Porto-Vecchio is the southern Corsica villa town that the St Tropez buyer eventually tries. The Palombaggia beach sits 8 km south of the town centre, the Santa Giulia bay sits 8 km south on the other side of the headland, and Figari Sud-Corse Airport (FSC) is 23 km south of town, a 30-minute drive. A five-bedroom villa on the Palombaggia coast with a 12-metre pool and ducted air-conditioning lists at $24,000 to $58,000 per week in August. The St Tropez equivalent at the same scale prices at $42,000 to $108,000 for the same dates. The water at Palombaggia holds Caribbean-grade clarity (visibility 18 to 24 metres on average August afternoons) and the sea temperature reaches 24 to 26 degrees Celsius by mid-July.
The peak runs June through September, with July and August the apex. The shoulder months hold rates 30 to 45 percent below August with the umbrella concessions still running on Palombaggia and Santa Giulia. October is short-week territory; most beach clubs close by the second weekend. The dead window is mid-November to early April, with most villas closed for the season.
The villa pockets that matter are the Palombaggia coast (8 km south, the postcard pocket, granite-and-pine beach), Santa Giulia (8 km south, the calm-bay sister), Pinarello (15 km north, quieter, private water access), the Cala Rossa headland (5 km north, marina-facing), the inland maquis (3 to 7 km west, view-led estates with no swim-walk), and the Bonifacio-side hills (toward Bonifacio, 22 km south, larger compounds). The pockets we would not book a villa week are the immediate town centre south of the marina (busy through August, parking is a public-square lottery) and the T10 highway frontage (truck traffic from 5 a.m., diesel exposure in midsummer).
