Ischia is the largest of the islands in the Bay of Naples, a volcanic island of thermal springs, pine woods, and the green peak of Monte Epomeo, the quieter and more local counterpart to glittering Capri across the water.   • A villa sold on a sea view that is a strip between buildings. Ischia builds densely on its slopes, and a listing can promise a sea view that is a sliver between the neighbors. Confirm the actual view from the pool deck and the terrace, because the marketing photo often uses the longest lens on the plot.
  • A Sant'Angelo house sold without the car-free warning. Cars cannot enter Sant'Angelo, so a villa there means parking above the village and a walk or porter down to the house, often with steps. A listing that ignores the access should be checked for the parking, the carry, and the stairs before booking with anyone who cannot manage them.
  • A Casamicciola villa with no mention of the slope history. Casamicciola sits on a geologically active hillside that has seen earthquakes and a 2022 landslide, and the building rules and standing of houses vary. Confirm the villa's construction, access road, and current standing before committing to that slope.
  • A villa sold on a private thermal pool that is a public park nearby. Ischia's thermal water is its draw, and some listings imply a private hot-spring pool when the springs are at a public park down the road. Confirm whether the thermal water is in the villa or simply close by, because the two are very different bookings.
  • A villa booked for a Capri-style scene. Ischia is the calmer, more local island, without Capri's designer strip or the same nightlife, which is the point for many and a disappointment for those expecting the Capri register. Book Ischia for the springs, the beaches, and the quiet, and cross to Capri for the day if you want the glamour.

The ferry-and-thermal clause.

Ischia's defining features are the thermal springs and the fact that you arrive by sea. The island is reached by hydrofoil or ferry from Naples, the hydrofoil taking about 55 minutes and the car ferry about an hour, from the Naples Beverello and Calata Porta di Massa quays and from Pozzuoli; bringing a car needs a booked ferry slot and, in high summer, a permit, so many groups hire a car or a driver on the island instead. The high season runs May through September, the apex in July and August, when the island is busiest and the best villas hold a 7-night minimum; June and September give warm sea and thinner crowds, and the thermal parks extend the comfortable season at both ends. The nearest airport is Naples (NAP), about 30 to 45 minutes from the ferry quays.

The thermal water is the island's signature, in the spa hotels, the public parks at Citara and Negombo, and the beach springs at the Maronti and Sorgeto, so confirm whether a villa has its own thermal pool or is simply near a park. Sant'Angelo bans cars, and Casamicciola sits on an active slope, so check access and standing in those pockets.
