We started with 35 villas and residences across the gated 1,400-acre peninsula in Guanacaste, all within 40 minutes of Liberia airport (LIR). Twelve made the list. Eight more sit in the passed-on block below. Peak dry-season rates run $26,000 to $130,000 per week as of March 2026, with the apex the Christmas-to-Easter window running 40 to 70 percent above the green-season shoulder.

Peninsula Papagayo is the most controlled luxury enclave in Costa Rica, a gated 1,400-acre headland on the Gulf of Papagayo in dry Guanacaste, anchored by the Four Seasons Resort and the Andaz, with 24-hour security and a strict ecological code. The villa market here is unusual: rather than scattered across a region, it runs in residential enclaves within a single private peninsula, so the pockets are the addresses inside the gate. The best is the Four Seasons Private Residences on the ridge, resort-serviced and trophy-priced. Then the Prieta Bay beachfront enclave; the Andaz seaside residences with plunge pools; the villas above the Blue Flag beach at Playa Nacascolo; the ridge-view houses; the Marina Papagayo berths; and the homes along the Arnold Palmer golf course. The peak window is the dry season, December to April, with the apex the Christmas-to-Easter weeks.

What defines the top of the Papagayo market is the resort service, the view, and the beach. The best properties give a group of 12 a Four Seasons-serviced residence on the ridge with a private pool, panoramic gulf views, and access to two beaches, two resorts, and the marina, because the gated security and the hotel-grade service are what the peninsula does that no standalone villa can. The Prieta Bay and Nacascolo enclaves trade some ridge view for the beach; the marina and golf homes trade the beach for the boating and the course. Rates above are full-week, peak dry season, before Costa Rica’s 13 percent value-added tax (IVA) on the rental, the resort or service fee, and chef costs. The currency in practice is the US dollar.

Section II  ·  The Disclosure

Eight villas we considered and passed on.

Properties listed through Exceptional Villas, Inspirato, and direct peninsula brokerage in the same price band as the ranked twelve. One sentence each on the reason we did not include them.

  • A seven-bedroom ridge residence at $125,000 per week. The listing sells full Four Seasons service; on inquiry the residence was outside the resort service programme, with housekeeping billed separately and no resort charging privileges.
  • A six-bedroom Prieta Bay villa at $105,000 per week. The advertised beachfront is a cliff-top position above a cove reached by a long stair, not the beach-at-the-door the photographs imply.
  • A six-bedroom Andaz residence at $92,000 per week. Two of the six bedrooms share a single bathroom and one is a windowless media-room conversion, counted at parity with the main suites.
  • A five-bedroom ridge villa at $74,000 per week. The villa was still completing a pool-and-terrace renovation at the time of inquiry, with no firm completion date for the booked dry-season weeks.
  • A five-bedroom marina villa at $70,000 per week. A berth is listed as included; on inquiry the marina slip was an extra daily charge and subject to availability, not bundled with the villa.
  • A four-bedroom hillside residence at $58,000 per week. The advertised ocean view is a narrow sliver between two neighbouring roofs, visible only from a corner of the upper terrace.
  • A five-bedroom golf villa at $66,000 per week. Chef service is listed as included; on inquiry it proved a stocked-fridge arrival service only, with the cook billed separately at peak rates.
  • A five-bedroom villa through an off-peninsula agent at $80,000 per week. The agent was non-responsive across two inquiry tests in February and March 2026, and two platforms listed conflicting bedroom counts and resort-access claims.
Section III  ·  The Dry-Season Math

Why the dry season and the tax move your rate.

Peninsula Papagayo runs on the Guanacaste dry season, and the Christmas-to-Easter window is the apex, running 40 to 70 percent above the green-season shoulder. A five-bedroom ridge villa at $44,000 per week in October runs $70,000 or more for the Christmas turn. The premium is the date and the North American winter, not the villa.

The value windows are the green-season months of May, June, and November, when Guanacaste sees mostly sunny mornings with afternoon rain, the peninsula empties, and rates fall sharply. Guanacaste is the driest region of Costa Rica, so even the green season is gentler here than the Caribbean coast, and the wildlife and the surf are at their best. The line to weigh is that the wettest stretch, roughly September into October, can bring heavier rain, so a green-season booking should keep the itinerary flexible.

Add Costa Rica’s 13 percent value-added tax (IVA) on the rental, in force on tourism services since 2019, and the resort or service fee to the rate, and confirm what the residence service programme actually includes in writing, because it varies widely across the peninsula. Liberia airport (LIR) is about 30 to 40 minutes away with direct flights from several US cities, the peninsula is fully gated with 24-hour management, and the ridge and beachfront residences book first for the Christmas and Easter weeks, often a year out.

The ranking is built from on-site stays (two of the twelve pockets), site visits without stay (five properties), operator interviews (conducted between November 2025 and March 2026), and verified reader reports from the 2024 and 2025 dry seasons. Papagayo-specific weights go to: the real residence service programme against the advertised Four Seasons or Andaz service (it varies by property and is often overstated), the true beach access against a cliff-top or cove position, the bedroom quality where media rooms and shared baths are counted as suites, the marina-berth terms, and the chef-and-staff lines in writing. The resort-serviced residences are weighted on their genuine service; the beach pockets on their real access.
