No. I
The Mandarin Oriental Bodrum six-bedroom villa, Cennet Koyu.
Bedrooms: 6. Sleeps: 12. Neighborhood: Turkbuku (Cennet Koyu). Peak rate: $58,000 to $98,000 / week. Included: full villa staff, twice-daily housekeeping, Mandarin Oriental resort access, two private beaches, four pools, daily breakfast service, in-resort driver. Not included: chef (the villa option includes a private chef on request), helicopter, yacht charter.
Why it ranks here: Mandarin Oriental Bodrum sits on a private cove (Cennet Koyu) 16 kilometers from Yalikavak marina and 19 kilometers from Bodrum center. The six-bedroom villa configuration includes indoor and outdoor dining, a private pool, a private garden, and full Mandarin Oriental hotel-grade service. The villa is the right answer for the group that wants a private compound and resort-grade staff coverage at the same time. Verified on mandarinoriental.com 2026-05-14.
What we would change: the resort sits in a private cove with two beaches. Both fill across August midday. Take a tender to a nearby cove for the swim or move to morning beach hours before 10am.

No. II
The Yalikavak Palmarina-side eight-bedroom.
Bedrooms: 8. Sleeps: 16. Neighborhood: Yalikavak (above Palmarina). Peak rate: $85,000 to $135,000 / week. Included: housekeeper, gardener, pool attendant, security, two cars, in-resort driver, tender coordination at Palmarina. Not included: chef, yacht charter, beach-club bookings.
Why it ranks here: the 16-person pick on the list. Eight proper kings across two wings (relevant for two families sharing), a 22-meter infinity pool, a covered outdoor dining loggia that holds 16, and a 9-minute drive to the Palmarina tender point. The kitchen is the only one in our editorial list that handles 16 at dinner without anyone in the way. The property has been under the same management since 2018.
What we would change: the pool is unheated and the morning water temperature in late September runs cool. Pool heating is available as a paid extra ($250 per day).

No. III
The Six Senses Kaplankaya residence.
Bedrooms: 5. Sleeps: 10. Neighborhood: Kaplankaya (south Bodrum peninsula, 90-minute drive). Peak rate: $48,000 to $82,000 / week. Included: full Six Senses resort access, twice-daily housekeeping, in-resort driver, private chef on request, spa access, seven private beaches. Not included: yacht charter, helicopter transfers.
Why it ranks here: Six Senses Kaplankaya sits on a 7.5-kilometer coastline two and a half times the size of Monaco, designed by Carlos Ferrater around the resort’s wellness program. The residence option delivers private-villa privacy with resort-level service, a high-end wellness center, and seven private beaches. The trade is the 90-minute drive from Bodrum airport. For groups arriving by private jet, the Milas runway handles the lift.
What we would change: the resort is a long drive from Yalikavak and the rest of the Bodrum villa cluster. If your trip plan includes Yalikavak dinners or a Gumusluk afternoon, this is the wrong base. Build the residence into a Six-Senses-only trip plan.

No. IV
The Turkbuku hillside seven-bedroom.
Bedrooms: 7. Sleeps: 14. Neighborhood: Turkbuku. Peak rate: $52,000 to $86,000 / week. Included: housekeeper, gardener, pool attendant, security, two cars, daily breakfast service. Not included: chef, tender service.
Why it ranks here: Turkbuku is the quieter villa village on the north shore. Seven bedrooms across three levels, a 14-meter pool, and a covered dining terrace that holds 14. The drive into Yalikavak takes 18 minutes. The property has the right configuration for a single large family.
What we would change: the property is hillside, not seafront. The walk to the Turkbuku jetty is 14 minutes downhill and a stiff 22 minutes uphill on the return. The villa staff coordinate transport.

