer Crest) holds 18 to 28 percent locked at 15 May is partly Easter calendar and partly conditions risk. Easter Sunday 2027 falls 28 March, dragging the late-March family ski week into the closing window. Aspen Mountain closes 11 April 2027 ; Deer Valley typically closes early-April; Big Sky runs into mid-April. The structural risk is mid-March-onward snowpack, which has been uneven across the last three Aspen seasons.

For the family that wants the ski week and is willing to take the conditions risk, Deer Valley is the cleanest brief. Family-only mountain (no snowboarders), the strongest North-American ski-school program, the Stein Eriksen Lodge Private Residences and the Empire Pass trophy stack, and the Salt Lake City airport one-hour transit. CUVÉE, Frias, and Inspirato hold deepest in Aspen Red Mountain. Stein Eriksen Lodge Private Residences and Deer Valley Concierge cover Deer Valley. The Yellowstone Club private-villa book at Big Sky is member-sponsored only; Spanish Peaks (the open neighbour) is the non-member alternative at USD 24,000 to USD 52,000 weekly.

Three markets we would not book

Three markets we would not book for a 2027 spring break family week. First, Tulum hotel-zone beachfront. The 2025 Sargassum return ran heavier than the 2024 season; the noise floor on the hotel-zone road continues to rise with new construction and bar density; and the family brief is structurally weaker than the rate suggests. The Tulum reach is Sian Ka'an Biosphere only (Casa Sian Ka'an, Sanara Sian Ka'an reach), where the road is gated and the beach quiet. Second, Cabo San Lucas city-side. The downtown bachelor-and-bachelorette concentration on the Marina, Cabo Wabo, and the Medano Beach strip is wrong for the family week; Pedregal and East Cape work. Third, Aspen for the 27 March to 11 April window. The mountain-closing risk plus the variable conditions on the last two weeks of the season do not justify the trophy rate; book Aspen for the first half of March or wait for next December.

The booking horizon for 2028

For families thinking about 2028 spring break (the window will run roughly 4 March to 16 April 2028, with Easter Sunday on 16 April), the 6-to-10-bedroom trophy band in Cabo Pedregal, Punta Mita Four Seasons, and Turks and Caicos Grace Bay should be contracted by 15 September 2026. Anguilla, the Bahamas Harbour Island, Costa Rica Peninsula Papagayo, and the US ski tail can run to 31 December 2026 without losing the cleanest inventory. Tulum Sian Ka'an can wait to late January 2027. Inspirato and Pavilion Agency hold multi-year family bookings on rolling 24-month horizons; if you have a planner relationship, ask now for the September 2026 release windows. The 2027 lesson is the same as the 2026 lesson: the family-credible Caribbean stack and the Pacific-Mexico resort villas tighten ten months out, and the late-deciding family pays a 22 to 38 percent rate premium for a noticeably narrower set of available inventory.
