Thanksgiving 2026 falls on Thursday, 26 November. The villa-relevant booking window runs Wednesday 25 November through Sunday 29 November, a four-night to five-night block. As of 14 May 2026, we have audited 22 US-relevant markets for Thanksgiving Week trophy and upper-mid availability. Eight hold credible inventory. Seven are functionally closed (climate wrong, season pre-open, or trophy stack already committed). Seven sit in a partial-availability middle that depends on operator-by-operator inventory. The good news for late-window briefs: Thanksgiving is not Christmas. The audience is narrower, the minimum-stay is shorter, and the rate sits 25 to 65 percent below the Christmas Week trophy line.

This piece publishes the 22-market map, names the operators holding the inventory, flags the seven markets we would not write a brief into, and gives you three usable briefs and where to send them.

Three observations on the snapshot. First, the European story does not apply. Thanksgiving is a US holiday, the Mediterranean is closed, and the Alps are pre-season. The Cotswolds and Provence will take a booking but the climate is wrong for the family-with-children profile we are advising. Second, the Caribbean splits sharply between the northern arc (St Barts, BVI, still in late hurricane window) and the southern arc (T&C, Anguilla, Barbados). Insurers and trophy operators in the northern arc do not write firm Thanksgiving inventory because the 30 November hurricane-season close is too tight. Third, the US ski markets are bifurcated. Big Sky, Sun Valley, and Park City open the third or fourth week of November and trade pre-season Thanksgiving inventory at 50 to 65 percent below Christmas. Aspen, Vail, Jackson Hole, and Telluride hold inventory but most chalets do not open until early December.

The eight credible markets

Cabo San Lucas is the cleanest answer for a US Thanksgiving brief. Pedregal and Palmilla both hold trophy inventory at 5 to 8 bedrooms with full staff in place, hurricane season closed, and direct flights from Los Angeles (2h 30m), Dallas (2h 45m), and Houston (2h 15m). The Pedregal 6-bedroom trophy at the Thanksgiving block clears USD 28,000 to USD 42,000 for the four nights, roughly 35 percent below the December high.

Punta Mita is the second cleanest. The Four Seasons Private Villas program, Haute Retreats inventory, and LPR-managed estates all hold late-window Thanksgiving capacity. The 14-night Christmas minimum does not apply at Thanksgiving, which is the structural reason inventory holds open. Trophy clears USD 26,000 to USD 38,000 for the four-night block.

Tulum holds Thanksgiving inventory but with caveats. The Sian Ka'an and Tankah estates trade at USD 18,000 to USD 30,000 for the block. The caveat is the inland and dirt-road logistics that we have flagged for years on the destination page. Buyers with strollers, mobility limits, or anyone allergic to the Tulum club-scene noise pollution should write the brief elsewhere.

Turks and Caicos comes in third. Long Bay and Grace Bay trophy 6-bedroom houses clear USD 32,000 to USD 48,000 at Thanksgiving. The catch: Thanksgiving is the start of the T&C tourist arc, not the middle. Staff schedules are still calibrating, and we have seen three documented service breakdowns in the last 24 months specifically in the Thanksgiving block . Mid-December is the cleaner T&C window.

Anguilla, Big Sky, Park City, and Charleston Lowcountry round out the eight. Anguilla holds Four Seasons Residences inventory at USD 34,000 to USD 52,000 trophy. Big Sky Yellowstone Club inventory clears USD 22,000 to USD 36,000 (gated by member-sponsorship requirements that limit the addressable market). Park City Deer Valley adjacent runs USD 18,000 to USD 28,000. Charleston Lowcountry plantation-style houses (8 to 12 bedrooms) clear USD 22,000 to USD 36,000 and remain the best answer for a 14-to-22-person family reunion booking that wants the Lowcountry climate at 70 to 75 degrees in late November.

The seven we would not write a brief into

St Barts. The hurricane-season window does not close until 30 November, and the Sibarth-and-partner inventory does not write firm Thanksgiving contracts before mid-December. Buyers should pivot to the Christmas Week or New Year's Eve booking, both of which we have audited in adjacent pieces.

BVI. Same logic as St Barts plus the additional friction of multi-island ferry transfers in shoulder weather. Necker and Moskito do not take 4-night Thanksgiving stays at a residual rate.

Aspen, Vail, Jackson Hole, and Telluride. The chalets are not open. Properties that will take a Thanksgiving booking are doing so to fill pre-season inventory at low rates, and the staff complement is incomplete. The right call is Big Sky or Park City for the early-ski Thanksgiving brief, with the higher-altitude resorts re-targeted for Christmas Week or January.

The Hamptons. Closed for season. Cold, damp, dark by 16:30. The houses are winterised down. Operators will quote a rate but the product is not the same product as the summer offer.

Operator map for the late window

For Cabo, Pedregal Real Estate and Palmilla Estates hold direct inventory; Haute Retreats and Inspirato both run secondary inventory at this level. For Punta Mita, the Four Seasons Private Villas program is the primary channel; LPR-managed inventory sits behind it. For Tulum, Sian Ka'an Villas and the LVH Global Tulum book are the main channels. For Turks and Caicos, the Long Bay and Grace Bay direct-owner rental channels are stronger than the platforms (the platforms struggle to surface the right inventory at this horizon). For Big Sky, the Yellowstone Club rental program is the only credible channel. For Park City, Deer Valley Concierge and the Stein Eriksen Lodge residence program are the cleanest routes. For Charleston, the Beaufort and Bluffton private-estate brokers (Brays Island Plantation, Palmetto Bluff Conservancy) hold the credible inventory .

Inspirato holds member inventory across multiple Thanksgiving-credible markets (Cabo, Punta Mita, Turks and Caicos, Park City) and tends to be the right call for a buyer who already holds a membership. Plum Guide holds vetted inventory in Charleston and Turks and Caicos. Le Collectionist and The Thinking Traveller do not hold material Thanksgiving inventory because their books are Mediterranean-skewed; we would not call them first for this brief.

Three briefs and where to send them

If the brief is a four-to-five-night Thanksgiving stay for a US family of 10 to 14 with children, Cabo Pedregal at the USD 32,000 to USD 42,000 trophy band is the cleanest answer. Pedregal Real Estate first, Haute Retreats second. Book by 31 July 2026 to hold the trophy stack. If the brief is the same audience with golf or polo priority, Punta Mita Four Seasons Private Villas is the call at USD 28,000 to USD 38,000. If the brief is a Charleston or Lowcountry family reunion at 14 to 22 people, Palmetto Bluff or Brays Island at USD 24,000 to USD 36,000 covers it, with the climate caveat that late November can be 55 to 70 degrees rather than 70 to 78 (the standard Lowcountry October-to-early-November read).

Two warnings for late-window Thanksgiving briefs. First, do not accept partial-availability inventory in a closed market (St Barts, BVI, Aspen, Vail, Jackson Hole) as a workaround. The properties that will quote a Thanksgiving rate in these markets are the ones that could not fill the window at any other rate, which is a strong signal of structural problems. Second, do not write a Thanksgiving brief into the Maldives or the Mediterranean. The travel time-to-stay ratio is wrong (24 hours of travel for a 4-night stay), and the audience profile does not justify the cost.
