Trancoso is the Bahian villa market that gets bought on the Quadrado photograph. The grass square is real, it is 250 metres long, it has been a UNESCO heritage site since 1982, and UXUA Casa Hotel sits on its north edge with 16 colonial casas restored by designer Wilbert Das. The mistake is to assume the villa stays sit on the square. Most do not. The named villa inventory concentrates in Outeiro das Brisas (the gated cliff-side estate 4 kilometres south), Praia dos Nativos and Praia dos Coqueiros (the beach-block houses), and Itapororoca (the seclusion zone 18 kilometres north). The Quadrado is the dinner-and-coffee destination, not the bedroom address for most groups.
Five zones matter on the Trancoso map. The Quadrado village itself, where the UXUA casas, a small set of named villas, and the dinner-and-bar circuit run along the 250-metre square. Outeiro das Brisas, the 4-kilometre south of the village, where the gated-estate inventory and the trophy cliff villas concentrate. Praia dos Nativos, the calm-water beach 800 metres downhill from the village, with a 12-kilometre stretch of warm Atlantic and the older beach houses. Itapororoca, the 18-kilometre north drive past Praia do Rio da Barra, where the largest plots and the most seclusion sit. Praia do Espelho, 22 kilometres south, where the cliffs are dramatic, the surf is stronger, and the villa inventory is small but growing.
The headline rate range covers the December-to-March Brazilian summer band, with Reveillon (28 December to 4 January) running at 180 to 280 percent of base. A six-bedroom Outeiro das Brisas villa with a competent year-round manager and a pool runs $14,000 to $24,000 a week in February, $28,000 to $46,000 in early December, and $42,000 to $96,000 in Reveillon week. UXUA casas range from approximately R$2,100 a night off-peak to R$4,450 a night for the larger units in peak, verified on uxua.com 2026-05-16. The named platforms with verifiable Trancoso inventory in May 2026 are UXUA direct, Welcome Beyond, Mr & Mrs Smith Luxury Villas, Casa de Trancoso, and a small set on Le Collectionist Brazil.
