The Verbier rental season runs roughly 18 weeks, from the lift opening on 21 November 2026 through the upper-lift closing weekend of 25 April 2027. Across the 74 chalets we track in the Verbier village core (1500 metres) and the Médran and Savoleyres ski-in fringes, the median 8-bedroom Christmas-week ask is CHF 198,000. The same chalets in the third week of January 2027 ask a median of CHF 42,000. The 4.7 times spread between the two weeks is wider than Courchevel 1850 and is the structural fact every Verbier buyer should price into the calendar before doing anything else. As of 15 May 2026, Christmas-week 2026 inventory in our Verbier dataset is 71% sold, against 92% at the same point for Courchevel 1850.

That 21-point gap is the single most important Verbier datapoint of the year. It is also the loudest signal that the post-2022 Russian-buyer pull-back has not yet been fully absorbed at the trophy line. Verbier was, before sanctions, the most Russian-dependent of the major Alpine resorts. The replacement cohorts that absorbed Courchevel within two seasons have been slower to land in Verbier, where the village is harder to reach by private jet and where the trophy stock sits in larger single-owner houses that operators cannot reposition into smaller asks.

The 18-week 2026-27 rate map

The table below averages headline weekly rates across our tracked Verbier dataset, by bedroom band, for the 2026-27 season. Headline rates are quoted in Swiss francs, exclude 3.8% Swiss VAT on accommodation, the Bagnes commune taxe de séjour of CHF 7.20 per adult per night, and the in-house chalet team where billed separately. Numbers are taken from operator rate sheets posted as of May 2026 and from direct quotes against off-platform inventory.

Three readings. First, the Christmas-to-New-Year reversal that defines Courchevel also defines Verbier (26 December runs 17% above 19 December at the 8BR median). Second, the 20 February 2027 peak (the only week French Zone B, UK February half-term, and the Vaud school break fully overlap) is the densest non-Christmas week. Third, mid-January 2027 is the single largest value pocket in the Alpine chalet market this season, running 21% to 24% below the Courchevel equivalent for comparable build and finish.

The Russian rebalance, quantified

Verbier's pre-2022 Russian dependency was structural. The chalet inventory built or refurbished between 2010 and 2021 in the Sonalon, Patier, and Plan des Reines clusters was disproportionately marketed to a Moscow and London-based Russian client list. After the EU and UK sanctions waves of 2022, that demand evaporated almost entirely in a single season, and the trophy line went unsold for the 2022-23 New Year week at roughly a third of inventory.

Three seasons later, the recovery is incomplete. Christmas-week 2026 sits at 71% sold versus a pre-2022 norm of approximately 88% at the same May-15 marker. The 2026-27 trophy top-quartile median of CHF 495,000 for the 26 December week is 14% below the 2021-22 same-week figure in real terms, after currency adjustment. By comparison, Courchevel 1850's same line is 8% above its 2021-22 figure. UK groups have grown to fill perhaps 40% of the slack, and Indian families (who skipped Verbier almost entirely before 2022 because of Schengen-visa friction) are now visible at three of the top five operators we track. Middle Eastern buyers, who absorbed Courchevel within a season, have been slower in Verbier, where Sion airport's winter constraints (snow closures and a shorter usable runway) push private-jet traffic to Geneva.

Christmas vs New Year, the same trade

As in Courchevel, the 26 December week is the year's premium, not Christmas week itself. The 26 December ask runs 17% above 19 December at the 8-bedroom median (CHF 232,000 vs CHF 198,000) and 18% above at the trophy line. Families arrive Saturday 19 December for Christmas Day at home, then the New Year cohort overlaps from 26 December. The trade is the New Year's Eve dinner, bookable as a non-resident at with sufficient lead time.

February's three-week peak band

Verbier's February peak is shorter than Courchevel's. The three weeks from 6 February through 27 February 2027 carry 75% of the New Year ask at the median, with 20 February the densest. . 20 February 2027 is 64% sold as of 15 May, against Courchevel's 78% same-week. Verbier still has more inventory available than its French peers, particularly at 6-bedroom.

January, the year's single best Alpine value

The two weeks of 16 and 23 January 2027 are the cheapest weeks of the 1500-metre Verbier season. The 8-bedroom median is CHF 42,000 and CHF 46,000 respectively, against CHF 198,000 in Christmas week. The product is functionally identical: same chalet, same staff, same chef bench, same lift access. The trade-offs are the standard mid-January Alpine ones (snow variability at lower altitudes, lighter density at the dining anchors). What is better here than at Courchevel is the negotiation posture. The Verbier private-instruction bench () runs 18% to 22% off February rates, and the chef bench will quote multi-day commitments 25% below the December equivalent. For groups not bound by a school calendar, mid-January in Verbier is the year's clearest value play in the Alps full stop. We would push hard.

The four chalets we would skip in 2026-27

Every Journal rate map names what we would not book. Four properties in our 74-chalet Verbier dataset are listed at 2026-27 asks we cannot defend.

Chalet One. CHF 215,000 for 19 December on a 7-bedroom Sonalon property where the heated outdoor pool is shared with two adjacent chalets through an unfenced terrace easement. The marketing photography frames it as private. Pass.

Chalet Two. CHF 248,000 for 26 December on an 8-bedroom property where the wellness floor is a 9-square-metre sauna and a single hydrotherapy lounger. The marketing calls it a spa. Negotiate to CHF 195,000 or pass.

Chalet Three. CHF 168,000 for 20 February on a 6-bedroom Plan des Reines property where 2025-26 reviews include four complaints about the in-house chef being unavailable for two of seven dinners. The operator has not addressed the pattern publicly. Pass until the chef bench is verified for 2026-27.

Chalet Four. CHF 142,000 for 27 March Easter on a 5-bedroom Patier property where the ski-room is reached only by a service lift shared with the building's rubbish chute. We have walked it. Pass.

Verbier vs Courchevel 1850, the head-to-head

Three numbers carry the comparison. Christmas-week median 8-bedroom: Verbier CHF 198,000 against Courchevel €245,000 (roughly CHF 234,000 at May 2026 rates). Mid-January median 8-bedroom: Verbier CHF 42,000 against Courchevel €58,000 (roughly CHF 55,000). Christmas booking pace: Verbier 71% sold against Courchevel 92%. Verbier is cheaper at the headline, cheaper in the value windows, and easier to secure today. The trade is the airport. Geneva (GVA) sits 1 hour 50 minutes from the village in clean conditions, against Courchevel's Chambéry (CMF) at 1 hour 15. In a snow event, the Verbier transfer can stretch past 3 hours, where the Courchevel one rarely does. The at-altitude dining bench () is competitive, and the W Verbier's roster is materially deeper than the equivalents at Courchevel for non-resident dining.

How to book against this calendar

Three rules. One: for Christmas or New Year 2026-27, the 19 December week is the trade against 26 December if you can flex. Two: for February, 13 February or 27 February are the trades against the 20 February peak. Three: if you are not bound by a school calendar, mid-January is the year's value apex for the Alpine chalet market full stop.
