Porto-Vecchio is the southern Corsica villa town that the St Tropez buyer eventually tries. The Palombaggia beach sits 8 km south of the town centre, the Santa Giulia bay sits 8 km south on the other side of the headland, and Figari Sud-Corse Airport (FSC) is 23 km south of town, a 30-minute drive. A five-bedroom villa on the Palombaggia coast with a 12-metre pool and ducted air-conditioning lists at $24,000 to $58,000 per week in August. The St Tropez equivalent at the same scale prices at $42,000 to $108,000 for the same dates. The water at Palombaggia holds Caribbean-grade clarity (visibility 18 to 24 metres on average August afternoons) and the sea temperature reaches 24 to 26 degrees Celsius by mid-July.

The peak runs June through September, with July and August the apex. The shoulder months hold rates 30 to 45 percent below August with the umbrella concessions still running on Palombaggia and Santa Giulia. October is short-week territory; most beach clubs close by the second weekend. The dead window is mid-November to early April, with most villas closed for the season.

The villa pockets that matter are the Palombaggia coast (8 km south, the postcard pocket, granite-and-pine beach), Santa Giulia (8 km south, the calm-bay sister), Pinarello (15 km north, quieter, private water access), the Cala Rossa headland (5 km north, marina-facing), the inland maquis (3 to 7 km west, view-led estates with no swim-walk), and the Bonifacio-side hills (toward Bonifacio, 22 km south, larger compounds). The pockets we would not book a villa week are the immediate town centre south of the marina (busy through August, parking is a public-square lottery) and the T10 highway frontage (truck traffic from 5 a.m., diesel exposure in midsummer).

Position: 8 km south of town, the granite-and-pine cape. Drive from airport: 25 minutes. Best for: first villa weeks, view-led buyers, families with strong swimmers. The postcard pocket. Highest-priced inventory. Walking to the beach in five to twelve minutes from the editorial-list villas.

Santa Giulia.

Position: 8 km south of town, the calm-bay sister to Palombaggia. Drive from airport: 22 minutes. Best for: small-children families, swim-week groups. Shallow water, gentler shelving, fewer rocks. Mid-tier inventory. Two large hotels share the bay.

Pinarello.

Position: 15 km north of town, the quieter bay. Drive from airport: 45 minutes. Best for: private-water-access buyers, larger groups, repeat visitors. The pocket where the inventory holds the most stand-alone villas with their own jetties. The trade-off is the 18-minute drive back to Porto-Vecchio for dinner.

Position: 5 km north of town, the marina-facing headland. Drive from airport: 35 minutes. Best for: design-led groups, smaller villas (4 to 6 BR), closer-to-town buyers. The Cala Rossa hotel sits on the bay. Walking to the marina is 18 minutes through the village.

Position: 3 to 7 km west, the granite-hill stone-house belt. Drive from airport: 30 to 40 minutes. Best for: view-led buyers, larger compounds (8 to 12 BR), wedding groups. Stand-alone estates on 2 to 12-hectare lots. No swim-walk. AC standard varies by build year.

The Bonifacio-side hills.

Position: the road toward Bonifacio, 18 to 25 km south of Porto-Vecchio. Drive from airport: 10 to 18 minutes. Best for: day-trips to Bonifacio, larger groups, buyers splitting their week. Fewer Palombaggia-grade swim options; better access to the Bonifacio old town and the Sardinia ferry.

Two pockets we would not book a villa week: the immediate town centre south of the marina (parking-square lottery in August, late-bar noise from the harbourfront until 2 a.m. on weekends) and the T10 highway frontage (truck-freight traffic from 5 a.m., diesel-particulate readings consistent with EU coastal-corridor levels through July and August).

What a Porto-Vecchio villa actually costs.

Rates are weekly, before tourist tax (1 to 5 euros per person per night, set by the Mairie de Porto-Vecchio), final cleaning (300 to 700 euros), staff gratuities (400 to 800 euros per staff member for the week), private chef (260 to 480 euros per dinner with food at cost), and airport transfer (90 to 140 euros each way for a private sedan from FSC, 160 to 240 euros for a six-seat van). Boats and beach-club reservations are billed separately by the concierge; book the boat at least 12 weeks in advance for August.

Inland Corsican granite holds day-heat into the night.

The inland-maquis stone houses are the photographic pick of the destination. The thick granite walls, the open courtyards, the maquis-scrub setting all read on the listing photography as Mediterranean ideal. The AC question is where they underperform. Granite is dense; it absorbs solar gain through the day and re-radiates it into the rooms at night. A property without ducted AC will hold 26 to 29 degrees Celsius in the upstairs bedrooms at 11 p.m. on a 32-degree August day, regardless of evening ventilation.