No. V
The Gumusluk six-bedroom sunset villa.
Bedrooms: 6. Sleeps: 12. Neighborhood: Gumusluk. Peak rate: $36,000 to $58,000 / week. Included: housekeeper, gardener, two cars, jetty tender on call. Not included: chef, security, pool heating.
Why it ranks here: Gumusluk faces west across to Rabbit Island and catches every sunset April through October. The property sits low on the headland, a 4-minute walk to the seafront restaurants. Six kings, a 12-meter pool, and a kitchen that handles 12 if you keep the dinner menu to three courses.
What we would change: Gumusluk village fills in August evenings. Service traffic to the seafront restaurants runs the access road from 6pm. Light sleepers should take the upper bedrooms.

No. VI
The Gundogan bay five-bedroom.
Bedrooms: 5. Sleeps: 10. Neighborhood: Gundogan. Peak rate: $28,000 to $44,000 / week. Included: housekeeper, gardener, one car. Not included: chef, second car, jetty tender.
Why it ranks here: Gundogan is the family-friendly village on the north shore, with a flat sand beach and shallow water that runs out 40 meters before it drops. Five bedrooms across two floors, a 10-meter pool, and a 6-minute walk to the beach. The right villa for a family with children under 10.
What we would change: the village is quiet, which is the point. If you want late dinners and bar nights, the drive to Yalikavak is 14 minutes and to Gumusluk is 22 minutes. Plan around the calendar.

What we would change: Palmarina is busy across August and the walk back from the marina at 1am is along a service road shared with restaurant deliveries. Plan to take a car for late returns.

The Bitez four-bedroom seafront.
Bedrooms: 4. Sleeps: 8. Neighborhood: Bitez. Peak rate: $18,000 to $28,000 / week. Included: housekeeper, one car, tender coordination at Bitez jetty. Not included: chef, gardener, pool heating.
Why it ranks here: Bitez sits between Yalikavak and Bodrum center, with a working tender jetty and a long flat beach. Four kings, a sea-front terrace, and an 8-meter pool. Right for a family of eight that wants a quieter village and easy water access.
What we would change: the village has more package-tourist hotels than the Yalikavak or Gumusluk side. The beach in front of the property is clean. The beach 600 meters to the east is not.

No. IX
Mandarin Oriental three-bedroom suite-villa.
Bedrooms: 3. Sleeps: 6. Neighborhood: Turkbuku (Cennet Koyu). Peak rate: $22,000 to $34,000 / week. Included: Mandarin Oriental resort access, twice-daily housekeeping, in-resort driver, two private beaches, four pools, breakfast. Not included: chef, helicopter, yacht charter.
Why it ranks here: the small-group resort pick. Three-bedroom suite-villa configuration with private pool, kitchenette, and full Mandarin Oriental hotel service. Right for two couples plus a guest, or a family of six who want resort access without a six-bedroom villa rate.
What we would change: the kitchenette is built for breakfasts and pool-day lunches, not for a serious dinner. The resort restaurants handle the dinners.

No. X
The Kadikalesi six-bedroom estate.
Bedrooms: 6. Sleeps: 12. Neighborhood: Kadikalesi (west peninsula). Peak rate: $32,000 to $52,000 / week. Included: housekeeper, gardener, pool attendant, security, two cars. Not included: chef, jetty tender (no direct sea access).
Why it ranks here: Kadikalesi sits on the west side of the peninsula between Gumusluk and Turgutreis. Six bedrooms across two floors, a 16-meter pool, and a large covered terrace for outdoor dining. The drive into Yalikavak takes 26 minutes. The trade is the privacy.
What we would change: the property does not have direct sea access. The closest swimmable beach is 1.4 km on foot. For a swim-day-every-day trip, the Gumusluk pick at number five or the Bitez pick at number eight is the better answer.

What we would change: the walk to Turkbuku village is 16 minutes downhill and 24 minutes uphill on the return. The village shuttle does not run to this property.

The Geris five-bedroom sea-view.
Bedrooms: 5. Sleeps: 10. Neighborhood: Geris. Peak rate: $15,000 to $24,000 / week. Included: housekeeper, one car. Not included: chef, gardener, pool heating.

What we would change: the drive into Yalikavak is 32 minutes. Plan a Yalikavak-base trip if you want easy access to Palmarina dinners. Build the villa around quiet days and Gumusluk sunset evenings.