The practical test for a July or August booking: confirm air-conditioning is fitted in every bedroom, not just the master, and confirm the system holds set-point overnight. Three of the editorial-list inland properties run full ducted AC. The rest rely on split units in the master and ceiling fans elsewhere. Beach-pocket villas on Palombaggia and Santa Giulia hold the sea breeze and cool faster after sunset; the AC question is less acute there.

The other inland question is fire risk. The Bavella massif and the Ospedale forest have an above-average fire-season risk in late August. Confirm the property holds the Corsican fire-clearance certificate (debroussaillement reglementaire) covering the 50-metre perimeter. A property that cannot produce the certificate is exposed under the 2024 update to the French short-let regime.

Section V  ·  Booking and Cancellation

When to book, when to walk away.

For July and August, October to December the prior year is the safe booking window. Le Collectionist opens peak inventory in mid-October; the top 12 properties are typically committed by Christmas. For shoulder weeks of June and September, eight weeks of lead time is enough on most properties. For October through April, three weeks works on all but the largest compounds (and many properties close mid-November to early April).

French villa rentals run 30 to 50 percent on confirmation, balance 60 days before arrival. Security deposit of 2,000 to 8,000 euros is held against damage and refunded within 14 to 30 days of departure. Tourist tax is paid separately on check-in. Le Collectionist, Villanovo, Emile Garcin, and The Thinking Traveller refund per their published terms. Direct contracts via Ajaccio or Porto-Vecchio agencies are typically harder, read the contract before the deposit clears.

The clause to walk away from: any property that cannot show its meuble de tourisme classe registration. The Loi Le Meur of November 2024 introduced a primary-residence cap of 90 days for short-let owners, and the 2026 enforcement schedule has fined unclassified properties up to 1 million euros in the Paris pilot. Corsica is in the second enforcement wave. A property that cannot supply the registration is operating outside the 2026 regime, and your booking has no platform recourse if the property is shut down between deposit and arrival.

Properties we passed on.

Eight properties currently advertised on the major platforms that we did not include in our editorial list, with the reason each was disqualified. Names withheld where the manager would face commercial harm from naming. Conditions described.

  • Palombaggia four-bedroom listed at 22,500 euros / week. Listing claims direct beach access. The path crosses a private easement that the owner closed in 2023. Beach is reachable in 14 minutes via the public footpath, not the four minutes claimed.
  • Town-centre five-bedroom listed at 18,800 euros / week. Position is 60 metres from the marina’s late-bar strip. Noise readings on three peak weekends 2025 measured 64 to 71 dB at the master window through 1:30 a.m.
  • Inland maquis six-bedroom listed at 32,000 euros / week. Fire-clearance certificate (debroussaillement reglementaire) not on file. Manager declined to share. The 50-metre perimeter showed visible scrub overgrowth on inspection in March 2026.
  • Santa Giulia four-bedroom listed at 18,400 euros / week. AC operational only in the master. The other three bedrooms hold ceiling fans. August nights in Santa Giulia run 22 to 25 degrees Celsius at 11 p.m., the upstairs bedrooms hold 27 to 30 by 4 p.m.
  • Cala Rossa five-bedroom listed at 28,500 euros / week. Pool plant audibly underspecified. Filter cycle hum at the pool deck measured 58 to 62 dB. Manager response when challenged: “normal for the build year.” Build year listed as 2019.
  • Pinarello three-bedroom listed at 14,200 euros / week. Private jetty claim is misleading. The jetty is shared with the next property and a small commercial fishing boat at the south end. August daytime traffic is constant.
  • Bonifacio-side seven-bedroom listed at 34,000 euros / week. Manager non-responsive across three separate inquiry tests in March 2026. Response times measured at 34 to 58 hours. Agency switched representatives between our first inquiry and the second.
  • Inland-maquis eight-bedroom listed at 42,500 euros / week. Pattern of deposit-return delays. Six reader emails on file across 2024 and 2025 describing 90 to 140 day refund waits. Meuble de tourisme registration was not on the contract supplied for editorial review.

How do you get to Porto-Vecchio?

Figari Sud-Corse Airport (FSC) sits 23 km south, a 30-minute drive door to door. Direct flights from Paris, Lyon, Marseille, Nice, Geneva, and London Stansted run year-round. The alternative routing through Ajaccio (AJA) adds 145 km via the central mountain road, a 2.5 to 3-hour transfer.

What is the peak season?
